CLIENT PROFILE
Robb and Brienne Stark are in their 30s and live in Pittsburgh,
Pennsylvania. They enjoy traveling, photography, and frequenting
music venues with local bands. They both have collections that they
would like to display such as Briennes photography and Robbs record
collections. The preference of style is Scandinavian and modern and
design requirements include three bedrooms, living and dining
spaces, an office, and a music room. They have also require a utility
room, storage for clothes and linens, and a small powder bath. Custom
cabinetry will be designed for built-in storage with display qualities.

The historical building where Robb and Brienne will reside has a masonry faade of brick
and moulded concrete or stone. The windows are tall and narrow with semi-circle arches.
The corners are adorned with quoins while non-structural piers or squat dwarf columns
reside between the arched windows. Each junction of levels has a belt course. These
architectural characteristics were common Romanesque architecture. (LaChiusa)

ADJACENCY MATRIX

CONCEPT STATEMENT
Inspired by the buildings urban location, the interior design will
feature modern furnishings and fixtures while brightening the mood of
the space with neutrals and a split-complementary color palette of
deep blues, muted pink, and a light teal. The open concept living
spaces will be balanced with proportionate pieces that help to define
each area for specific use while keeping sight lines constant. The two
levels will achieve harmony by continuing the color palette throughout
the rooms and having materials coordinate through furnishings and
millwork. The emphasis will be kept with utilizing the natural light and
architectural windows of the South wall.

Rationalize why or why not the existing building
should be expected to conform to the code
According to the IBC fire extinguishers need to be
provided with automatic fire-extinguishing system agent
for grease fires. The maximum distance of travel to
extinguishers in a light hazard occupancy is 75 ft. and
the cabinets used to house portable fire extinguishers
need to remain unlocked. The clearance between the
floor and the bottom of the installed hand-held portable
fire extinguisher must be no less than 4 inches. A fire
alarm system is not required in a buildings that are not
more than two stories in height, where all dwelling units
are separated from one another or public areas with no
less than 1-hour fire partitions and where each dwelling
unit has an exit directly to a public way. Single-and
multiple-station smoke alarms need to be installed in
sleeping areas, every room in the path of means of
egress from the sleeping area to the do leading from the
sleeping unit. An alarm must be on each story within the
sleeping unit, including basements. For sleeping units
with split levels and without an intervening door between
the adjacent levels, a smoke alarm must be installed on
the upper level which shall suffice for the adjacent lower
level provided that the lower level is less than one full
story below the upper level. Evacuation plans need to be
provided to occupants and buildings. All subsection
under section 1005, and will be determined by
calculating the occupant load.

The building will need to be in compliance with the


2015 International Building Code (IBC) Section 603.1
as well as section 803-808. Even though the 2015
International Existing Building Code (IEBC) 1201.1.
states that for an existing historic building needs to
have repairs done in original/like materials, in order to
keep the historic building historic. However the IEBC
1205.9 requires historic interior finish materials to have
a flame spread index of no less the that of Class C
when tested in accordance with ASTM E 84 or UL 723.
This building is not registered as historic and because
of that any update to the existing building will need to
comply with the allowable materials permitted and
those material will need to be accordance to all
subsections under the IBC section 803-808. This is in
order to decrease the effects of flame spread and
smoke development in the event a fire were to break
out in the residential space. This goes in conjunction
with the Fire and Safety codes as well. (IBC/IEBC)

IBC 602.4.6. This will allow for the swelling and

It will be necessary for the building to comply with IBC


602.4.8 which requires that all interior wall and
partitions are to be constructed of solid wood, formed
by not less than two layers of 1 matched board or
laminated construction of 4 thick, or of 1 hour fireresistance rated construction. (IBC) By complying with
this IBC 602.4.8 will ensure a solid construction of the
interior partitions as well as having added protection
against the spread of fire.

Requirements

Alterations to existing buildings are permitted without


requiring the entire building to comply with the IECC or
IRC. Alterations shall conform to the energy
requirements of the IECC/IRC as they relate to new
construction only.(IEBC) Alteration should include,
energy efficient lighting fixtures, water conservation
plumbing fixtures, and any materials altered or replaced,
be repaired or replaced with energy conserving
materials or equipment. Natural light should be
maximized while leaving a balance between heating and
cooling needs (Karlen).

