CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease executed between:

EDISON ALBA, of legal age, married, Filipino citizen and a resident of 153 Alvarez St.,
Malaban, Binan City, Laguna, hereafter referred to as the Lessor.

and

ALLISON MERCADO, of legal age, single, Filipino citizen and a resident of Lot 888
Gold St., Thirdy Village, Cabuyao, Laguna, hereafter referred to as the Lessee.

WITNESSETH:

Whereas, the Lessor is the owner of 2,500 square meter lot with a two-storey structure at
Block 15, Lot 9, Sta. Rosa-Tagaytay Road, Brgy. Pulo Sta. Cruz, Sta. Rosa City, Laguna.

Whereas, the Lessee desires to lease said property with a two-storey structure for
education purposes;

Wherefore, the parties have agreed as follows:

1.

That the property shall be used exclusively by the lessee for the operation of grade
and elementary school and;

2.

That the lessee shall pay P100,000.00 as monthly rentals payable on or before the
1st day of each month.

3.

There must be 2 months advance deposit for unpaid utilities or monthly arrears

and the same shall be returned upon the termination of the contract if there are no
arrears.
4.

No other structures shall be built without the lessors consent.

5.

The period of the lessee is for three (3) years, renewable for another three (3)
years upon agreement of the parties.

6.

In case of delay, 6% interest shall be applied to the principal amount of 100,000.

7.

In case of violation of the conditions of this contract, the lessor can rescind or
terminate the contract;

8.

In case of disputes concerning any violations in the contract, mediation shall be

held in the Baranggay where the property is situated.

In Witness Whereof, the parties hereto have hereunto set their hands this 20 th of
December 2012, at Sta. Rosa, Laguna.

Before me on December 20, 2012 personally appeared Edison Alba with his CTC No.
29157633 issued in Binan, Laguna on January 15, 2012 and Allison Mercado with her CTC No.
7891011 issued Cabuyao, Laguna on January 2, 2012, known to me to be the persons who
executed the foregoing Contract of Lease and they acknowledged to me that it is their voluntary

act and deed.

This contract relates to the lease of a parcel of land situated in Sta. Rosa, Laguna, consists
of three (3) pages, including this where the Acknowledgement is stated, and was signed by the
parties and their witnesses on the left margin hereof on each and every page of the document.
