overseas, experts had already provided fascinating
insights into what the immediate future holds for the
property market.
While the shape of things to come in real estate is
based on new and emerging technology, architects
and designers assembling at Cityscape Global have
already been told that, in order to ensure a sustainable future for the property market, they must revive
ancient knowledge and make use of timeless traditional
methods.
This was one of the powerful messages delivered at
the Cityscape Conference, themed Discovering the
Future of Real Estate, which preceded the opening of
the exhibition on Monday and attracted 1,200 delegates to the Conrad Hotel Dubai.

Q. What is your overall outlook for the Dubai real estate
market for the remainder of the year/early 2017?
In Dubai, the residential market is experiencing price
corrections across the board, with the exception of
key locations that are associated with quality and/or
affordability and this is expected to persist. In fact, off-plan
launches in locations such as Downtown Dubai, are likely to
continue uninterrupted. The residential rental market, like
Abu Dhabi, is expected to record further falls at the luxury
end of the property spectrum, but with jobs growth likely
to turn around in the next 12 to 18 months, the rate of falls
should start to moderate toward the back end of 2017, with
a weak recovery likely in late 2017, or early 2018. Once the
market starts to stabilise, we will be better positioned to
assess when prices and rents will rise again.

Exhibitor Q&A: Emaar Properties

Cityscape spoke to Fadi Shaher El Borno,
General Manager for Joint Ventures at Emaar
Properties, on the back of the unveiling
of their latest mixed-use development
in partnership with Dubai South. Emaar
South will be a vibrant residential and
suburban lifestyle destination, serving as
home to hundreds of thousands of people
expected to work in the various integrated
districts of Dubai South, greater Dubai
area, and in close proximity to Abu Dhabi

carefully incorporated into the masterplan.

The development will also feature six districts
anchored by an 18-hole championship golf course &
clubhouse, and a number of large community parks. The
masterplan also includes a K-12 educational institution,
a mosque and a golf villa recreational centre. Every
aspect of the development is centred on the concept
of open spaces.
Q. Who are the architects of this project?
In terms of the overall masterplan we worked with JZMK,

infrastructure we worked with Arcadis.

Floating residences are designed

Floating villas in the UAE are proving that theres
a sea of possibilities when it comes to new and unique

At the end of this year Dubai will get its first set of
floating villas and over the next few years several floating

A NEW WAY OF LIFE
Kleindienst says he has noticed a rising trend of floating
villas around the world. Property end-users and investors around the world are constantly interested in new
and unique offerings. However, we have found that people
are especially captivated by how the Floating Seahorses
float in the open sea, and are designed to look more like a
villa than a boat. Given this positive reaction, we only have
three Floating Seahorses left on the market, he says.
Around 50 floating units will be ready at the end of this
year, and a few villas are expected for 2017.
The floating villas are quickly gaining traction in the
UAE as lifestyle concepts, giving potential homeowners a
variety of options when it comes to choosing a home or a
retreat away from city life.
Take for example Dutch developer New Living on
Water (NLW), who will showcase its organic shaped floating residence at this years Cityscape Global, a first for the
Middle East.
A lot of people nowadays live in very densely populated areas, and for most of them this is no problem in everyday life, said NLWs Managing Director and co-owner,

The judges comments

This in house multidisciplinary team has produced a new type of

residential, low-income and modest scale block for Dubai. Without using
any direct icons the project has abstracted local culture into a modern
and innovative compact layout of residential units.

This thin tower of slabs and glass in Beirut will have an impact in the
design of high-rise structures of the city. Set in the new Beirut Digital
District (BDD) the project is made of simple open plan units wrapped in a
dynamic faade.

The judges comments

The judges applauded the contextual design. Confident composition

turns what could have been a staid brief into a bold residential complex.
Passive sustainability strategies are strongly embraced.

Judges praised the language of the architecture - incorporating

traditional imagery such as tents and mountain skyline.

The judges comments

The project sets new standards in retail space developments of Jordan.

Both the designers and the developer have invested a lot of time and
resources in introducing new details, materials and energy saving
devices to enhance the experience of shopping in Amman.

The jury loved the way the project was developed and was adapted in the
design process in terms of planning and design, materials, local culture,
safety and regulations as well as craftsmanship. The project is creating a
new type of commercial retail space that is both global and local.
