Dear Brothers & Sisters:


I have been given the strange and
unique privilege of being very black
and serving in a very white, conservative, republican church community.
I ask God everyday why me and why
am I here. My entire 35 years of pastoral ministry has been dedicated to the
proposition of cultural diversity, sensitivity and multi-culturalism. If I were to
identify just one out of many shortcomings that we all share both black and
white, it is the fact that most people
react and respond to crisis out of fear...
We fear what and who we don't
know or understand. We fear because
we are not known to ourselves and all
we truly need is to be known and appreciated for whom we are as a people and
respected for the journey we have trod.
As a middle aged black man who
has all sons, often I fear for their lives
when they step out of the house, I
want them and your's to know that it's
our responsibility to educate other
people and groups about whom we
are... Most white people only know
what media has told them, but they
don't know the beauty of us... furthermore, we don't know the beauty of
them either, because we fear getting
close, we fear rejection, we fear the
responsibility of having association
without assimilation.
We are challenged to educate even
while being angry and grieving the
shed of the blood of our children. We
must stand up, we must fight non-violently so, we must vote, we must run
for political office even if we lose, we
must walk into places where we are
not familiar, we must articulate in a
way that is non-threatening, we must
lead the ignorant people who don't
look like us into the joy of whom we
are as a people.
I thank God that I have this wonderful opportunity to change people's lives
who otherwise would see my people
only through the eyes of a negative
minded media. I know you don't want
to or even ask why should I have to do
this....Because, if you don't, the divide
will only get bigger... You, personally,
are the bridge to setting us and them
free from the negative images and prejudice that's killing our people. It's more
than the police, more than the justice
system, more than the political
process... It's you and I taking on the
personal responsibility to intentionally
change a lost souls life. These are life
lessons from a middle aged black man.

paper, or other thing, willfully and unlawfully conceals, removes, mutilates, obliterates, falsifies, or destroys the same, shall be fined under this title or imprisoned not more than three
years, or both; and shall forfeit his office and be disqualified from holding any office under
the United States. As used in this subsection, the term office does not include the office
held by any person as a retired officer of the Armed Forces of the United States.

Interesting: Missouri 's approach to the problem
of illegal immigration appears to be more advanced, sophisticated, strict and effective than
anything to date in Arizona . Do the loonies in San
Francisco, or the White House, appreciate what
Missouri has done? When are our fearless President and his dynamic Attorney General going to
take action to require Missouri start accepting illegal immigrants once again?
So, why doesn't Missouri receive attention?
Answer: There are no Mexican illegal's in Missouri to demonstrate.
The "Show Me" state has once again showed us
how it should be done.
There needs to be more publicity and exposure
regarding what Missouri has done.
Let's pass it around.
In 2007, Missouri placed on the ballot a proposed constitutional amendment designating English as the official language of Missouri. In
November, 2008, nearly 90% voted in favor!
Thus, English became the official language for
ALL governmental activity in Missouri. No individual has the right to demand government services in a language OTHER than English.
In 2008, a measure was passed that required the
Missouri Highway Patrol and other law enforce-

ment officials to verify the immigration status of


any person arrested, and inform federal authorities
if the person is found to be in Missouri illegally.
Missouri law enforcement officers receive specific
training with respect to enforcement of federal immigration laws.
In Missouri, illegal immigrants do NOT have access to taxpayers benefits such as food stamps and
health care through Missouri Health NET. In 2009,
a measure was passed that ensures Missouri 's
public institutions of higher education do NOT
award financial aid to individuals who are illegally
in the United States.
In Missouri, all post-secondary institutions of
higher education to annually certify to the Missouri Dept. of Higher Education that they have

Have you ever wondered
what happened to the 56 men
who signed the Declaration of
Independence?
Five signers were captured
by the British as traitors and
were tortured before they died.
Twelve had
their homes ransacked
and
burned.
Two lost their
sons serving in
the Revolutionary Army; another had two
sons captured.
Nine of the
56 fought and
died
from
wounds
or
hardships of
the Revolutionary War.
They signed
and
they
pledged their lives, their fortunes, and their sacred honor.
What kind of men were
they?
Twenty-four were lawyers
and jurists.
Eleven were merchants, nine
were farmers and large plantation owners; men of means,
well educated, but they signed
the Declaration of Independence knowing full well that the
penalty would be death if they
were captured.
Carter Braxton of Virginia, a

wealthy planter and trader, saw


his ships swept from the seas
by the British Navy. He sold
his home and properties to pay
his debts, and died in rags.
Thomas McKeam was so
hounded by the British that he
was forced to move his family
almost constantly. He served in
the Congress without pay, and

his family was kept in hiding.


