Marketing I give permission for Moss Properties to begin marketing my property.


Tenant Vetting I understand that potential tenants will be referenced and I cannot hold Moss
Propertied responsible for any tenancy that later proves unsatisfactory.
Commissions Commissions on a full management include: liaising with lenders if applicable
regarding the tenancy agreement and including any additional clauses they may require, signature of
the tenancy agreement and serving the notices required, meeting the tenant at the start of the tenancy
agreement to confirm the inventory, taking of meter readings(if access is available) and notifying any
gas, electricity, water or council of the change over, as a matter of courtesy, (please note, it is the
tenants responsibility to register liability and Moss Properties accept no responsibility if the tenant fails
to do so). Collections of rents due, preparations of monthly statements and forwarding balance of
monies to the landlord, internal inspections to check condition of property during tenancy term (every
three months approximately), arranging repairs when required and discharging invoices upon receipt,
being the direct point of contact for the tenant during tenancy term, checking off inventory at the end of
the agreement, taking final meter readings and notifying the services of the changeover and the
tenants forwarding address.
Gas Safety All gas appliances in my property have been issued with a Landlords Gas Safety
Certificate.
Electrical Safety All electrical appliances and fixed wiring, plug sockets etc in my property have
electrical certificates and in safe working order.
Tenant Acceptance I understand that should I accept a suitable prospective tenant and then
withdraw my acceptance, a fee of 150 is payable. The landlord agrees to reimburse moss Properties
this amount to cover advertising, photographs, boards and any other administrative costs.
Keys I agree to provide Moss Properties with a minimum of three sets of keys for the property, Were
these are not supplied or additional sets are required we will arrange this on your behalf but the cost of
cutting and our time will be charged to the landlord. We recommend that all locks are changed at the
end of every tenancy. If any more keys are required this will be borne by the tenant.
Dilapidations Deposit - I understand that Moss Properties will retain the dilapidations deposit as
security for the term of the tenancy agreement.
Rental Payments I understand that I will receive rent payment within 14 working days of Moss
Properties receiving it and I cannot hold Moss Properties responsible for non-payment of rent.
Selling to the Tenant I understand that should I sell my property to the tenant, Moss Properties will
be entitled to a fee of 1.5% of the selling price.
Repairs I understand that Moss Properties will endeavor to contact me, if possible, in the event of
any repairs or faults being reported, although I do authorise Moss Properties to instruct any contractors
on my behalf.
Indemnity I agree to indemnify Moss Properties against all costs, expenses and charges properly
incurred.
Termination of Services If I wish to terminate this agreement and the tenant remains in the property,
a fee equivalent to commission due to the end of the tenancy plus a fee of 300 is payable to Moss
Properties.
VAT I understand that MP will give me notice if and when they are required to apply Vat to accounts
Property Licence Landlords are required to hold a licence for certain types of Lettings/property. I
indemnify Moss Properties against all issues relating to the property licence.
Withdrawal Of Application I understand that if by any means I find a tenant myself or wish to
withdraw my application to use Moss Properties as my agent a fee of 150 is payable to Moss
Properties to cover administration costs
