NEW HOME SPECIFICATIONS

1. FOUNDATION:
. BLOCK CRAWL SPACE (AVERAGE OF 5 BLOCKS HIGH)
. 12X 20 CONCRETE FOOTING USING 3000PSI CONCRETE AND 5/8 SUPPORTED
CONTINUOUS REBAR PER CITY CODE. Note: ANY supplied soil tests should be used
to determine depth of footings. All footings are to be tested by GEOSOLUTIONS
prior to pouring footings. Testing will be paid for by Family services.
24X24 BLOCK PIERS WITH 3000PSI CONCRETE FOOTING
. 8X8X16 STANDARD CONCRETE BLOCK PERIMETER WALLS FIVE BLOCK HIGH
with pressure treated rat sills.
. 6 MIL PLASTIC VAPOR BARRIER
. 2 DRAIN LINE INSTALLED THROUGH THE BLOCK FOUNDATION AT THE LOWEST
POINT ON GRADE.

2. FRAMING:

. T&G O.S.B. 4X8 SHEETS nailed in place and screwed down after sheetrock
load is in place.
.FRAMING IS TO BE 2x4 8 WALLS AND ENGINEERED TRUSSES.
. 2X4 PRESSURE TREATED PINE SILL PLATE.
. ALL WALLS ARE TO BE 2X4 SPF #2 (SPRUCE PINE FIR HYBRID) 16ON CENTER.
. EXTERIOR WALLS ARE TO BE SHEATHED WITH 7/16O.S.B. and wrapped with
tyvek or equal anti air infiltration house wrap.
. PRE-ENGINEERED ROOF TRUSSES ARE TO BE SPF #2, 24 ON CENTER, OR AS
NEEDE FOR PLAN.
. ROOF SHEATHING IS TO BE 7/16 O.S.B. WITH PLYWOOD H CLIPS COVERED
WITH #15 FELT PAPER.
3. ROOFING:

4. DOORS AND WINDOWS:


. Front exterior door 30X68 6-panel metal insulated door unit with keyed alike
deadbolt and lockset knob. With peephole.
.Rear exterior door 28X68 6-Panel metal insulated door unit with keyed alike
deadbolt and lockset knob.
.Interior doors, hollow core masonite 6-panel door units with primed #366 casing
and three standard brass hinges and brass passage/privacy knobs as needed.
.Windows, double pane insulated, vinyl , with grids between glass panes with
double locks on sash.
. All operable windows will be equipped with fiberglass screens.
*Install 2white vinyl wood grain Mini- blinds on each window.
5. INSULATION:
.Exterior walls, R-13 batts with vapor barrier.
.Attic, R-38 (10) Blown in fiber with baffles.
.Sill seal foam insulation under exterior sill plate.
.All penetrations in exterior wall and top plate shall be caulked.
.Non-heated ceilings (porches and garage etc.) shall not be insulated.
.FLOOR SYSTEM IS TO BE R-19 ROLLS BETWEEN JOISTS
6. INTERIOR WALLS AND CEILINGS:
.1/2 Drywall glued and screwed, taped and smoothed finish.
moisture resistant drywall on tub/shower walls.
.Two coats of One color interior eggshell finish wall paint from our approved color
sheet.
.All interior trim will be white semi- gloss.
All ceilings will be painted ceiling white.
7. INTERIOR TRIM:
.All standing trim (door and window casing) shall be #366 colonial casing paint
grade.
.All running trim (Base boards) shall be #623 colonial base paint grade.
.Window sills will be paint grade.
.Closets to have vented wire shelving with built in rod for hanging clothes installed
wall to wall.
. Shoe mold in all hard surface flooring areas.
8. PLUMBING:
.PVC incoming water from City Meter with pressure regulator.
.Incoming water shut off in front yard as required.

.cpvc OR PLEX main water lines which will be under CRAWL SPACE
.1/2 water lines from main to each fixture.
.Shut off valves at all fixtures.
.Front and rear frost free exterior spigots.
.PVC waste drain piping to City Main sewer.
.50 gallon electric water heater with pressure valve and tank and all necessary
piping as required.
.Kitchen faucet is to be Kohler (or equal) chrome single lever with sprayer.
.Bath lavatory faucets are to be Kohler (or equal) chrome single lever with pop up
drain.
.Tub/shower faucets are to be Kohler (or equal) chrome tub/shower combo with
pop up drain stopper.
.Kitchen sink is to be 8depth stainless steel self-rimming with basket
strainer/stops, drilled fro sprayer.
.Tub/showers are to be one piece fiberglass units with built in surrounds.
. Kohler or approved equal elongated water closets.
.Ice maker line (copper) to be run to refrigerator location.
.Washer and dryer hook ups and drain in laundry room.
.City meter and service.
.1/2 h.p. garbage disposal in kitchen.
9. HVAC SYSTEM:
.Electric heat pump with minimum seer rating of 13.0
.Pre-cast fiberglass pad for condensing unit.
.Complete air distribution system in attic with air handler and return air duct and
vents in ceiling.
.Digital thermostat.
.Dryer vent in laundry room.