His possessions were taken
from him, and poverty was his
reward.
Vandals or soldiers looted
the properties of Dillery, Hall,
Clymer, Walton , Gwinnett,
Heyward, Ruttledge, and Middleton.
At the battle of Yorktown,
Thomas Nelson, Jr., noted that
the British General Cornwallis
had taken over the Nelson
home for his headquarters. He

quietly urged General George


Washington to open fire. The
home was destroyed, and Nelson died bankrupt.
Francis Lewis had his home
and properties destroyed. The
enemy jailed his wife, and she
died within a few months.
John Hart was driven from
his wife's bedside as she was
dying. Their 13 children fled

for their lives. His fields and


his gristmill were laid to waste.
For more than a year he lived
in forests and caves, returning
home to find his wife dead and
his children vanished.
So, take a few minutes while
enjoying your 4th of July holiday and silently thank these patriots. It's not much to ask for

n 1933, a beautiful, young Austrian woman took off her


clothes for a movie director.
She ran through the woods, naked.
She swam in a lake, naked. Pushing well beyond the social norms
of the period.
The most popular movie in 1933
was King Kong. But everyone in
Hollywood was talking about that

Her beauty made her rich for a


time. She is said to have made and spent - $30 million in her life.
But her greatest accomplishment
resulted from her intellect, and her
invention continues to shape the
world we live in today.
You see, this young Austrian
starlet would take one of the most
valuable technologies ever devel-

Louis B. Mayer, of the giant studio MGM, said she was the most
beautiful woman in the world. The
film was banned practically everywhere, which of course made it
even more popular and valuable.
Mussolini reportedly refused to sell
his copy at any price.
The star of the film, called Ecstasy, was Hedwig Kiesler. She
said the secret of her beauty was
"to stand there and look stupid." In
reality, Kiesler was anything but
stupid. She was a genius. She'd
grown up as the only child of a
prominent Jewish banker. She was
a math prodigy. She excelled at science. As she grew older, she became ruthless, using all the power
her body and mind gave her.
Between the sexual roles she

oped right from under Hitler's


nose. After fleeing to America, she
not only became a major Hollywood star, her name sits on one of
the most important patents ever
granted by the U.S. Patent Office.
Today, when you use your cell
phone or, over the next few years,
as you experience super-fast wireless Internet access (via something
called "long-term evolution" or
"LTE" technology), you'll be using
an extension of the technology a
20- year-old actress first conceived
while sitting at dinner with Hitler.
At the time she made Ecstasy,
Kiesler was married to one of the
richest men in Austria . Friedrich
Mandl was Austria 's leading arms
maker. His firm would become a
key supplier to the Nazis.
Mandl used his beautiful young
wife as a showpiece at important
business
dinners
with representatives
of the Austrian, Italian, and
German
fascist
forces.
One
of
Mandl's
favorite
topics at
these gatherings
which included meals with Hitler and Mussolini - was the technology
surrounding radio-controlled missiles and torpedoes.
Wireless weapons offered far
greater ranges than the wire-controlled alternatives that prevailed at

He was half Jewish. Mandl fled to
Brazil . Later, he became an adviser to Argentina 's iconic populist

In London , Kiesler arranged a
meeting with Louis B. Mayer. She
signed a long-term contract with
him, becoming one of MGM's
biggest stars. She appeared in more
than 20 films. She was a co-star to
Clark Gable, Judy Garland, and
even Bob Hope. Each of her first
seven MGM movies was a blockbuster.
But Kiesler cared far more about
fighting the Nazis than about making movies. At the height of her
fame, in 1942, she developed a
new kind of communications system, optimized for sending coded
messages that couldn't be
"jammed." She was building a system that would allow torpedoes
and guided bombs to always reach
their targets. She was building a
system to kill Nazis.
By the 1940s, both the Nazis and
the Allied forces were using the
kind of single- frequency radiocontrolled technology Kiesler's
ex-husband had been peddling.
The drawback of this technology was
that the enemy
could find the appropriate frequency and "jam" or intercept
the signal, thereby interfering
with the missile's intended
path.
Kiesler's key innovation was
to "change the channel." It was
a way of encoding a message
across a broad area of the wireless spectrum. If one part of the
spectrum was jammed, the
message would still get through
on one of the other frequencies
being used. The problem was,
she could not figure out how to

