Move Ins Outs
Residents are not permitted to move furniture or any large items via the front entry to the property, all
furniture moves must be made via the side gate adjacent to the bin room.
Gate Keys
Keys for the side Gate & Padlock are available from the Manager, a fully refundable deposit of $50 is
applicable.
Please note that the grass reserve beside the gate is not owned by the Owners Corporation, access or parking
in this area cannot be pre-arranged.
Waste Disposal
Household waste & recycle material must be placed in the correct bins located in the bin room
Hard rubbish & furniture must not be left in the bin room and must be disposed of by the resident.
Loose bags of waste must not be left outside doors of apartments.
Wheel Chair Access
Via the pedestrian ramp and entry door from Camberwell Rd into the bin room.
Balcony Use & Appearance
Balcony areas must be kept clean and tidy at all times, storing of furniture and personal items on balconies is
not permitted, residents are permitted to install a small outdoor setting, BBQ and pot plants only.
Potted plants must be placed on a suitable saucer to prevent water runoff, hosing of balconies or sweeping
debris over balconies is not permitted.
Washing on Balconies

Washing is not permitted to be left to dry on balconies, you must not hang any item from or over a balcony or
install either a washing line or clothes horse on a balcony at any time.

Bamboo & Balcony Screens


Use of Bamboo or any other temporary screening material is not permitted to be installed to the balcony at
any time.
Foyer Bin
Household waste or food stuffs are not to be placed in the foyer bin at any time.
Items left on Common Property
Leaving personal items on common property, including Bicycles chained to railings, pot plants, bins, or other
personal items is not permitted.
Breach of rules
All residents must obey the Rules of the Owners Corporation at all times, breaches of rules and failure to
comply with these rules will result in the issue of Breach notices to the resident.
Noise
Noise should not be audible outside the confines of the apartment walls.
Loud televisions, music or excessive vocal noise are considered a breach of rules.
Common areas
Residents are asked to take care when moving goods via the lift not to drag furniture or damage the carpet or
lift walls, doors or fittings.
Care should be exercised whilst entering the common carpeted areas to ensure that carpets are not soiled or
damaged either by dirty footwear or whilst disposing of household waste.
Car Park
Residents must not leave any loose items in the carspace allocated to their lot
Sub Letting.
Tenants must not Sub-Let or lease their car space to a non resident of the building.
Security
The Glass security entry door to the courtyard area must not be left ajar or propped open at anytime, residents
moving furniture must do so by the side gate and may not move furniture or large items by the main entry at
any time.
Access to property
Replacement door access swipes and garage remote controls are available from the Manager.
