The Designer shall meet with the Client, Architect, and other parties designated by the
Client to ascertain requirements of the Project and shall review the understanding of such
requirements with the project team.
The Designer shall review the Project site plan, Project Criteria, Project Program, and
Preliminary Drawings and Specifications. The Designer will also review applicable
requirements necessary for the various project functions and operations, such as those
for projected personnel, space, furniture, furnishings and equipment, operating
procedures, budget, and functional relationships.
Upon review, Designer shall recommend any changes to the client and project team, and
collaborate with team to implement such changes, if any.
This phase shall be considered complete upon submission of above mentioned items.
Written authorization will be required from the Client to proceed to the Schematic Design
Phase.
Schematic Design
The Designer shall review the program, project schedules and budgets furnished by the
Client to ascertain the requirements and design directives for the development of
Schematic Design for the project.
The Designer shall prepare schematic floor plans, decorative lighting, material and
furniture selections, color schemes, interior renderings, or other documents, which in the
opinion of the Designer, are necessary to describe the schematic design concept and
direction of the project.
This phase shall be considered complete upon submission of above mentioned
documents. Written authorization will be required from the Client to proceed to the
Design Development Phase.

Performance Specifications
The Performance Specification is a document that is intended to supplement the Drawings and Specifications. It details minimum
requirements for construction quality assurance.
It should be issued with every set of Construction Documents (including Mock Up Room sets) prepared by DiLeonardo
International.
The Performance Specification is divided into construction divisions and sections which follow the Construction Specification
Institute (CSI) standard numbering system. This allows our specifications to coordinate with most industry standard specs
produced by Architects, Engineers, and other Consultants.
Project Managers are responsible for identifying which specification sections apply to their jobs. Each specification section is
written generically and DOES NOT need to be edited for each individual project. Only these sections should be released to
clients.
Project Coordinators are responsible for compiling the sections for each job and filling in the project name and issue date prior to
printing. Performance Specification deliverables should be produced digitally (in pdf format) and in a double-sided hard copy (in
a 3-ring binder).

Submitted by the General Contractor, Subcontractor, or Product Rep
Should be logged in Newforma when recieved
Physical Samples and Cuttings for Approval should be photographed, with the photo
logged into Newforma
All Submittals should be stamped with a physical or virtual stamp after review
DI should respond to Shop Drawings within 5 business days, but aim for 2 business days
DI should respond to all other Submittals within 2 business days
Generated by DI to modify drawings or specs, and formalize the change for the external
project team
May be the result of an Owner request, Value Engineering, Correction of an Error, etc.
Can include SKs or Spec Revisions as attachments
Should be generated in Newforma and issued through Newforma

Should be completed and issued each time DI visits a site, either for MUR or full
construction
Templates exist on the HIVE in both English and Chinese versions for Site Reports
Photos can be included to document conditions that need review or action.
Field reports should be issued to the owner or client after each site visit to record our
observations
Reminder: DI is not responsible for means and methods of construction. Field reports
should be straightforward and only comment on what is visible on site, and the
conformance with the design documents issued by DI