synchronize the frequency changes


on both the receiver and the transmitter. To solve the problem, she
turned to perhaps the world's first
techno-musician, George Anthiel.
Anthiel was an acquaintance of
Kiesler who achieved some notoriety for creating intricate musical
compositions. He synchronized his
melodies across twelve player pianos, producing stereophonic
sounds no one had ever heard before.Kiesler incorporated Anthiel's
technology for synchronizing his
player pianos. Then, she was able
to synchronize the frequency
changes between a weapon's receiver and its transmitter.
On August 11, 1942, U.S. Patent
No. 2,292,387 was granted to Antheil and "Hedy Kiesler Markey,"
which was Kiesler's married name
at the time.
Most of you won't recognize the
name Kiesler. And no one would
remember the name Hedy Markey.
But it's a fair bet than anyone reading this newsletter of a certain age
will remember one of the great
beauties of Hollywood's golden
age~Hedy Lamarr.
That's the name Louis B. Mayer
gave to his prize actress. That's the
name his movie company made famous.
Meanwhile, almost no one
knows Hedwig Kiesler a/k/a
Hedy Lamarr - was one of the great
pioneers of wireless communications. Her technology was developed by the U.S.Navy, which has
used it ever since.
You are probably using Lamarr's
technology, too. Her patent sits at
the foundation of "spread spectrum
technology," which you use every
day when you log on to a wi-fi network or make calls with your
Bluetooth-enabled phone. It lies at
the heart of the massive investments being made right now in socalled fourth-generation "LTE"
wireless technology. This next generation of cell phones and
cell towers will provide tremendous increases to wireless network
speed and quality, by spreading
wireless signals across the entire
available spectrum. This kind of
encoding is only possible using the
kind of frequency switching that
Hedwig Kiesler invented.

historic track. But that may not be the first
thing fans remember about this years summer race at Daytona.
For the first time in history, a SWAT team was patrolling the track, including the garage
area and pit road, usually the domain
of drivers and crew members. Most
Major League sports, including the
NFL and MLB, have ramped up security at games in recent years, but the
sight of uniformed personnel with assault rifles mingling with fans caught
many race goers by surprise.
The reasons behind the increased security should be obvious to anyone who hasnt been hiding under a rock for the past
few months. Start with an attack at a
restaurant in Dhaka, Bangladesh mere
hours before the race where 20 hostages
were hacked to death and two policemen
were killed. Four days before the race a
bombing outside the airport in Istanbul,
Turkey claimed at least 44 lives and injured
236 people, including several Americans. Before Istanbul there was Brussels and before that Paris.
Another hostage taking and shooting on June 12 occurred much closer to home:
the Pulse Nightclub in downtown Orlando less than an hours drive from the
Speedway. That massacre claimed 49 lives and injured and maimed 53 more.
What do all those terrible tragedies have in common with a NASCAR race?
The commonalities abound. Most of the atrocities took place at entertainment
venues. All of them occurred against so-called soft targets, places where secu-

in such places to have fun and celebrate life. The last thing on their minds used
to be a terrorist attack. No more.
The National Consortium for the Study of Terrorism and Responses to Terrorism recorded
14,806 terrorist attacks around the globe in 2015,
an average of more than 40 per day. Fortunately,
domestic terrorist attacks make up only a small
fraction of that total but most experts agree
more are inevitable.
Fortunately, the biggest excitement at the
Coke Zero 400 was the big one, the mass accident that has become a staple of NASCARs
restrictor-plate races at Daytona and Talladega where cars run in huge packs at 200
mph lap after lap. But its only a matter of
time before a terrorist attack occurs at a
sporting event in this country, despite the
best efforts of law enforcement.
Whether the increased presence of law
enforcement at Daytona made fans nervous or more secure, its something we all
have to get used to. No longer can we view sporting events
as free from political, religious or nationalistic fanatics. Heightened security
is a permanent sign of the times at all sporting events.

