INCLUSIONS TO

CONTRACT TO BUILD AGREEMENT


Following are the Inclusions mutually agreed by the following parties in
relation to the renovation of a residential house for Mrs. Estrella Felipe 71 B
Valencia St. Intercity Homes, Cupang Muntinlupa City.
RICKY R. ALBA, Filipino, of legal age, with address at 77 Valencia Street,
Intercity Homes, Cupang, Muntinlupa City and herewith referred to as
CONTRACTOR;

Payments
The OWNER binds herself to pay the CONTRACTOR the total sum of
ONE MILLION PESOS ONLY.
1ST PAYMENT 60% Downpayment of total project cost or equivalent
of SIX HUNDRED THOUSAND PESOS (600,000.00) as initial advance payment.
2ND PAYMENT 25% of total project cost equivalent of TWO HUNDRED
FIFTY THOUSAND PESOS (250,000.00) as a progress payment upon 60%
accomplishment of the construction project as validated by the owners
architect.
3RD PAYMENT - 10% of total project cost equivalent of ONE HUNDRED
THOUSAND PESOS (100,000.00) as a progress payment upon 85%
accomplishment of the construction project as validated by the owners
architect.
4TH PAYMENT Full payment if the project is complete, as equivalent
cost of FIFTY THOUSAND PESOS ONLY (50,000.00)

SUBJECT: SPECIFICATION
DIVISION 1.0
1.1

GENERAL CONDITIONS

SCOPE OF WORK

The work to be performed under this contract consists in the furnishing of all
materials, labor and equipment, transportation and other facilities necessary
to complete the residence in accordance with these specifications and
Contract Drawings.
1.2

PLANS AND SPECIFICATIONS

It shall be the duty of the CONTRACTOR to carefully examine, compare and


verify the data furnished by the plans and specifications. In case of obscurity
or discrepancy in the plans and specifications, the CONTRACTOR or his
authorized representative for the proper explanations or necessary
corrections, before any adjustments shall be made.
1.3

TEMPORARY FACILITIES

The CONTRACTOR shall furnish all temporary lights and power and shall pay
all the expenses in connection therewith. Furthermore, the CONTRACTOR
shall also provide and pay for all water expenses for all building purposes
which are required by all trades.
1.4

INSPECTION OF THE WORK

The ARCHITECT or OWNER shall at all times access to the work whenever it is
in preparations or progress and the CONTRACTOR shall provide facilities for
such access for inspections.

DIVISION 2
2.1

SITE WORK

EXCAVATION AND FILLING

The site shall be excavated and filled so as to provide the finished grade
shown on drawings.
2.2

SUBGRADE

The subgrade shall be shaped to a line and grade that provides a uniform
thickness of the base course as shown on drawings. Surface of the subgrade
shall be not more than inch above or below the subgrade as shown on the
drawings.

2.3

FOUNDATION

The footing for columns, walls and bearing walls shall be carried and
extended to firm and undisturbed soil.
2.4

CHEMICAL SOIL TREATMENT

A.
Lentrex TC Termiticide and Concentrate shall be applied all over the
area at the rate of 1 gallon per 10 square feet or ass per manufacturers
specifications.
B.

Application:
a. Soil poisoning work shall begin after all preparations for slab
placement have been completed.
CONCRETE WORK
3.1

PREPARATION OF CONCRETE

The following proportions shall be used unless otherwise indicated in the


Drawings: Class B (1:3:4) concrete shall be used for footing, columns,
beams, and slabs. Class B (1:2 Y2
:3) concrete shall be used for
concrete slabs on grade.
3.2

ULTIMATE COMPRESSIVE STRESS

Concrete shall develop a minimum ultimate compressive strength of:


A. 4,000 psi at 28 days for beams, suspended slabs and columns
B. 3,000 psi 28 days for footings
C. 2,500 psi at 28 days for slab on grade.
CONCRETE AND MASONRY WORK

4.1 Concrete hollow blocks shall be of standard manufacture and shall have
find and even texture and well-defined edged 5 or 4 CHB as manufactured
by white sand or approved equal.

4.2 Steel reinforcement bars shall be structural grade, ASTM (A36)


allowable Fy = 276 Mpa (40 ksi).
Column use 6 16 mm diameter bar
Stirrups use 9 mm diameter bar
Temperature bar or horizontal and vertical bar use 10 mm diameter bar.
4.3 Mortar: Portland cement mortar for laying CHB shall consist of 1
Portland cement, part lime and 3 parts sand.
CEILING WORKS
Ceiling joist: used 2x2 metal furring at 2nd floor only. Excluded ground floor.
Ground floor ceiling finishes not included.
Partition of Interior: used double walling hardiflex only.
DOORS AND WINDOWS
A. Hollow Core Flush Swing Doors / Existing main door shall be used.
a. Wood Door Sash: finished thickness of 44mm, tanguile kiln-dried
framing consisting of end stiles, bottom and top rails of solid pieces
31 mm x 120 mm, lock jointed for each other with at least 3
intermediate rails of solid single pieces. Provide locksets and other
accessories as required.
b. Windows: Steel casement only with 1/8 clear glass.
STEEL TRUSSES: used 2x5 tubular rafters
Use 2x2 tubular purlins.
ROOFING: Rib type color roof long span galvanized by PhilSteel #26.
TILES: 2 unit of toilet 1.6 meters height only at wall mariwasa tiles.

SANITARY WORKS AND MATERIALS: 2 water closet, 2 lavatory, shower


Kohler brand.
Eslon blue pipe brand for water lines
Neltex, Atlanta or Emerald Brand for sewer and
storm drainage lines.

ELECTRICAL WORKS: All wires at light and convenience outlet 2 3.5 mm2
THW in 15mm
Telephone wire
CLEANING OF SITE:
CONTRACTOR shall clean the CONSTRUCTION PROJECT and the site it
stands on prior to turnover to and acceptance by the OWNER.
CONTRACTOR shall ensure that no debris, materials, supplies or
equipments shall be left by his employees, workers, laborers, or
subcontractors.

1. All floor finished at ground and second floor.

6. Meralco, building permit, occupancy permit, business permit, real
property tax fee.
