Rental Contract: Big Sur Getaway and Big Sur Loft

1.CHECK-IN TIME IS between 3pm and 8pm.PST and CHECK OUT IS BY 11A.M
(No Early Check-ins or Check-outs unless arranged in advance.)

ARRIVAL after 9pm


For Safety Reasons and out of Respect to our Neighbors, check-in time
will be between 3pm and 8pm.
Arrival after 9pm will occur in fees, which will be deducted from the
security deposit:
Arrival after 9pm: $25, after 10pm: $35, after midnight: $50

This is a NON SMOKING accommodation! (smoking outside ok)

3. PET POLICIES:
Pets are permitted ONLY in the AVION and TRADEWIND and ONLY WITH PRIOR
APPROVAL!
All pets must be leashed OUTSIDE at all times NO EXCEPTIONS!. Pet
owners are responsible for cleaning up of any/all pet refuse. Pets are
not allowed on furniture at any time and must not be left in the room
alone.
Any evidence of pets on furniture may incur extra cleaning
fees. All pets must be up to date on rabies vaccinations and all other
vaccinations. Heartworm prevention is highly recommended. All pets are
to be treated with Advantage or similar topical flea and tick repellent
three (3) days prior to arrival. Fleas and ticks are very rampant in
this area and can cause harmful/fatal illness to humans and pets. All
items above are the sole responsibility of the pet owner.
The guest room owners assume no responsibility for illness or injury that
may incur to pets or humans while on the premises.
4. CANCELLATIONS - In the event you cancel your reservation more than 14
days prior to your arrival date you will receive a full refund of the
security deposit/ rental fee less a $40.00 processing charge. If you
cancel 14 days or less prior to your arrival date, there will be no
refund, instead the full amount (security deposit/ rental fee) can be
applied to another stay within one year, based on availability.
No-shows or cancellations under 48 hours will be charged the full amount
(security deposit/ rental fee) unless the room can be re-booked. Early
departures and changes in arrival dates are considered cancellations.
5. MAXIMUM OCCUPANCY- The maximum number of guests in the trailers is
limited to three (3) persons in the AVION and TRADEWIND, and two (2) in
the SAFARI, in the LOFT to 4 guests.
THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY; 3 nights during peak
and holiday seasons.
6. LAUNDRY SERVICE Longerterm rentals include a linen change every 7
days and a towel change every 5 days. For additional towel or linen
change, a service fee of $25 applies.
7. NO DAILY MAID SERVICE While linens and bath towels are included in
the guest room, daily maid service is not included in the rental rate
however is available at an additional rate. We suggest you bring your own
beach towels. We do not permit towels, linens or bathrobes to be taken
from the guest room.

RATE CHANGES Rates subject to change without notice.

9. FALSIFIED RESERVATIONS Any reservation obtained under false


pretense will be subject to forfeiture of advance payment, deposit and/or
rental money, and the party will not be permitted to check in.
10. WRITTEN EXCEPTIONS Any exceptions to the above mentioned policies
must be approved in writing in advance.
11. PARKING Parking is limited to one (1) vehicle (unless arranged in
advance.)
Vehicles are to be parked in designated parking areas only. Parking on
the road is not permitted. Any illegally parked cars are subject to
towing; applicable fines/towing fees and is the sole responsibility of
the vehicle owner. Additional/oversized vehicles (RVs) will be subject to
a fee of $10 - $50/night, depending on size.
Oil leaks and their removal will be subject to additional fees.
12. Renter agrees to properly care for the guest room and agrees to
restrict its use to only those people included in this rental agreement.
The renter and anyone included in the renters party shall pay for any
loss or damage caused to Big Sur Getaway/ Big Sur Loft, and the owner
shall be the sole judge as to the condition of the guest room and
facilities after the renter party leaves. Abuse, neglect, damage of any
kind, including abnormal wear is the sole responsibility of the renter.
13. STORM POLICY/ROAD CONDITIONS: No refunds will be given for storms
and heavy rainfalls. Mountain roads can be curvy and steep and mudslides
can occur on Highway 1. As a result, roads can become blocked for an
uncertain amount of time. Our gravel drives are well maintained, however
we do not refund due to road conditions and severe weather.
14. POSSESSION OF A FLASHLIGHT: We have no night illumination on the
property. Therefore it will be very dark at night and we request each
guest to own a flashlight and/or carry a flashlight in the car/ backpack.
15. SAFETY: The guest room is privately owned; the owners are not
responsible for any accidents, injuries or illness that occur while on
the premises or its facilities. The Homeowners are not responsible for
the loss of personal belongings or valuables of the guest. By accepting
this reservation, it is agreed that all guests are expressly assuming the
risk of any harm arising from their use of the premises or others whom
they invite to use the premise.
16. WATER AND SEPTIC: Our accommodations are on wells and septic
systems. The mineral content in the water is high and we suggest our
guests to bring bottled water.
The septic system is very effective; however, it will clog up if improper
material is flushed.
DO NOT FLUSH anything other than the toilet paper we provide!
No feminine products should be flushed at anytime. If it is found that
feminine products have been flushed and clogs the septic system, the
security deposit will be charged.

17. PLEASE PROVIDE YOUR OWN DRINKING WATER when staying in our trailers.
18. Amenities and Systems:

SYSTEM FAILURE:
In case of failure of a system or amenity during your stay,
including but not limited to, water, sewer, heating, airconditioning, electrical, mechanical, ventilating, structural
systems, major appliances, or entertainment equipment, we shall
repair them as soon as the remote Big Sur circumstances allow. You
agree to permit access to the rooms to make repairs. We shall not be
liable to you in damages, and NO REBATE OR REFUND will be given for
such temporary failure.
AMENITIES OFFERED:
Everything will be done to make sure what was offered in any
advertising will be in the property as described. There may be times
when the exact amenities are not in the property. Every attempt is
made to keep the inventory as advertised. A difference in amenities
does not entitle you to any refund of rents paid. Amenities may be
added or removed at the owners/managers discretion.
18. ELECTRIC SUPPLY IS LIMITED:
Electricity is limited in the trailers, and the use of several electric
items at the same time (e.g. toaster, heater and hair dryer) will most
likely result in a power failure.
To avoid this, please be mindful with the use of appliances in the
trailers! Use only one appliance at the time.
The trailers are equipped with FANS but no AC units (the climate in Big
Sur rarely asks for air conditioning J)