Sharon Christa Corrigan McAuliffe (1948-1986), known as Christa, was NASAs
first Teacher in Space. Born in Boston, Massachusetts, McAuliffe grew up nearby in
Framingham. After college and graduate school, McAuliffe taught social studies in
New Hampshire at Concord High School. A gifted teacher, her commitment to teaching contributed to her selection for the space program. During the training, McAuliffes enthusiasm captivated many Americans and greatly increased interest in the
mission. The spaceship Challenger, however, exploded on January 28, 1986, just seconds after liftoff, killing all aboard. MacAuliffe was posthumously awarded the Congressional Space Medal of Honor in 2004. The Christa McAuliffe Planetarium in
Concord, now the McAuliffe/Shepard Discovery Center, was named in her honor

their expanded couple's addiction program, Broadway Treatment Center will have the capacity to help many more couples find
sobriety and live a life of integrity, love and companionship.
Addiction is an equal opportunity destroyer of individuals as well
as relationships. Most facilities that provide treatment for addiction to
drugs or alcohol, as a general rule, discourage participants from bringing along their significant other, who also happens to be struggling
with substance abuse issues. "We don't understand the logic," stated
Broadway Treatment Center's COO Shaun Lennert, "If two people
are in a relationship, and having problems with substance abuse, how
can you expect to effect positive outcomes without treating the whole
problem?

The former operator of the Mariners Point
Fuel Dock, ceased operations on October 1,
2015. The City Council and staff worked
with the operators, County and State Lands
Commission to try to keep the fuel docks operating. While operating a fuel dock is not a
City function, ensuring the future availability
of fuel in our community was of great importance to citizens. The City was able to purchase the fuel dock
and sought proposals
from qualified operators to restore and
renew this important
community amenity.
Maxum Petroleum
was selected as the
new operator, due to
their qualifications
and vision for the
22 Huntington Beach
fuel dock. The com-

pany has been in operation since 1946, and


successfully operates fuel docks in Seattle,
Portland, San Francisco, and Los Angeles.
Once Maxum purchased the site from the
City, they began the process of bringing the
location into compliance with various State
and local requirements for operation of new
fuel dock. They also completed numerous
upgrades and improvements, and officially
began serving the Huntington Beach marine
community on May 25, 2016.

admit, Ive always wondered


what it would be like to ride in
the Huntington Beach 4th of
July parade. Ive studied that
event for so many years, researching photos and mining the history.
We may take it for granted but it
truly is an iconic event that has
been one

of the backbones
of this community for more than
one hundred years.
As big as the city seems to be
getting, its a day when Huntington Beach seems to fold back
time and become a small town
once again. The mood in the attitude of the city on July 4 is more
than just festive. Its exception-

ally patriotic and even innocent in


a way. It harkens back to times
when Main Street truly was the
center of town; when all of the
local businesses were practical
and functional. Back when hardware stores and radio repair shops
with the norm.
So I was thrilled this year
when my friend, the great
Olympic swimmer, Shirley
Babashoff, invited me to
ride with her. The parade organizers had invited Shirley
to participate as a celebrity
guest and she was able to
bring one person with her.
Shirley and I are good
friends and this week the
book we worked on together, her
memoir called Making Waves is
being released by Santa Monica
Press. She thought it only made
sense if the two of us rode together and, dumbfounded, I could
only selfishly agree with her.
Its a day I will never forget. We
met early on Main Street for a
VIP breakfast what city councilmembers and other local digni-

taries. Then we made our way to


the staging area several blocks
down PCH to get ready for the
start of the parade. I introduced
Shirley to people I knew as they
all got ready to climb into their
assigned automobiles. Sen. John
Moorloch, assemblyman Travis
Allen, assemblyman Matt Harper,
Congressman Dana Rohrabacher;
they were all there and they were
all thrilled to meet Shirley.
Soon, our 1965 Impala, driven
by Joe Ali was next in line and
we entered the procession. From
the very first block, people were
thrilled to see Shirley. As a surprise, she had brought along her
famous gold-medal from the 1976
Olympic Games in Montral,
Canada. Thats the medal she one
with her three relay teammates;
the famous race where they finally beat the infamous East Ger-

As we made our way down main
street, people continued to approach our car to wish Shirley
well. It was kind of surreal seeing
my wife and kids watching us and
the parade along with many other
friends that I passed along the way.
But I think my favorite moment of
the whole experience was watching Shirley lend her gold medal to
children who approached the car,
giving them a chance to touch a
true piece of American history.
Their smiles and sense of wonder
are things I will never forget on
this very magical day where I got
to do something that I always
wanted to do.
Thank you again to Shirley and
all of the wonderful parade organizers that work so hard to make
the 4th so special in Huntington
Beach.

