Introduction
Bancao-Bancao is an urban type community surrounded by four (4)
barangays beside Puerto Princesa Bay in Puerto Princesa City, Palawan. This
particular barangay has a large potential of developmental innovations that
could be taken advantage by conservative way. Planning design features are
flexible in this area by providing enough diversity to the way of living of the
residents.
Case Background
Bancao-Bancao was once called Barrio Canigaran then named BancaoBancao after the transfer of seat to give credit in the information given by
native s that Tagbanuas catches wild pig (baboy ramo) using spear
(bangkaw). It comprised an area of 458.19 hectares of land in the jungle
vicinity. Up to twenty-five percent (25%) of the land are mountainous and
hilly at the same number. The maintained ecological balance of the
community gives the agricultural opportunities in most of the area. Land is
dominantly in residential use which can be observed in Fig. 1. This means
human settlers are mostly choosing to stay in the area for some reasons that
leads in housing expansion. Other developable areas for business sectors are
not yet still run for growth because of its neighboring city, approximately 1
km from the Provincial Capitol landmark.

As of 2010, there is a total of 2,697 number of household, low difference
from the 2007 survey of 2,296 household, with an average of 4 persons per
household. Population is continually increases for the reason not only
because of the growing families of each household but also immigrants start
to increase especially foreign and illegal settlers. These are supported by the
surveyed languages/dialect predominantly spoken on fig. 2 which
conclusively saying that outer settlers of the Puerto Princesa, Palawan is
rising on number. With the increase of population, housing expansion also
increases, but

subjected to this idea is the kind of housing they built. The resources of
building construction are primarily growing from the environment itself, thus,
the result is the higher usage of these materials. Approximately twenty
percent (20.52%) or 465 households are temporary (Bamboo, sawali, and
nipa/cogon). Commonly people who live in temporary structures are native
people or minimum wage persons. Housing improvements continue to
develop that more than forty percent (41.64%) are Semi permanent (wood
and G.I sheets) or a total of 944 household and more than thirty-five percent
(37.84%) or 858 household are now permanent (concrete, wood, and G.I.
sheet). Yet, it can be observed that architecturally designed residential,
commercial and other structures and complex designs are emerging in the
community that economically invites opportunities and population increase.
Residents in Brgy. Bancao Bancao was before dominantly focusing on
fishing, farming, and livestock businesses. But for having interest to increase
the quality of life, residents initiate to open minds in educating themselves. A
total of ten (10) school buildings are present in the community: 6 Public
Schools (5 Pre-school and 1 Elementary) and 4 Private Schools (1 Pre-school,
2 Elementary and 1 Secondary.) Enough for now to accommodate the twelve
thousand and eighty-seven (12,087) Fig. 3 students recorded studying for
three thousand eighty-nine (3,089) students in higher education goes to
universities and colleges in the city but still school buildings that are built in
the area lacks amenities and proper design attributions.

Bancao are 5,781,
locally; 1,254 overseas; and 2,354 self-employed. The major sources of
livelihood are employment, business, and construction workers, second is
fishing. Lastly, farming and hog raising.
These neglect of improving the educational facilities that falls the production
of professionals could be directly related to be proportional to the increase of
low profit businesses rather than more stabilized industries. Economically
specking, the growth of the local residents community is reasonably still
slow by this. However, many large businesses emerge in the area because of
the scenic location which gives advantage to increase of land value and
improvements but disadvantage to smaller businesses in the future when it
comes to business competition because of its continuous increase in number.

The proposed priority projects of the barangay for 2014 onwards are 20%
Development Fund which costs 1,050,690.00Php
Well-observed the factors that overall affect the development, aesthetics and
functions, and flow of economic growth of the community. Planning a
sustainable community should critically analyze the situation for the
advantage of the majority. Nothing should be neglected especially the
members of the community which should have the most advantage to the
development.
Decision Criteria
To serve public interests, principles must be taken considerations.
Statements of anticipated results from analytical reasoning meant at
accomplishment or a list of appropriate problems to be well-thought-out in
creating, a community sustainable design.

ANALYSIS
Overall, some of the following objectives listed attained to say that the
community somehow developed throughout the years have passed. Though
the community has improved and attained other objectives for the past
years, it still does not meet the some qualifications needed to be considered
a well-developed community.
The small town character has been integrated. Before, small families
decided to settle in Bancao-Bancao in order to earn a living, they engaged in
fishing and other sea products in the locality. Now, it has been Puerto
Princesa Citys marine products trading center. The natural environment has
been kept, enhanced and integrated the community, it is now well-known for
having great hotel and resorts with good accommodations for tourists.
Because of preserving its natural environment it is now considered as
cultural and an eco-tourism community. The residential communities are
new and improved.
The community liveliness increases because of the development and
improvement of the community. Neighborhood serving commercial that were
enhanced in residential context will help in forming the character of the