10. ELECTRICAL SYSTEM:


.200 amp electrical service panel box with circuit breakers and blank spaces for
future breakers.
.Meter base and weather head with incoming service cable.
.Wiring as per plan/code. (Garbage disposal, dishwasher, hvac unit,doorbell,etc.)
.Three waterproof GFI exterior double 110 outlets. (One of these must be beside
HVAC unit).
.Pre-wire for 3 phone and 4 cable outlets to be marked on plan. Use Cat 5 wire and
RG-6 cable.
.Hardwired Doorbell chime and button.
.GFI outlets in all wet areas.

. Exhaust fan in all baths.


.Hardwired smoke detectors with battery back up in approved locations.
*pre-wire and install motion activated security flood lights on (2) front and rear
corners of the home.
*Install one additional ceiling light fixture in the hall bath that is not on the plans.
.Pre-wire and brace for ceiling fans in all bedrooms and family room.
.Install ceiling fans with light kit in each bedroom and family room.
.Install 110 outlet FOR security system.
. Install builders grade lighting package in all other areas. (THE ALLOWANCE FOR
LIGHTING FIXTURES WILL BE $1,000. PER HOUSE. THIS ALLOWANCE DOES NOT
INCLUDE INSTALLATION, WIRING, TAXES OR ANY OTHER COST OTHER THAN
FIXTURES).
11. FLOOR COVERINGS:
*Kitchen (INCLUDING PANTRY), baths and laundry room are to be 12 grouted
ceramic tile with duroc or an equal underlayment approved by the
manufacturer. This underlayment should be of the type to reduce the occurrences
of cracks in tile.
*Bedrooms and hallways are to be carpeted using 6lb carpet pad and standard
grade carpet.
*Family room, AND dining room) are to be 3/8 glue down hardwood.
12. DRIVEWAY AND SIDEWALKS:
.Driveways are to be 4thick, 16 wide and approximately 30 in length.
.Sidewalks are to be 4thick, 3 wide and approximately 75 in length.
.Driveways and sidewalks are to be cut out and formed to grade with gravel beds
and poured with a broom finish using 3000PSI concrete and fiber mesh.
13. LANDSCAPING:
.Yards are to be graded to drain.
. Landscape package of 5 five gallon shrubs/plants in a mulched bed.
14. EXTERIOR:
.Exterior walls will be 4 lap Vinyl siding with a minimum thickness of .044.
.Soffits will be vented white vinyl soffit panels.
.All trim is to be white vinyl.
. Fascias will be white bent aluminum textured coil metal.
*The front foundation will have a BRICK veneer with raised AND PROJECTED
column bases. (SEE ATTACHED DRAWINGS)
.Porch railings (only when required will be white PVC )
.Porch columns will be TAPERED fluted white metal with cap and base. These will
sit on top of a square brick base. (SEE ATTACHED DRAWINGS).

*Install two pair of vinyl shutters on the front windows of home.


*Install a pressure treated mailbox post with black mailbox.
*Install brass house numbers.
15. SECURITY SYSTEM:
.House will be wired with security system with audible alarm, sensors on front and
rear doors and external condensing unit, motion detectors in main areas, pre-paid
transferable monitoring agreement for one year. *NOTE: DO NOT INCLUDE THIS
IN BID PRICE. WE PAY FOR THISS DIRECTLY, NOT THE BUILDER!
16. CABINETS AND VANITIES:
.Custom cabinets per plan, solid wood doors, drawers with two side roller guides,
hidden hinges and finger pulls.
*ADD AN ADDITIONAL EXTENDED BAR CABINET WITH FORMICA TO IN KITCHEN.
(SEE ATTACHED SHOP DRAWINGS)
.Formica post formed counter tops with rolled edges and built in backsplashes.
.Vanities will have cultured marble tops with sink.

17. APPLIANCES :
. h.p. garbage disposal.
.G.E. Dishwasher or approved equal.
.G.E. 21 cubic foot refrigerator with ice maker or approved equal
.G.E. smooth top self-cleaning electric range or approved equal.
.G.E. built in microwave with vent hood or approved equal.