irtual Reality (VR) is no doubt the hottest thing


in electronics and entertainment today, with
immersive 360-degree experiences increasingly available via the click of a mouse or tap of a
screen. And while its hardly a replacement for getting
out into nature and experiencing life itself, environmental advocates are starting to use VR as a tool to help
everyday people appreciate the natural world around
them and the environmental challenges we face as
global citizens.
One of this trends leading lights is Stanford Universitys Virtual Human Interaction Lab (VHIL), which
works to design, test and distribute virtual reality interventions that teach the concept of empathy.
Virtual reality can give everyone, regardless of
where they live, the kind of experience needed to generate the urgency required to prevent environmental
calamity, Stanford professor Jeremy Bailenson told
Yale Environment 360. One of the greatest challenges
to staving off irrevocable climate change isnt simply
getting buy-in from skeptical politiciansits getting
people to visualize how driving a gas-guzzling car or
living in an energy inefficient home is contributing to a
problem that may only manifest itself completely in future decades. Earlier this year the lab unveiled a short
VR documentary and interactive VR game to help explain ocean acidification, a slow-motion and hard-toexplain process whereby excess carbon dioxide in the
atmosphere dissolves in the ocean, upping acidity levels
and altering marine habitats accordingly.
Google Expeditions, a VR educational program from
the Internet giant, has shared sections of VHILs ocean
acidification documentary with over a million school
children around the world as part of its beta release, and
will likely reach many more as the program is rolled

wonderful trade.
If you need a tractor because yours is mired in a soggy
field, no problemo! Need a little welding and custom fabrication on a pump? I'll be right over with a welding rig.
Stuck fermentation? I'll send over a portable heating unit.
That kind of sharing happens all the time. But ask for a
customer list, or ask "Can you show me a copy of your financial performance so I can compare my winery to
yours?" The answer is always just < ..... crickets ..... >.
When it comes to that question you'll just get a mixture of
liars dice, false bravado, partial truths and ..... well ..... the

In the Nielsen slide for fiscal 2015 you can see how the
below $9 segment is failing both in dollars and case volume, and above $9 is showing nice growth. You can also
see the above $20 segment showed 10.6% growth in sales
dollars and 11.1% growth in case volume. That's close to
14% which was the lower end of my prediction but still not
hitting the forecast. So by this measure, I was wrooo. I was
wrerrrr. Wait!! Maybe Nielsen is wrong?
While an excellent source of information, Nielsen scan
data does have its limitations. It doesn't include restaurant
or direct to
consumer
sales, so with
direct sales accelerating in
the small family
owned
wineries,
a
growing percentage
of
sales above
$20 won't get
captured
in

Nielsen. Maybe that's why


Nielsen is lower than my
forecast?

viewing real industry financial performance and that approach provides an accurate
view of the small family owned fine wine business because
we are using real financials.

HOW MUCH DO WINERIES REALLY MAKE?


SVB is able to present many different views of performance using our own proprietary database of actual winery
financial statements. The following chart is one I present
each year in the State of the Industry Report and use in
many of my speeches.
It's important to understand the data are not weighted by
case size. Had we weighted the results by case size, the
largest volume producers which grow by about 2% annually would dominate the data making the benchmarks useless for most as comparisons. The "average" winery is quite
small by case production measures but higher in sales
growth rates compared to the largest wineries.
In the following PGA chart, the red bars represent gross
margin (sales minus the cost of sales), and the green line is
pretax profit. The blue line is industry sales growth. You
can back into total operating expenses if you are interested,
by adding pretax profit and gross margin and subtracting
the sum from 100%. The scales for each point of information are on the right and left vertical axes.

Coronado Beach
ike an island getaway a stones throw from the
city, the appealing island community feels like a
private enclave wrapped with perfect beaches, including ultra-family-friendly Coronado Beach. Besides
those soft sands, the islands crown jewel is the Hotel
Del Coronado, built in 1888 and topped by russet red,
castle-like turrets. Explore the lobby and grounds on
your own, or join a guided tour offered by the Coronado Historical Association.
The diminutive island, reached by the arching
Coronado Bridge, is easy to explore by bike. Rent one
from Hollands Bicycles to pedal past elegant oceanfront mansions and tended gardens, or visit Orange
Avenue, lined with shops, restaurants, galleries and
theatres. More shops and art galleries are located at
Ferry Landing.

