IBIS is a full service 2* hotel (In Europe). It must include a bar, a restaurant,
an easy access to a car park (preferably an adjacent 24h public car park).
IBIS hotels must be operating independently from any other building.
IBIS hotels must be designed from the functional needs of the hotel
operation.
The IBIS bedroom (Europe: 16.4 m2 : W 2.85m x L 5.75m minimum int.)
(5.95m L for high rise buildings) is of a fixed design with proprietary shower
pod, equipment & fittings.
The reception & bar counters should be next to each other to allow both being
manned by 1 person only at low activity times during the day.
The interior design to the public areas must be carried out by an Interior
Designer referenced by IBIS
Total gross external floor area built not to exceed 30m2/bedroom (100 rooms
hotel, without car park, in Europe)
IBIS drawings and specifications must be complied with.
Design to be optimised, value-engineered. Validation by ACCOR required
A Technical Assistance Contract (TAC) must be entered into with ACCOR
Technical Services Department
Reinforced concrete structure preferred (for acoustic and fire performance)
Acoustic performance is the Nb 1 technical performance criterion
Noise level at bed head must not exceed 30 dB(A)
Bedrooms and public areas must be air-conditioned
IBIS hotels include a number of proprietary equipment such as : shower pod depending on Countries-, bedroom furniture, bedroom fan coil units, lighting
fittings, carpets, public areas furniture, internal & external signage.
IBIS hotels include a number of referenced equipment such as : bedroom
doors, electronic locks, kitchen equipment, fire alarm systems, lifts, boilers,
chillers.
IBIS hotels to be fully accessible to wheelchair users.
A minimum of 2.5% of bedrooms to be accessible to wheelchair users
A site environmental survey must always be carried out before start of works.
Low energy lighting fittings must be used extensively throughout the hotel.
Water flow regulators to basin taps (6 l/mn) and to shower mixers (12 l/mn)
must be installed.
Design must be completed BEFORE works start on site.
IBIS preferred construction procurement is fixed price Design & Build
Supply & installation the F,F&E should be carried out during the final phase
of construction.
