DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:


I, JOCELYN C. MENDOZA of legal age, Filipino, married to JOSELITO
MENDOZA and with residence and postal address at Poblacion VIII, Cuenca,
Batangas, hereinafter reffered to as the VENDOR:
And
I, GENNA I. PANALIGAN single of legal age, Filipino with residence
and postal address at Poblacion VIII, Cuenca, Batangas, hereinafter reffered
to as the VENDEE;
WITNESSETH;
That the VENDOR is the owner of that certain parcel of land together
with all the improvement found thereon located at Poblacion 8, Cuenca,
Batangas which is more particularly bounded and described as follows;
ORIGINAL CERTIFICATE OF TITLE NO. P 31850
LOT-12077-E, Csd -04-015839-D
Beginning at a point marked 1 of Lot- 12077- E, Csd 04-015839- D,
being S.54 deg. 15 W., 397.98 m. from BLLM No. 1, Cad 610-D, Cuenca
Cadastre to corner 1; Containing an area of THREE HUNDRED NINETY FIVE
(395) SQUARE METERS. Bounded on the W., along line 1-2 by Road; on the
N., along line 2-3 by Lot-12077-F, Csd -04-015839- D, on the E., along line 34 by Lot-2765; along line 4-5 by Lot-2758 both of Cad 610- D, Cuenca
Cadastre; and on the S., along line 5-1 by Lot-12077- D., Csd 04-015839-D;
THAT for the consideration of the sum of TWO HUNDRED THOUSAND
PESOS ONLY (P200,000.00 Philippines currency paid in full by the Vendee
receipt of which is hereby acknowledged by the Vendor to her full
satisfaction the Vendor hereby these presents SELL, CEDE, CONVEY and
TRANSFER and otherwise dispose a parcel of above-mentioned land
consisting of 395 square meters only unto said Vendee their heirs,
successors and assigns, free from all liens and encumbrances.
That the Vendor hereby warrants the peaceful possession and
ownership of the above-mentioned parcel of land in favor of the Vendee;
THAT the Vendor hereby certifies further that the subject 395 square
meter is free from any other liens or encumbrances, easements or adverse
claim by third party. That the Vendor further guaranteed that there is no
existing legal impediments preventing the Vendor from selling the subject
property. That this property does not fall under the provision of RA 3844 or
the Presidential Decree on Land Reform and Article 1621-1623 of the New
Civil Code has been complied with;

age, Filipino and residents of Poblacion 8, Cuenca, Batangas do hereby name
appoint and constitute MAXIMA A. BAY, married to Romulo B. Bay of legal
age, Filipino and resident of Fabrica, Lobo, Batangas to be my true and lawful
Attorney-in-fact, for my names places and stead to do and perform the
following acts and things.
To secure the BIR Clearance, and DAR Clearance as mandated by
Administrative Order No. 1 Series of 1989 which is necessary requirements
for DEED OF ABSOLUTE SALE of a parcel of land situated at Brgy. Poblacion 8,
Cuenca Batangas with an area of 395 square meters, embraced in and
covered by Original Certificate of Title No. P-31850
To perform any or all acts necessary or pertinent for the attainment of
the above-mentioned purpose;
HEREBY GIVING AND GRANTING unto our said Attorney-in-fact full
power and authority, whatsoever requisite and necessary to be done in and
about the premises, as fully to all intents and purposes as we might or could
do if personally presents;
HEREBY RATIFYING AND CONFIRMING all that our said Attorney-in-fact
shall do or cause to be done under and by virtue of these presents;

DEED OF ABSOLUTE SALE


KNOW ALL MEN BY THESE PRESENTS:
I, JOCELYN C. MENDOZA of legal age, Filipino, married to JOSELITO
MENDOZA and with residence and postal address at Poblacion VIII, Cuenca,
Batangas, hereinafter reffered to as the SELLER:
And
I, GENNA I. PANALIGAN single of legal age, Filipino with residence
and postal address at Poblacion VIII, Cuenca, Batangas, hereinafter reffered
to as the BUYER;
WITNESSETH;
WHEREAS, the property object of this Deed, covered by ORIGINAL
CERTIFICATE OF TITLE NO. P 31850 LOT-12077-E, Csd -04-015839-D
containing an area of 395 square meters, is registered under the name of
JOCELYN C. MENDOZA, is free from all liens and encumbrances.

WHEREAS, the SELLER offered to sell and the BUYER agreed to buy
aforementioned parcel of land and house under the following terms and
conditions, to wit:
1. That, the total consideration of said parcel of land and house is ONE
MILLION SEVEN HUNDRED THOUSAND (Php1,700,000.00), Philippine
currency.
2. That on September 15, 2008, Seller received TWO HUNDRED FIFTY
THOUSAND (PHP250,000.00), as initial payment from BUYER;
3. On October 15, 2008, Seller received FIVE HUNDRED THOUSAND
(Php500,000.00)
4. On December 15, 2008, Seller received FOUR HUNDRED FIFTY
THOUSAND (Php450,000.00)
5. On January 15, 2009, Seller received TWO HUNDRED THOUSAND
(Php200,000.00)

6. On February 15, 2009, Seller received TWO HUNDRED THOUSAND


(Php200,000.00)
7. That, the remaining balance of ONE HUNDRED THOUSAND
(Php100,000.00), was duly paid and accepted on March 15, 2009 as
full payment of the Contract price.
IN VIEW WHEREOF, SELLER hereby conveys all its rights and interest to
the BUYER.
That, upon payment of the remaining balance, the total amount in
consideration is deemed fully paid and that the SELLER is obligated to execute the
corresponding Deed of Absolute Sale in favor of the BUYER;
IN WITNESS WHEREOF, the parties have hereunto affixed their signature this
