The rules and regulations / bye Laws of the society has been read by me and that I agree to abide by the same. I
also undertake to obey and observe all rules & regulations therein and as framed by the society from time to time.

are true & correct to the best of my knowledge, and if it is found to be false, the Society shall in its sole discretion

(Part / Full payment of Land Cost) in favour of CAMELLIA WELFARE SOCIETY on the following Terms and
Conditions
1.

I undertake to pay to Society, the full Land Cost within 45 days of this application as per the Payment Plan
provided to me. I understand that the amount is noninterest bearing. I hereby agree and confirm that my
membership may be stand cancelled and transferred to any other suitable applicant, as per rules & byelaws of
the society, if I am not able to pay the balance land cost in the scheduled time and if I fail to abide by any of the
terms and conditions of this Application. I also agree to pay the Stamp Duty, Registration Charges, Service Tax,
Construction Cost, PLC, EDC, IDC and all other charges/taxes/dues as demanded by the Society from time to
time in future.

Any member can transfer his / her membership to any other suitable person subject to approval from the
Governing Body and clearance of all pending dues, transfer fee and after obtaining No Objection Certificate
from the society and provide all requisite documents of the transferee.

I have also read and understood the Delhi Master Plan (MPD)2021 and proposed Land Pooling Policy of Delhi

Development Authority (DDA) and I am fully aware of the consequences of any delay/changes in proposed Land Pooling Policy
of DDA and/or any court ruling against MPD2021 of Delhi and/or any other unforeseen reason/circumstances.

I am making this Application with full knowledge that the land is yet to be purchased by the Society and the demarcation,
zoning and building plans for the said scheme/project are yet to be sanctioned by the Competent Authority and other terms
and conditions as stated in this application/Brochure and any representation by the Society are entirely tentative and are liable
to be changed, altered, modified, revised, added, deleted, substituted or recast at the sole discretion of the Society as it may
deem fit in the best interest of the project/scheme and to achieve the aims and objects of the Society. I shall have no objection
to that.
I have clearly understood that the Society reserves the right to increase or decrease the number of flats and/or area of flats at
its discretion as and when considered necessary in the best interest of the projects/scheme and as per the provisions of
proposed/final land pooling policy of DDA or due to any other unforeseen reason/circumstances. I shall have no objection to
that.

I have clearly understood that the application does not constitute offer of allotment and I do not become entitled to the
provisional and/or final allotment of DU/residential flat notwithstanding the fact that the Society may have issued a receipt in
acknowledgement of the part / full payment of land cost tendered with the application. It is only after encashment of full land
cost, stamp duty, registration charges, construction cost, other liabilities/dues and that I sign and accept the terms &
conditions of Allotment Letter as and when issued by the Society, thereby agreeing to abide by the terms and conditions laid
down therein that the allotment shall become final.

It is made clear to me and understood by me/us that after receipt of part / full payment of land cost /money from me and from
other applicants/members, the Society will proceed to negotiate with the land owner/owners for purchase of land. Therefore,
I request and hereby irrevocably authorise the Governing Body of the Society to purchase the land on my /society's behalf and
give my unconditional consent for development of the proposed housing project/scheme. I further give my unconditional
consent and irrevocably authorise the Society to pool, collaborate, joint venture, merge, operation and management or any
other mode with the third party(ies)/any other party(ies), the Land in whole or in parts on my/ society's behalf including
transfer of ownership of the scheme or land in whole or in parts as per the proposed/final Land Pooling Policy of DDA/MPD
2021 of Delhi or otherwise to government, DDA any other authority, body, any person, institution, builder, society, trust and/or
any local body(ies) which the Governing Body of the Society may deem fit in the best interest of the project/scheme and to
achieve aims and objects of the Society.

It is made clear and agreed by me that only the rights towards the management and maintenance of Common Area and
Common Facilities of the Project shall vest with the members of the Society. That any additional FAR and/or EWS housing
and/or commercial space and/or any other space, facilities like unallotted parking space(s), club(s), swimming pool(s), party
lawn(s, convenient shop(s) and kiosk(s), etc., if provided, shall be owned by the Builder/ developer only. That such Builder/
Developer reserves its rights to assign/ sell these facilities to any person(s)/ entity(s) on such terms and conditions as the said
Builder/ Developer shall deem fit and in accordance to the proposed land pooling policy of DDA/MPD 2021 of Delhi or
otherwise to government, DDA, any other authority. The contribution towards maintenance/deposit shall have to be made in
time by all the applicants. That it is been made clear to me that the said common lawn(s) and other common area(s) shall not
be used for conducting personal function(s) such as marriages, birthday parties, etc. If the said common space is provided in
any block for organizing any meeting(s) and small/ personal function(s), the same shall be done on a chargeable basis.