Carmel Beach
ith its sugary sand and idyllic settingedged
by wind-carved cypress trees and bluffs topped
with quaint cottages with billion-dollar viewsthis
roughly 1-mile/2-km-long crescent is a great place to

relax and play. Kids love to build sand castles just


above the surf line, or splash in the usually tame
breakers (just know that the water is quite chilly
hovering just below 15 degree C, even in summer).
Carmel Beach isnt just a paradise for people; this
is a canine fun zone toothe dog-friendly beach
finds owners tossing tennis balls and romping with
their furry pals. It can be foggy here, especially May
through August, but stick around and the sun often
peeks through. Fall and winter days are often clear,
crisp, and beautiful. Parking, especially during summer and on weekends, can be a challenge as the official parking lot isnt that big.
Farther south, Carmel River State Beach is a more
secluded option, with silky sand dunes and a host of
seabirds, including marbled godwits, brown pelicans,
tiny sanderlings, and black oystercatchers (see if you
can spot their long, fire-engine-red bills).

Santa Monica Pier and Beach


ake a stroll along Santa Monicas signature pier
at sunset, that enormous sun sinking into the Pacific, and youll probably wonder if it can get much
better than this. Theres an amusement park
perched right on the piercalled Pacific Park, with
not-too-scary roller coasters and classic carnival rides
that make a nice mix even for little ones. Then there
are incomparable views from the top of the piers
solar-powered Ferris wheel. On weekends, you can
join free historical walking tours to learn more about
the pier.
And there are the local fishermen adding colour to
the scene; hang out for a while and youre bound to
hear some good yarns and watch some slippery fish
reeled in.
And then of course, theres the beach, a broad expanse of pale yellow sand lining the coast for 3.5
miles. Head inland a short distance and you can hike
through hills and canyons filled with spring wildflowers and even waterfalls on trails in Santa Monica

Mountains National Recreation Area.

Venice Beach

Beach. This region, a blend of hip new condos
and funky beach cottages, is famous for the quirky
goings-on along its iconic beachfront boardwalk,
where street entertainers and vendors create an unforgettable scene of local characters and goings-on.
Watch it all stream by from the loud and lively waterfront skate park, or sit near the daily drum circle
on the beach. For edgy boutiques focusing on furnishings and fashion, explore boho-chic Abbot-Kinney
Boulevard, one of L.A.s best shopping districts.

Silver Strands State Beach


he great wide blue and pounding surf of the Pacific on one side; a sweet curve of sand around
warmer, calm waters on the other. And in between,
plenty of run-around room, a chance to try surfing,
or build a bonfire on the beach with your family.
Note that access to the bay side is through pedestrian tunnels; be prepared to carry your gear from the
large parking area to that beach, if thats where you
want to spread out. Once there, pavilions, grills, picnic tables, and fire pits are available.

Crystal Cove State Park, Laguna Beach


he idyll of Southern California beaches, Crystal
Cove State Park is 3.2 miles/5.1 kilometers long,
with an undulated oceanfront dotted with tide pools
and secret coves. Kids can beachcomb and explore,
play in the usually friendly surf, fly kites, and see
what surfcasting fishermen reel in. The park also includes a trail network that heads inland popular
routes for hiking, horseback riding, and mountain
biking.
At night, families can stay at one of dozens of restored 1930s-era beach cottages in a historic compound (just plan well ahead; cottages are offered by
lottery and rent out months in advance). Or try your
hand at beach camping and pitch a tent on bluffs with
sweeping ocean views.

