1) Normal Operation (Summer is when outside air Temperature is above 15 Deg. C):
Supply Fan Operation:
a) Supply fan of AHU-X shall be controlled automatically based on adjustable time program
or as per demand of the operator. Duty time is dependent on supply duct pressure sensor
and unnocupied shall be minimum speed (20Hz).
b) Warning shall be initiated for fan status absence or low flow at multi level according to
speed (from differential pressure sensor measurement). Multi level according to speed
means that the pressure difference across the fan at 4 levels (say 20, 30, 40 and 50 HZ)
goes below the predetemined pressure setpoint, alarm for LOW FLOW shall be initiated
i.e, when belt is loose RPM is dropped, this will create low pressure on fan chamber that
needs to be check by the operator. Also speed of the motor can be high, but airflow is less
due to this loose belt. Alarm for VFD trip indication.
c) Supply Fan (S) runs in accordance with VAV/RH zones demand. Full speed when all
zones VAV/RH are in cooling mode and duct pressure sensor (A) give low pressure
signal. When 1, 2 or more VAV/RH terminals closes (VAV terminal minimum open is
30%), supply fan (S) shall drop its speed upon receiving increase in signal from differential
pressure sensor (A). When pressure signal from DPS (A) drop to minimum setting, supply
fan (S) shall increase speed to sustain the minimum required duct system pressure. Electric
Duct heater shall be de-activated during summer.
Return Fan Operation:
a) Return fan of AHU-X shall be controlled automatically based on adjustable time program
used for Supply Fan or as per demand of the operator. Duty time is dependent on supply
duct pressure sensor and unnocupied shall be minimum speed (20Hz).
b) Warning shall be initiated for fan status absence or low flow at multi level according to

c) Motorized Damper (J) and (H) shall closed when supply and return fan is Off.
d) Motorized Damper (I) is open when supply Fan is Off.
Cooling Valve (E):
a) Constant supply temperature of air shall be maintained by two way control valve (E) via
signal from temperature sensor (C) at 15 deg.C. Warning shall be initiated above and
below 3 degrees from the supply duct temperature setpoint.
b) Cooling Valve is off when Supply Fan is Off.
Supply Fan Filter:
a) Warning message for filter block indication shall be initiated in the Operator Work Station
until Operator acknowledge.

3) BMS (Auto) Mode: When MCC selector switch is in "Auto" mode the BMS operator shall
be able to view all trends, and values , changing setpoints or adjusting schedule using BMS
operator-work-station (OWS) or the Hand Held Operator Terminal(HHOT) under software
protection.
4) In Fire Mode: Upon receipt of signal from Fire Alarm Control panel, all VAV units shall be
fully closed except VAV Units serving the corridors which will be fully opened. Accordingly,
Supply Fan (S) shall reduce its speed proportionally due to the increase in pressure in Duct
Pressure Sensor (A). Supply Fan (S) will delay 180 seconds before it shutdown upon receipt
of signal from Fire Alarm Panel, this is to maintain positive pressure in the corridor area.
Motorized damper (I) shall close to prevent smoke re-entering the building. Motorized Fire
Damper (M) (Supply Fan MFD) shall close at same time with Supply Fan (S) considering the
180 sec time delay (Motorized Fire damper is provided only when main duct is penetrating fire
rated wall above 1.5 hours). RAF-X shall shutdown immediately upon receipt of signal from
FACP at the same time, motorized fire damper (M) (Return Fan MFD) shall close.
5) Purge Mode: Two purge cycle will occur, first during high CO2 level (as mentioned in item 1)
which is done automatically by program and second for smoke clearing after Return to
Normal Operation (Item 6) shall be done by operator from Operator Work Station (OWS).

7) Power Failure Mode: In the event of Power failure, BMS system will have all the
information saved in the server during any abnormal power failure condition irrespective any
accidental shut down of the BMS PC directly/manually. BMS shall start the normal operation
as soon as the power supply is available.
8) Hand mode: The unit can be controlled from the MCC panel by switching on the push
buttons available on the panel.Respective indications also will be provided in the MCC
panel.BMS will have all the details/control/data points saved in the server during the switching
from remote mode to hand mode. As soon it is switched back to remote mode, BMS will
return to normal operating condition.
9) Graphics: Graphics shall monitor, control and generate alarm as indicated in this sequence of
operation including all the control points.