I have clearly understood that in case the required number of members does not come up or become interested in the
proposed scheme, then the Society shall approach other institution, builder, Society, trust and/or any other third party(ies) for
pooling of land to achieve the minimum required land for development of the housing complex as per the norms of the Land
Pooling Policy of DDA. However, if the Society does not find any suitable party for pooling of land and/or not able to and/or in a
position to develop the project/scheme due to change in DDA policy(ies) and/or any court ruling against MPD2021 of Delhi
and/or due to any other unforeseen reasons/circumstances rendering the proposed project/scheme nonfeasible, then the
Society shall abandon this scheme with the consent of majority of members/applicants of the scheme and return the money
by selling the land after deducting the expenses, if any, in proportion to the member's/applicant's contribution. If the Society

does not find any suitable land for purchase from the sellers, the Society shall keep deposited the money so collected in the
bank account of the Society, till it finds suitable land for the proposed project/scheme. However if the Society is not able to
finalise purchase of suitable land, then the Society shall abandon this scheme and return the money so collected from the
members for purchase of land after deducting the expenses and/or any part forfeiture of money collected due to any
unforeseen reasons/circumstances, if any, in proportion to the member's contribution.
10. It is made clear to me and understood by me that the scheme is subjected to forcemajeure clause which interalia delay on
account of any unforeseen reason or Act of God and if non delivery is beyond the control of the Society and any of the aforesaid
events, the Society shall be entitled to a reasonable extension of time for delivery of possession of the said premises,
depending upon the then contingency/prevailing circumstances. The Society as a result of such a contingency arising thereto
reserve, the right to alter or alter or very the terms and conditions of membership/allotment or if the circumstances beyond
the control of the Society so warrant the society may suspend the scheme for such period as if may consider expedient
and/provided that no compensation of any nature whatsoever can be claimed by the Applicant(s)/intending member(s) for
the period of suspension of the scheme. In consequence of the Society abandoning the scheme, the Society's liability shall be
limited to refund the amount in proportion to the member's contribution by selling the land so purchased for the scheme
and/or the whole and/or part of the project of the Society and the Applicant(s)/intending member(s) shall have no objection
to that.
11. I agree and undertake to abide by the terms and conditions of this application/EOI/allotment letter when issued and the rules
and byelaws of the Society.
12. My particulars as mentioned in this form and Membership Application Form may be recorded for reference, record and
communications.
Declaration:

terms and conditions comprehensively set out in Allotment Letter, when issued, which shall supersede the terms and

my liabilities and obligations. I further undertake and assure the Society that in the event of cancellation of my membership
/allotment by way of refund of my amount or in any manner, whatsoever including but not limited to as set out in the terms
and conditions provided in this application. I shall be left with no right, title, interest or lien on residential flats applied for and
provisionally and/or finally allotted to me in any manner whatsoever.

General Information
Please read the information as mentioned bellow, instructions and terms & conditions printed on application form and
information brochure carefully before taking any decision about the project and apply to become a member of the society.

Plans are Subject to change as decided by the society or by DDA or by any competent authority. Other statutory charges, as
applicable, will be and payable separately. The rates mentioned in the price list are subject to change as per actual purchase
of land / construction cost.

Tentative schedule to complete the Project is around six year (Subject to all approvals/ clearances From DDA or any
concerned authority).
Limited Membership is available on the basis of First Come First Serve Basis.

The final priority of membership will be considered & fixed when total land cost is received from the member, so the
members who deposit the land cost early may be benefited.
Further details regarding MPD2021 and about this LZone area may be seen / searched on DDA website.

The land rates has shown tripled fold rise in last one and half year, and continue to rise very fast (May be again triple in next
two years), so early action / decision may be solicited.

The refund of payments deposited / made against land cost, construction cost or any other amount under this project /
scheme is subject to the byelaws of the society and terms & conditions of the membership and will not be possible until
unless a new suitable member joins the society. Therefore, society request the applicants to apply for membership only if
they can make full payment of land cost and that also within the prescribed time limit and as per payment plan provided
along with membership application form

Interested members may apply for membership either online through our website or submit /send written application
form along with all required documents and Membership Admission Fee (Rs. 2500/) and Booking amount of 2/3/ BHK,
at the earliest by registered / speed post to the Secretary of the Camellia Welfare Society

The Cheque /DD must be made in favor of Camellia WELFARE SOCIETY payable at New Delhi.
