CONTRACT SPECIFICATION
I.

SCOPE OF ENGINEER PROPOSAL


A. Design and plan of TWO STOREY 3 UNITS TOWNHOUSE.
B. Construction Management.
C. Contract includes Labor, Materials, Services, and Building Permits.

II.

SCOPE OF WORKS
A. PROFESSIONAL SERVICES
1. Includes all specifications and drawings design, perspective, complete
sets of drawings (signed and sealed Architectural, Civil, Structural,
Electrical and Plumbing Plans) based on the owners approved plan.
2. Consists of design specifications, bill of materials (BOM), general
documents, labor and equipment.
3. A copy of the BOM shall be given to the owner for review by the owner
and the Bank.
4. Includes all construction materials to complete the contract work in
accordance with the approved plans and specifications except for Owner
supplied materials specified in this contract.
5. Specifications describing the type, quality of material, brand of material to
be used and the manner of Construction under which the project is to be
constructed.
6. Ensures the project conforms to the National Building Code of the
Philippines and all the requirements of the City of Cavite local
government.
7. The Reinforced deformed steel bars to be used shall be based on the
structural analysis and computation of a license Structural/Civil Engineer.
8. Copy of Structural Analysis shall be given to the owner for review by the
owner and the bank before the start of construction.
9. The electronic file will be plotted on a 20 X 30 tracing paper and will be
blueprinted 7 sets which will be submitted to the owner for signature.
10. Approved and sealed (Architectural, Structural, Electrical, Plumbing and
Sanitary Plans) hard copies and electronic copies (Auto CAD) shall be
given to the owner before the start of the Construction.

11. Incorporates the cost of taking down the old house (demolition), landfill
and earthwork, mobilization, demobilization and construction of temporary
facilities.
12. Embodies the cost of Power and Lightning and Water Consumption/Usage
during Construction.

OWNERS RESPONSIBILITIES

10. Pay Construction Tax, Development Tax, Occupancy Permit Fees,
Construction Bond and Construction Permits
11. Provide lightning fixtures, fixture units of Closed Circuit Television,
Intercom, Door-Bell and Security Cameras

VI.

OWNERS RIGHT
The Owner shall have the right during the Construction Phase to inspect and verify
the materials used and the quality of work on a short notice to the Foreman at the
Construction site

IX.

CONSTRUCTION DURATION
Construction shall be for six (150) working days or earlier (5 months) not including
the demolition time frame.

X.

GUARANTEES/WARRANTY
The Contract Engineer or Architect Guarantees its work against inherent defects
and shall repair the same free of charge for a period of twelve (12) months from the
date of turnover.