Sequence of Operation:-

2) Purge Cycle (Unoccupied Only): Depending on quantity of CO2 (P) present in return air, the
supply fan of AHU-X shall maintain its speed upon sensing CO2 level below the minimum
setpoint at 500 ppm (unoccupied period). When CO2 level goes above minimum setting at 500
ppm supply fan and return fan of AHU-X shall rise up speed to the maximum flow gradually.
Full speed at CO2 level of 1000 ppm.

3) Winter Normal Operation (Winter is when outside air Temperature is below 15 Deg. C):
Room temperature is maintained by electric duct heater serving each space/zone. Room
temperature pre-determined setpoint shall be 23C. when room temp. goes below 20C its
corresponding duct heater shall be energized and modulate the KW output (via thyristor) until
achieving room temperature setpoint, heater KW shall ramp down when temperature rise
above maximum temp. setpoint. When outdoor air temperature is lower than, say 15C,
cooling coil valve (E) shall be closed and open when outdoor air temperature is higher than
15C or as per demand of operator.
4) BMS (Auto) mode: When MCC selector switch is in "Auto" mode the BMS operator shall be
able to view all trends, and values , changing setpoints or adjusting schedule using BMS
operator-work-station (OWS) or the Hand Held Operator Terminal(HHOT) under software
protection.
5) Fire mode: When signal is received from fire alarm control panel AHU-X shall shutdown
immediately. It cannot be started until the fire alarm is reset in the corresponding Fire Alarm

6) Return to Normal Operation: After fire situation, all HVAC equipment in fire zone can only
be started upon resetting manually the FACP and BMS program by the operator.
7) Graphics: Graphics shall monitor, control and generate alarm as indicated in this sequence of
operation.
8) Hand mode: The unit can be controlled from the MCC panel by switching on the push buttons
available on the panel.Respective indications also will be provided in the MCC panel. BMS
will have all the details/control/data points saved in the server during the switching from
remote mode to hand mode. As soon it is switched back to remote mode, BMS will return to
normal operating condition.

Control Sequence:-
Electric Duct heater shall maintain the laboratory room temperature via room mounted temperature
sensor. Warning messages are initiated if Heater Temperature is very high (High Temperature cut-off
/ General Alarm) & Heater trip status.

Graphics shall monitor, control and generate alarm as indicated in this sequence of operation.
Fire detection:
Upon receipt of signal from FACP, all energized Electric Duct Heater shall de-energized.
Power failure:
BMS will have all the information saved in the server during any abnormal power failure condition
irrespective any accidental shut down of the BMS PC directly/manually. BMS shall start the normal
operation as soon as the power supply is available.

Fume exhaust fan shall start automatically based on adjustable time program used for C6-AHU-L2-02
to ensure room pressure is maintained. Warning messages are initiated for Fume Exhaust Fan trip
status and Fume Cupboards Fault indication including no airflow.

Fire detection:
Receiving signal from FACP in Fire Mode Condition during Fire. Fume Cupboard Exhaust fans are in

Control Sequence:-
The temperature set point (22 deg) can be adjusted through thermostat. The three speeds of fan can
also be selected through thermostat. Through digital display of the thermostat we can monitor the

VAV Operation:
a) Modulate to open when the room temperature is above room setpoint.
b) Modulate to close (at 70% close or 30% open) when the room temperature is below room
setpoint.
c) When VAV is closed manually via thermostat, VAV shall be fully closed.
Heater Operation.
a) Activated only during Winter and deactivated during summer.
b) During winter, when the VAV Damper closed (30%) due to room temperature is below
room setpoint, electric duct heater shall be activated to maintain the room setpoint and
room temperature same.
c) Heater shall be de-actvated during unoccupied period by program.

Energy meter (With display screen and function keys) receive the temperature measurements and
the flow rate from the connected sensing devices and calculate accumulated, peak (via trend), and
actual thermal energy.

these information to building 1C (The signal to tabreed plant from 1C will be sent via IT network
by the External Work Contractor if required).
