Meeting Objective
The purpose of the meeting was to review the status of all pending work and site visit & discuss the quality issue with Mr.
Madhan (Sr. Consultant).

Attendees:

General Discussion:

Harish took Madhan on a site walk to D block and accepted few mistakes happened in construction from builder
side.

Madhan explained few scenarios related to poor quality of construction i.e use of poor quality of sand, improper
curing, improper composition of cement to sand ratio etc

Madhan has addressed individuals query related to construction quality i.e cracks in walls and ceiling, seepage on
wall above skirting, bad draining smell etc

It is agreed by builder team that quality check of the building will be done and transparency will be maintained.

Madhan will provide all the necessary support to resolve quality issues. He agreed to visit SSO every weekend for
2 hours and will visit each house if necessary.

Ramesh will provide a snag list to each resident on 8th May, 2016 and owner has to list down the issues in
consultation of builders representative like Ramesh or Raghavendra.

After receiving the list from each flat, Ramesh or Raghavendra will categorize and priorities the issues in
consultation with Mr. Madhan

All identified issues will be resolved by builder team ASAP.

Ramesh has committed to SSO owners to close all the pending issues by end of May 2016 like sheets over terrace,
building wall, main entrance work and so on..

Ramesh to address the issue related to shower near swimming pool ASAP.

When asked about road, Ramesh explained saying this issue need to be addressed by BBMP or a new builder
building the apartment. So, we will have to rely on some other builder. Backside road to apartment is now closed for
4-wheelers.
Here are Mr. Madhans observation on few issues in construction quality:
a. All hair crack (crack below 2 mm width) need to be V-grooved till the depth of the crack and filled with
GP2 cement.
b. All major crack above 2 mm need to be scraped to 5-6 inches in width till the depth of the crack. A mesh
need to be laid and then a layer of rough plaster and on that a layer of fine plaster need to be done.
c. Cracks on the edge of all doors and windows have been developed due to improper support to the lintel.
Above method to be adopted to fill all cracks.
d. All balconies need to be grouted by Epoxy grouting to avoid seepage on wall above skirting.
e. All drainage pipes need to be extended1 meter above skylight (sheet) to avoid bad smell.
