Gloster, Mississippi. The property is strategically located along the trade areas primary thoroughfare. Family Dollar boasts
strong reported store sales at this location which they have operated at since 2011. There are over six years remaining on
the Family Dollar lease which expires on June 30, 2022. The lease features 10% rental escalations in each of the six 5-year
renewal option periods. Family Dollar was recently acquired by Dollar Tree and is a wholly owned subsidiary of Dollar Tree.

Gloster is town in the middle of Amite County, Mississippi. The population was 960
at the 2010 census. It is part of the McComb, Mississippi Micropolitan Statistical
Area. Gloster is located 2 miles south of the Homochitto National Forest. Homochitto
National Forest is a U.S. National Forest in southwestern Mississippi comprised of
191,839 acres.
In 2012, Drax Biomass announced plans to construct a 450,000 metric ton per year
wood pellet production facility in Gloster. The facility was expected to create 45
jobs, and would be called Amite BioEnergy. The town of Gloster is served by the
Amite County School District. The Pine Hills Christian Academy is a private school that offers K-12 education.

Family Dollar offers a compelling assortment of merchandise for the whole family ranging from household cleaners to name
brand foods, from health and beauty aids to toys, from apparel for every age to home fashions, all for everyday low prices. While
shoppers can find many items at $1 or less, most items in the store are priced below $10, which makes shopping fun without
stretching the family budget. . The average size of a Family Dollar store is approximately 7,000 square feet, and most stores are
operated in leased facilities. This relatively small footprint allows the Company to open new stores in rural areas and small town,
as well as in large urban neighborhoods. Within these markets, the stores are located in shopping centers or as free-standing
building and all are convenient to the Companys customer base. Family Dollar was founded in 1959 in Charlotte, North Carolina.
Today, there are over 8,100 locations.
On July 6, 2015 Family Dollar was purchased by Dollar Tree for a total of $9.1 billion. Dollar Tree CEO Bob Sasser said the Family
Dollar acquisition will allow Dollar Tree to extend our reach to low-income customers, while strengthening and diversifying our
footprint. For the Family Dollar stores, Dollar Tree said that it will keep the chains name, and even work to expand both banners.
Dollar Tree also said it will maintain Family Dollars headquarters.
