WITNESSES AS FOLLOWS:
WHEREAS I intend to purchase flat/apartment bearing

Flat No.234 Block H in the


Second Floor of the building known as SUMADHURAS SRINIVASAM, measuring
about 1220 Sq.feet super built up area, containing _2___ bed rooms, along with one

covered car parking space in the multistoried residential apartment building


_________, constructed over all that piece and parcel of the Property bearing Katha
No._________Converted Sy.No.____, measuring ________Guntas, (converted for
residential purpose vide Conversion Order No._______________/2004-05, dated
___/__/200__, issued by the special Deputy Commissioner, Bangalore Dist.,
Bangalore) situated at _________Village, ________Hobli, Bangalore East Taluk,
totally measuring ___ Acres _____Guntas, alongwith _____ Sq.ft undivided interest in
the said immovable property. shortly I am flying to abroad, Since due to my preoccupation, it would be difficult for me to attend to the formalities of getting the above
said flat registered into my name, by attending the jurisdictional Sub-Registrars
Office, hence I am herewith appointing my son Mr. Avinash
Behera____________________, to act for me, for the purposes of getting the sale

deed registered unto my name in respect of the above said flat and to manage and
maintain the same in terms hereof:
NOW KNOW ALL MEN BY THESE PRESENTS THAT, I Mr. Ratikant Behera S/o
Mr. Late Grand Father Name, the executant, above named, do hereby nominate,
constitute and appoint my son Mr. Avinash Behera_______________, as my true and
lawful Attorney, in my name and on my behalf, to do all or any of the following acts,
deeds and things:
(a) To appear for and represent me before any Government, Statutory, Local, Revenue,
Tax and other Authorities, Bank/s, Financial Institution/s, as also Courts and
Tribunals in regard purchase/ registration of above said flat in my name.
(b) To submit applications, Affidavits, statements, Returns to the Governments of
Karnataka and/or any statutory Authorities, to obtain necessary Clearances,
Exemptions, Sanctions and Permissions required;
(c) To get the sale agreement, construction agreement, sale deed executed in my name
and to pay full and final sale consideration on my behalf and to present the
document in the Office of the jurisdictional Sub-Registrar for registration and to
admit execution by filing, executing/signing all forms, applications, affidavits etc.,
and to collect the original sale deed/s back from the Sub-Registrars Office and to
comply with all other requirements for getting the aforesaid flat registered unto my
name.
(d) To sign and execute pleadings, applications, petitions, affidavits, declarations,
undertakings, memorandum of appeal, petition, revision and review, returns and
other paper/document; and to accept services of orders, processes, notices and
charge them; and to give evidence and to produce documents and receive them
back;
(e) To settle compromise, compound or withdraw any suit or proceedings relating to
my property/ies or refer any dispute to Arbitration;
(f) To pay taxes to the Revenue authority and if required to pay regularization charges
to the concerned authority under akrama sakrama scheme or any other scheme to
be introduced by the government, and to collect Katha Certificate/Extract into my
name by complying with requirement of the revenue office such as
corporation/CMC/BDA/BBMP and/or any other statutory authority. To pay amount
towards water deposit and get the water connection to the above said flat and to
represent my interest before Bescom, B.W.S.S.B. and all other statutory authorities.
(g) If any necessary, to approach any housing financial institutions/bank for availing
housing loan, mortgage loan, crop loan etc., for purchasing of the said Flat and in
that regard to approach bank to avail loan and to comply with all the requirement
of law and after availing bank loan to pay back the equated monthly installments
(EMI) and to sign all applications, documents, affidavits, deeds necessary in that

regard and also to comply with the requirements of bank and to do all acts, deeds
and things necessary for the purpose of getting the final loan installment released
from the bank, and to clear/close the loan amount/account on such terms and
conditions as my attorney deems fit and proper.
(h) Generally to do all other acts, deeds and things necessary for or incidental to the
execution of such powers or for completion of the above;
I HEREBY AGREE AND UNDERTAKE TO RATIFY AND CONFIRM all and
whatsoever my said Attorney may lawfully do pursuant to this Power of Attorney and
non mentioning of any specific clause shall not bar my attorney to do/achieve any of
the acts, deeds and things as mentioned above. My attorney shall not have power to
sell my share in the aforesaid Property.

had executed this GENERAL POWER OF ATTORNEY in the presence of the
