The subject of Structural audit ,repairs & restoration of old dilapidated and seemingly
dangerous buildings has become a matter of grave concern in cities and metros like Mumbai
due to wide spread life threatening scenario of structural failures. In the absence of any
established statutory norms or Indian standards for carrying out task of structural audit and
repairs to such buildings, the author with his vast experience in the above field has written
and presented this Guide Book. The book contains methodology and simplified formats,
charts; graphics etc. which will be helpful to understand the subject and execute structural
audit of buildings.
The book contains 5 CHAPTERS as follows:
CH: 1 Introduction to phenomenon causing distress in buildings explained through chart.
CH: 2Guidelines for housing society members explaining the various stages regarding
appointing a structural consultant and their obligations towards repair job. Possible Hazards
during repairs. Organizing necessary funds for repairs. Selecting appropriate contractor.
Precautions to be taken after building repairs for its further useful life.

CH: 3 Structural Audit process

There are 5 easy formats which are enclosed for building visual inspection.
Detail external and internal inspection of the building, performing ND Tests and its
interpretation. Preparation of an Audit report, Distress mapping and photographs
Categorically assess the building and advice recommendations, preparing an estimate of
repairs for the benefit of housing society members.
Finally the auditor should spell out all the exclusions from his scope of work such as
inspection of foundations and assessment of stability of building against Earthquake etc.
CH: 4 This chapter contains information on preparation of Tender document
CH: 5 The chapter explains stages of operation during execution of repair jobs.

Author has given importance to Quality Assurance and Quality Control during repair job. The
chapter contains 5 useful formats to achieve QA & QC at site. There is information for
carrying out necessary field tests on materials used in repair process.
There are guide lines for consumption of repair chemicals. This information will be useful to
establish quality of work.
Book contains Annexure. This includes interesting coloured photographs for some repair jobs
carried out by the author during his experience. There are some informative news paper
photos showing building disasters in recent years.
Overall the Guide book on such an important subject will be beneficial to structural
consultants, contractors, site engineers, Co-operative Housing Society members. This book
will be helpful to Govt. building maintenance departments engineers working for PWD,
Municipal Corporations, MHADA, CIDCO etc
