CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:


This CONTRACT OF LEASE is entered into by and between:
ANDRES CABORNIDA, of legal age, Filipino, married, with residence and
postal address at Bobon, Northern Samar, hereinafter referred to as the LESSOR;
-andJEAN F. THOMSON, of legal age, Filipino, with residence and postal address at
Catarman, Northern Samar, hereinafter referred to as the LESSEE.
WITNESSETH; That
WHEREAS, the LESSOR is the rightful owner of an agricultural land containing an area
of 1-06-95 hectares situated at Maite Balat Balud, Bobon, Northern Samar;
WHEREAS, the LESSOR agree to lease-out a portion of the afore-cited property unto
the LESSEE, and the LESSEE is willing to lease the same;
NOW, THEREFORE, for and in consideration of the foregoing premises, the LESSOR
lease unto the LESSEE and the LESSEE hereby accepts from the LESSOR the LEASED
PREMISES with the following:
TERMS AND CONDITIONS:
1. This Contract of Lease has no period and shall therefore commence on August 1,
2016 as agreed upon by the parties;
2. That, for and in consideration of (P1, 500.00) as monthly rental subject of this
Contract, the LESSEE, shall deposit upon signing of this contract and prior to move-in an
amount equivalent to the rent for THREE (3) Months or the sum of (P4,500.00): Four
Thousand Five Hundred Pesos, Philippine Currency, as two months advance and one month
deposit, which shall be due and payable in advance on or before the Third Week of each month
and every month thereafter that falls due;
3. That, the Municipal licenses, permits and other fees which are due to the government
and/or to the local government unit concerned shall be for the LESSEEs account;
4. That, the leased premises shall EXCLUSIVELY be used by the LESSEE for
BUSINESS purposes only; the LESSEE is hereby prohibited to use said premises for any other
purpose without prior written consent of the LESSOR;
5. The LESSEE shall not assign or sublease the leased premises or any part thereof
without the prior consent of the LESSOR;
6. The LESSOR shall be notified in writing at least Thirty (30) days in advance should
the LESSEE decide to abandon the leased premises;
7. That whatever improvements introduced by the LESSEE during the leased period
shall be at the expense of the LESSEE;
8. That violation of any of the above terms and conditions will produce ipso facto the
rescission of this Contract of Lease;

9. This CONTRACT OF LEASE shall be valid and binding between the parties, their
assigns, and successors-in-interest.
IN WITNESS WHEREOF, the parties herein set their hands this 23rd day of June 2016
at Catarman, Northern Samar, Philippines.