Glass Beach

upon Glass Beach, the most photographed destination of Mendocino and one of Californias most
extraordinary finds: polished bits of sea glass fill the
beach.
In 1906 the citizens of Fort Bragg chose to deal
with their waste in a relatively common manner for
the era they dumped it off the cliffs and into the
ocean below. That meant everything from household
garbage to automobiles, and the practice continued
all the way until 1967. The leftover beautiful glass

ntil now, Hyperloop has been a
charming idea. Affordable, highspeed
transportation
without TSA molestation and
airplane food? Sign us up. Buhbye Delta. And now, the first
full-scale feasibility study into the tech is backing
up the hype. In fact, one city, Salo, Finland, has
already signed a letter of intent with Hyperloop
One to become a stop on the line.
Hyperloop One looked at a historical transportation problem connecting Helsinki, Finland
with Stockholm, Sweden. By building a mere
500 kilometers (311 miles) of Hyperloop track, the trek that
takes passengers 17.5 hours on an overnight ferry or 3.5
hours by air including the aforementioned security groping and queueing could be trimmed down to just 28
minutes. We use this word "revolutionary" sparingly, but
it's the only adjective that adequately describes the potential
impact this technology could
have on travel and freight transport.
It's estimated that the 311
miles of track would cost 19 billion euros (about $21 billion at
today's rates) to build, which is a
lot, but the time savings alone
are worth 321 million euros
($355M) per year. Revenue from
fares would ring in at a billion euros
($1.1 billion) per year, with an operating profit of 800 million
($885M) based on 43 million passenger trips. If our grossly oversimplified math is right, that'd put the
fare price at just under $26. The addition of freight transport would
likely speed up the money-making
process even further.
But what makes Hyperloop One's
study truly fascinating is how it
shapes up to high-speed rail projects. A Hyperloop connection between the Scandinavian capitals
would cost just 38 million euros
($42 million) per kilometer, compared to 100M euros ($110M) per
kilometer for the high-speed rail
line between the British cities of
London and Birmingham. And the
new train project in California?
That's going for $76.4 to $87.4 mil-

lion per klick.


Now here's the part where we rain on the parade this is
a study by Hyperloop One. That means we're approaching
it with as
much salt as
we
would
any study not
independently conducted. The
study doesn't
explain how
long it'd take
to construct
the underwater network. There's also the issue of delays,
budget overruns, and reliability. In short, Hyperloop will
continue to sound like a brilliant idea, but until we're running from Detroit to Los Angeles at 4,000 miles per hour,
it needs to be approached with a degree of skepticism.

s mortgage have returned to record lows, many homeowners are


looking to cash out some of the available equity in their home.
But is that always a good idea?
Weve all heard the commercials advertising for homeowners to use
their equity to pay off and consolidate other debts or to finance other
projects such as home improvements. If the equity is cashed out for
these purposes, a cash out refinance is typically a solid financial investment. By default, mortgage rates tend to
belower than nearly any other
type of loan or credit card out
there. With mortgage rates at
record lows, this is more true
now than ever. And since the
mortgage interest is also tax
deductible, the net cost of borrowing with a mortgage is
brought even lower still (check
with your accountant or tax
preparer to confirm).
For individuals who already
have other debts, consolidating
their total debt portfolio into
one tax deductible loan with a
super low rate is almost always
a very good idea. But what
about the other types of cash out
financing?
Pulling out equity to finance
home improvement projects is
the second most common type of cash out refinance. While not as much
of a no brainer as cash out for debt consolidation, the home improvement refi can still make very good financial sense. The bottom line is
this: If the work is going to get done one way or the other, what cheaper

source of funds is there? For almost every homeowner, there is no


cheaper source of funds than a mortgage. Using a mortgage to finance
mandatory expenditures would still be considered a prudent financial
decision when compared to other options which are likely to be considerably more expensive.
But what about the commercials which advertise for homeowners to
pull out the equity in their homes to reinvest it
into other opportunities? While there are certainly homeowners who do this, it is completely
unethical for a mortgage company to promote
this. It was only a few years ago that we saw the
effects of cashing out for the wrong reasons.
Millions of Americans took equity out of their
primary residences and used those funds to invest in other opportunities such as investment
properties. When the real estate market turned,
those investors found themselves facing foreclosures and the tenants found themselves
homeless. It was a big part of what started the
economic downturn which has since been
dubbed as The Great Recession.
Some might argue that things are different
now. The loans produced in todays tight
credit market are some of the lowest risk loans
in history. This is a stark contrast to the recklessly high risk credit market of a decade ago.
Undoubtedly the risk in todays market is
less, but there is still a certain component of
risk. Homeowners who are considering such a cash-out loan for investment purposes need to be starkly aware of these risks. If they decide to
proceed under these circumstances a mortgage lender would still be
within their right to offer them the loan. But advertising to promote such
behavior is nothing short of unethical especially given recent history.