Aimee Van Houten - Topic 1


Building codes have a very large impact on the overall safety, quality, health, and energy efficiency of buildings and
residences. Buildings and residences which are not in compliance with the International Code Standards are valued at
a substantially lower price point and require much more in the way of maintenance costs for the life of the building.
(EESI) By evaluating the different areas which could potentially cause harm to the occupants in both the short term
and long term, building codes allow for a healthier and safer environment which are also trying to place a lower strain
on the environment and the general public. Building codes have also taken into consideration how energy
conservation can be more efficiently implemented into the residence and, in many instances, have mandated the use
of energy efficient materials during construction. By realizing the importance of building codes, as designers, it will
allow us to produce designs which have a much lower overall impact on the environment as well as allowing us to cut
down on the cost to public health and safety from design flaws or improper installation. (EESI) Using code standards
and incorporating them into the designs of residential spaces will assist in saving construction costs for the residence
and also be a safer environment in the event that a natural disaster strikes. Better designs that comply with or exceed
the code requirements will be less impactful on the environment while also saving on both energy and water
consumption.

Jennifer B. - Topic 3
Energy Conservation is a growing concern due to the impact on our daily lives and the impact on the environment.
By complying to the energy building codes, not only for new construction, but also converting existing construction, it
reduces those impacts. The energy conservation codes also help to establish a new norm for the interior design
profession and other in relative fields to pass good practices onto consumers. (EESI)
Cost is another factor to consider with energy conservation. Many are reluctant to convert or construct buildings
that are energy efficient due to the higher costs of materials or equipment. Although the lower cost of ownership over
a long period of time could offset the slightly higher costs of initial build or alteration. Also, it adds quality of life and
safety not only to the direct consumer, but to the surrounding community. (EESI)
Due to the lowered cost of ownership for the end user, that allows the local economies to benefit. The monies
saved from energy conservation can be spent to boost the economy and allow for other improvements, energy wise,
to be made throughout the community. (EESI)
By not complying with the energy conservation codes, safety and quality of life would become more difficult to
maintain. Costs, not only related to design, would be affected. Since many codes are adopted into the local laws, if a
code is not complied with there could be fees, or even termination of construction. (EESI)

Amanda - Topic 2
When it comes to applications of residential sprinklers there are many advantages and some disadvantages.
Home fire sprinkler systems are designed to activate the sprinkler closest to the fire instead of the entire system
(Home Fire Sprinkler). This helps protect surrounding rooms from fire, heat and smoke damage. Another advantage
is that a sprinkler system can stop a fire in less than a minute and a half and give the residents time to safely escape.
According to Friday Harbor there is a huge disadvantage of residential sprinkler systems. This disadvantage
is potential pollutant and/or contaminant such as stagnant water, non-potable piping, heterotrophic bacteria, and
chemicals. Which all of these hazards sound pretty intense for something that is designed to safe your home and life.
Another key disadvantage is that the cost of these systems are extremely higher than that of smoke detectors.
Based on my locality sprinkler systems are not required for new residential construction because we go by
the IBC which states that only smoke detectors are required. Based on what I have learned I am going to have to say
that I do not think that sprinkler systems should be required in all renovations of existing residential buildings. I say
this because I feel that with the hazards that these systems have thus far that this should be a personal decision for
the homeowners or builders.

JUSTIFICATION
The development of this design was based on the clients needs and requests that
would be incorporated into the design plan, along with their style preference and
budget. The Starks residence design focused on offering ample storage and
display while keeping an open layout. Modern, clean lines coupled with natural
elements of Scandinavian design was the inspiration throughout the residence.
While the first level of the residence retains an open layout, each space has an
intimate arrangement with proportionate furnishings and finishes that define that
space individually. A color scheme was created to unify all spaces as a whole and
create rhythmic transition from one room to the next. The furniture chosen has
natural elements of wood to emphasize the Scandinavian design and playful,
geometric patterns were used for upholstery and wall finishes that give the design a
unique modern edge. The lighting was chosen to enhance or highlight elements of
each room to stage as a focal point, while utilizing natural daylight through the large
expansive windows. During the selecting of furniture and finishes of the project,
sustainability and energy conservation were leading factors, while also retaining
functionality and aesthetics.

REFLECTION

The three concepts that were most helpful in this course was the codes analysis, the
process and factors in selecting lighting for a space, and the accessories selections.
The codes analysis allowed me to understand the importance of implementing each
code with a design while having schematic plans in relations to each code. Having a
visual reference was easier to work with rather than just learning each code to comply
with in a later project. While choosing the color scheme for this project, I was able to
utilize the color theories and effects that color can make to an individual and to a space,
and how each color of a design can work together or stand on its own. I also learned
how lighting designs can become dull over time to the resident while also not allowing a
space to be properly lit can cause the space to not have full functionality.
