Sequence of Operations
1.0 Configuration
There are 2 numbers of FAHUs located on the roof of the building. The building has
been divided into two logical blocks, with each FAHU serving one of the blocks. Each of
these FAHU units are attached with 3 nos DX Condensing Units. Each Condensing Unit has
dual stage cooling. In addition, there are a total of around 133 Indoor Units (IU) across all
the floors. The Outdoor Units for these IUs are located on the roof. A single BACnet
gateway provided by the Condensing Unit Manufacturer (Daikin) is looped with all the
Outdoor Units and is used to convert the Daikin proprietary protocol to BACnet over IP.
There are two fresh air supply air ducts per floor one for each FAHU. Similarly
there are two fresh air return air ducts per floor one for each FAHU. Each supply air duct
on a given floor has a Modulating Damper. This means there are a total of two Modulating
Dampers per floor. Each return air duct on a given floor as a CO2 sensor. This means that
there are a total of two CO2 sensors per floor.
The Workshop on the Ground Floor is dividend into three areas. There is a VFD
driven Exhaust Fan for the entire workshop. There are three Modulating Dampers (one for
each of the workshop areas) in the exhaust air duct. These dampers are in Normally
Closed Position. An emergency switch is located in each of the three workshop areas.
There are seven Labs on the First Floor. Each Lab has a Modulating Damper in the
Fresh Air Supply Duct and a Modulating Damper in the Fresh Air Return Duct. These
dampers are in Normally Closed Position. An emergency switch is located in each of the
seven labs
The Control System consists of a PLC Controller and Remote Input/Output (RIO)
modules located on the roof and on each floor. These will communicate with each other
over Ethernet cable.
The BMS Software will be setup on a Workstation PC located in any room with
Ethernet connectivity. Additionally, a Touch-Screen Human Machine Interface with
Graphical User Interface will also provided. This HMI can be located anywhere in the
building and will be connected via Ethernet to the BMS system.
2.0 FAHU-01

This FAHU consists of a supply fan and an extract fan and dampers for return air,
fresh air and supply air. Each of the two fans are connected with VFDs to modulate their
speed. Differential pressure switches are provided to monitor the run status of these two
fans. The dampers are of on/off type are kept open under normal operation. A single
differential pressure switch is provided to monitor the dirty filter status of the two supply
air filters and another differential pressure switch is provided to monitor the status of the
return air filter. A heat recovery wheel is also present.

An on-coil temperature and humidity sensor is provided along with a return air
temperature and humidity sensor in the return air duct and a supply air temperature
sensor in the supply air duct.
The fresh air level on each floor is monitored by the Carbon Dioxide sensor located
in the fresh air return duct on that floor. The speed of the FAHU supply and return fan will
be controlled by VFDs. This speed will be determined on the basis of time schedules, CO2
levels, air pressure sensor and ambient temperature and humidity. The motorized
modulating fresh air volume control dampers located in the fresh air supply duct of each
floor will be positioned according to the parameters described earlier.
The start/stop and staging commands for the DX units connected to the FAHU will
be given by the PLC based on the supply air temperature and desired setpoint. The
controller will vary the speed of the supply and exhaust fans of the FAHU by giving
commands to the associated VFDs. Time scheduling and CO2 levels will be used to control
the fresh air dampers and supply and exhaust fan speed of the FAHU.
3.0 FAHU-02

4.0 Workshop Ventilation Control
As mentioned earlier, the Workshop consists of three areas - two workshops
(Workshop-01 and Workshop-02) and one Workshop Store.
There is also a Exhaust Fan with VFD in the Exhaust Air duct of the Workshop.
There are modulating damper actuators in the exhaust air duct of each of the three
workshop areas. Under normal conditions, these dampers are in normally closed position.
There is an emergency switch located in each of the three workshop areas. When
this button is pressed it will signal the Control System to increase the exhaust fan speed
and proportionately open the damper of the area where the switch is pressed. The fresh air
in the remainder of the areas (where the button is not pressed) will be decreased by
modulating the corresponding dampers in order to maintain the desired air balance. The
amount of increase and decrease of fresh air changes will be customizable.
5.0 Lab Ventilation Control
As mentioned earlier, there are a total of seven labs. The fresh air supply duct of
each lab has a Modulating Damper. Similarly, the fresh air return duct of each lab also has
a Modulating Damper. Under normal conditions, these dampers are in normally closed
position.
Each lab also has an emergency switch, which when pressed, will signal the control
system to increase the fresh air changes to the lab(s) where the button is pressed. The
fresh air in the remainder of the labs (where the button is not pressed) will be decreased
by modulating the corresponding dampers in order to maintain the desired air balance. The
amount of increase and decrease of the fresh air changes will be customizable.
