Garuda Mall is one of the biggest malls in south India. The size of the mall is 3,00,000 square
feet, i.e., the built area. The efficiency of the mall is 65% which means that around

80,000 sq. ft. area is meant for shopping and entertainment purpose (retail area).
Garuda mall is well connected with all the commercial places like Brigade road, M.G. road,
Old Madras Road, Commercial Road etc. The catchment is attractive and belongs to middle
to upper middle class people.
There are around 120 stores which include apparel, accessories, restaurants, Book, speciality
stores & theatres. The anchor stores are Shoppers Stop, Westside, Inox, Marks & Spencer &
Staples.
Garuda Mall boasts the city's largest integrated parking complex with enough space to park a
thousand cars and shoppertainment centre spread over five floors and two basements. A big
amount of mall revenue comes from parking as there are 250 slots available in corporate car
parking category; in which companies can choose any floor for parking.
There are two main entrance and exit.

Ground Floor:
1) The ground floor is occupied by all big brands like Shoppers stop, Westside, Marks &
Spencer (3900 sq.ft built area, 1990sq.ft-retail area), Adidas (1200sq.ft.), Mango
(3800sq.ft built area, 3400sq.ft -carpet area), Titan (1000sq.ft built area, 800sq.ft
carpet area), William Penn ( 1000sq.ft. ), Cafe coffee day, Baskin Robbins. These big
players are able to pay high rent for ground floor.
2) Mall Management has brought stores in such a way that customers get maximum
variety. In case of apparel there is Shoppers Stop followed by Westside and Marks &
Spencer. They are complementary stores. If one consumer is not getting what he is
looking for in Shoppers stop he can switch to Westside or Marks & Spencer.
3) Same is the case with Titan and Zimson (1900sq.ft.) which are complementary to each
other in wrist watch category.
4) In food retailing category, one can find CCD before entering the mall building. While
entering the mall one will get the tempting smell of cookies which comes from
Cookies man. It is deliberately done to attract and retain customers. Baskin Robbins is

also present to cater customers. This store is there to cater those customers who get
tired after shopping or roaming around the mall. Overall the presence of apparel
retailers is more in ground floor.

First Floor:
1) In the first floor, major area is occupied by Shoppers Stop and Westside. The entry of
Westside is just opposite to the end of the escalator which connects the ground floor to
1st floor.
2) Arvind mills mens apparel flagshipsLouis Philippe, Van Heusen and Allen Solly
are located just next to each other to catering customers of the same segment.
3) Jashn - designer apparel store, Alukkas Jewellery, Hi-Design and Swarovski- both are
accessories stores. are arranged in such a way they complement each other in terms of
high end designer wear and accessories.

Second Floor:
1) One of the main anchor tenant Shoppers Stop stretches till 2nd floor and it covers a
major area of this floor. In this floor they have mens apparel like formal shirts,
trousers, Indian ethnic wear. While in the same floor other branded stores of mens
formal wear like Allen Solly, Mustard are present.
2) There are lot of speciality stores in this floor. Crosswords (Built area- 6400sq.ft, retail
area- 4177sq.ft.) in books category, Kittens in childrens category, Planet M in music
category, and Fabindia.
3) Stand alone Store Mahen .and then, on the left, construction for PUMA store is going
on and on the right there is Kalmane Koffees. Sport wear shop Nike is also present.
4) Beauty care shop Health & Glow is occupying large space in this floor. According to
our analysis as they have large number of SKUs so they need large space and they
cant afford the high rent of being in ground floor or first floor.
5) Jewellery stores like Gili World, Devs Jewels are also present.

Third Floor:

1) The 3rd floor is majorly occupied by Pitstop -the food court and Inox cinema screens.
We can say that this floor is dedicated for entertainment. Amoeba- the gaming zone is
also present there. Parents coming for movies can take their children to this gaming
zone.
2) After watching movie while coming down from 4th floor by escalator people can go to
the food court which is of size 30,000sq.ft. The tenant mix in the food court is quite
interesting as all sorts of food like sea food, South Indian, North Indian, Chinese, fruit
juice; Ice-cream-- everything is available there. For convenience this food court is
placed just nearby the escalator. The whole area is surrounded by glass so that people
eating inside the food court can be visible from outside and tempt other passerby also.
3) Remaining portion of that floor has mixed tenant. Kodak Express Network is there
with one book store named asThe Corner Bookstore. Another speciality store of
interior decorationMrigaank is also there.

Fourth Floor:
1) Inox theatre has occupied one major portion of this floor and is just opposite to the
escalator which connects 3rd floor to 4th floor (up-going). 5 screens are there which run
different movies at different timings. The timing of screening movies starts from
10oclock morning to 1oclock night.
2) Just next to the Inoxs ticket counter there is one small kiosk of accessories. These
local made beautiful and comparatively less expensive bags attract those people who
stand in queues of ticket counter for a long time. Friends, relatives who accompany
the ticket buyer can also browse the store while waiting for the person to come back
with tickets.
3) One restro bar-- The Legend of Sikandar and one pub-- Bull and Bush are situated
just next to each other are nearby the escalator. As these two stores are catering a
different segment of customers all together.

Fifth Floor:

1) In this floor a big area is being occupied by Staples (7000sq.ft.). They require a big
space and the rent will also go up accordingly. That is why they have located their
store in fifth floor where the rent is quite less.
2) Utilizing the latest techniques they have introduced a new concept to heighten the
entertainment provided to the customers by adding the Scary House concept in this
floor.
3) The main mall management office is also in this floor only.
4) One small kiosk of liquorJack Deniels is also there.
