Residential sales review of the year

015 has been a dynamic year


for us at Anne Duncan Real
Estate and for real estate in
general. Property prices reached
record levels throughout the year
and the cost of the average home
in Auckland is now closer to the
million dollar mark.
This year we saw huge numbers
through our auction room with some
great prices being achieved. And
again auction seems to be the most
popular and preferred sales method
and proving very successful with
clearance rates of 93% year to date.

Why auction?
Auction is the most transparent
process for both buyer and seller.
Buyers prefer auctions as opposed
to tender because they can see
where the value is and choose to
continue to bid or cease, whereas
with tender they fear they may be
paying $50,000 too much or they
miss the property for $1,000!!
For buyers it is important to see
value which they certainly see on
the auction floor.
For sellers the benefit is less

time on the market and the


auction process results in the
current market value. With good
competition they could get more
than expected.
Our auction rooms are friendly,
our staff are helpful and of course
professional and we work well
as a team to have happy buyers
& sellers. The auctioneer Neil
Newman is one of the best in the
business.

The outlook for 2016

by savvy investors who see the
long term strategy of holding
onto their stock.

fairly balanced rental market for
supply and demand.

Many see the attractive low


interest rates as a helping hand
in buying investment property.

With the Auckland population


increasing and with the need for
more accommodation across
Auckland the weekly rents have
only headed upwards.

In November a couple of banks


released borrowing rates of
4.49% per annum for three
years fixed.
With the boom in property sales
values this year we might have
expected it to have more of an
impact on the rental market.
There certainly has not been any
reduction in weekly rental prices

October and November has on


average seen the length of time it
takes to rent a property increase
and that is why it is important
that rental properties reflect
a fair market rent in order to
attract the best quality tenants.
The biggest jump we have

found this year has been the


one bedroom market. A well
presented one bedroom with new
bathroom & open plan kitchen
has proved to be very popular
with no shortage of interest.
The city apartment market has in
general had a good year although
it can be difficult to attract longterm tenants.
The hardest properties to rent
are usually the larger homes or
properties that are a bit dated
and tired.
When it comes to tenancies the
average length of stay is around
2.5 years. Ten years ago this
would have been around 1.5
years. Now days most tenants
and landlords prefer the stability

of a fixed term tenancy so the


average length of stay per tenant
has greatly increased.
Within the next few years the
government has signalled its
intention for owners to have their
property better insulated and
have long-life smoke detectors
installed. Anne Duncan Rentals
has over the last three years
pushed for our owners to do away
with the replacement batterystyle detectors and install the
long-life models, as often we
find batteries removed on the
cheaper ones and not replaced.
To date we have installed over six
hundred long-life detectors in our
rental properties.
In 2016 we should see more of the
same with no real surprises.

achieving the goal of being the
school of choice for this area. When
I first moved into Mount Albert
most of the students were getting
onto buses and going elsewhere.
In my road I rarely saw a uniform.
Now most of the students live in
the area including the 20 students
living in my street.

Stir in eggs, then flour and then

prepared pan, smooth top. Bake
25 minutes, or until mixture is just
firm to touch. Cool in pan. Turn out
and use a 4cm round cutter to cut
16 rounds.
Place extra Dark Melts in a
microwave safe bowl; microwave
uncovered on MEDIUM for 1
minute; stir. Repeat process in 30
second intervals until melted. Drop
a little melted chocolate on the
cut-side of each strawberry and
adhere to brownie round.
Transfer whipped cream to a
piping bag fitted with a small round
nozzle, pipe cream on strawberries
to make Santa hat pom poms and
trimming.

most proud of at the school?

When I arrived at Mount Albert


Grammar School I saw the
potential for the school to be
much better than it was. I wanted
it to be the school of choice for
our local community because of
my belief in the importance of
community schools and my own
very positive experience at my
local coeducational secondary
school. The goal was to leave
the school better than I found it.

I was fortunate enough to build


a strong senior management
team around me and together
we appointed a strong staff and
changed the culture of the school.
The crux of our culture is about
the achievement of excellence
in all aspects of school life. This
has been achieved by having high
expectations of students, teachers
and parents. Once the mind set
changed at MAGS excellence
became a habit- now its an
expectation that is worked hard for
by all of our community.
Is there anything else you think the

school could have achieved under


your leadership?
Secondary Schools are never the
finished product. Every year at
MAGS another 600 new students
arrive. When you are focused as we
are on continuous improvement
there is always something to do
and thats the way it should be.
Schools can never stand still.
Your parting words to the Mt
Albert community...
Mount Albert is a great community.
It has everything families need.
It has at its core one of New
Zealands best secondary schools.
I have loved every day at MAGS. The
students and staff are fantastic.
I have enjoyed working and sharing
this experience with my family.
The strength of the school spirit
and the depth of its soul will be
my greatest memories. A school
culture that produces students that
genuinely care about each other,
want to be the best that they can be
and have the willingness to serve
others, is what marks out a great
school from a good one. MAGS
is a great school and I have been
privileged and proud to have been
its Headmaster.
