LEASE AGREEMENT
By this agreement made at Jo & Jo Realty Office Jl Pantai Karang 2 Sanur-Denpasar, on the 20
May 2015, between the Landlord, Eliane Claudia Daphne Yahya
of Villa Nirwana and the Tenant, , agree as follows:
1. PROPERTY
The landlord hereby leases to Tenant for the term of this agreement
a. The property located at: Jl. Hang Tuah gg. Mawar 18 Sanur
2. TERM
Rent prices :
20 - 27 May, 2015 : Rp 10.350.000/week
27 - 31 May, 2015 : Rp 1.500.000/day (4 days = Rp 6.000.000)
The total amount of Rp 16.350.000 is to be paid on 20 May, 2015 the latest.
(for period of stay 20 31 May 2015)
And if tenant likes the villa he will rent for 5 months i.e 1 June 31 October 2015 with price Rp
150.000.000 for the whole 5 months and to be paid by 30 may 2015 the latest. The price excludes
electricity and housekeeping, includes pool and garden maintenance.
And if tenant confirmed to rent the villa for 5 months, owner will replace the bed in one of the bed
room into table and chair for tenant to be able to work, and owner will reconfirm if she could add a
blind for the window (she will check the price first)
In fixed lease, the tenant must not terminate this Agreement before the end of the lease period, unless
otherwise upon agreement by both parties.

4. SECURITY DEPOSIT (BOND MONEY)


If tenant confirmed to rent the villa for 5 months (1 June 31 October 2015) , tenant will pay a security
deposit of IDR. 5.000.000 of which shall be paid upon transaction of this agreement i.e. on 30 May
2015 the latest. The landlord shall acknowledge with receipt.
This amount will be returned to the tenant on the last day of lease agreement, lest any damages to
the property, normal wear and tear expected, also lest any electricity & housekeeping bills.

5. THE PARTIES ALSO AGREE


A.

Tenant shall NOT sublease nor assign the premises without the written consent of the Landlord
(but this consent shall not be withheld unreasonably).

B.

Tenant agrees to occupy the premises and shall keep the same good condition, and shall not
make any alternations thereon without the written consent of the landlord.

C.

Tenant agrees not to use the premises in such a manner as to disturb the peace and quiet of
other tenants in the building.

D.

Tenant further agrees not to maintain a public nuisance and not to conduct business /
commercial activities on the premises nor activities that against the Law of Republic of
Indonesia.

E.

Tenant shall, upon termination of this Agreement, vacate and return the dwelling in the same
condition that it was received, lest reasonable wear and tear, and other damages beyond the
Tenants control.

F.

Tenant shall not be allowed to bring up pets/any domestic animals inside the villa.

G.

Tenant shall allow prospective tenants (with the assistance of the landlord/villa manager) to
see/check the premises one month before the end of the contract.

H.

Tenant shall not keep/store any permit on the said premises or any part thereof of any
items/files of dangerous or explosive nature which may contravene and/or breach any local
rules and regulations, whereby the landlord shall be exposed to penalty, fine or forfeiture in
respect of which an increase rate of insurance may be required.

I.

Intention to extend the lease shall be communicated in writing 30 days prior to the end
of current lease. The Landlord reserves the right to increase the rent to adjust to
inflation and market values at no more than 10% from the total amount of rent.
