DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale, entered into this ___ day of July, 2007, in
Bacolod City, Negros Occidental, by and between SAMSON J. DE LOS REYES,
of legal age, Filipino, married to Milagros F. De los Reyes, and a resident of Brgy.
Bunga, Don Salvador Benedicto, Negros Occidental, hereinafter known as the
VENDOR; and ESTELA E. SOMMER, of legal age, Filipino, married to Paul J.
Sommer, a British subject; and a resident of Brgy. Sum-ag, Bacolod City, Negros
Occidental, Philippines, hereinafter known as the VENDEE:
WITNESSETH
That the VENDOR is the absolute and registered owner of a parcel of
land, more particularly described as follows:

A parcel of land Lot No. 235, Pls-675, situated in the Barrio of Bunga,
City of San Carlos, Province of Negros Occidental, Bounded on the SW.,
and NW., along lines 1-2-3 by Lot 234, Pls-675; on the NE., along line
3-4 by Northern Negros Forest Reserve; on the SE., along line 4-5 by
Lot 236, Pls-675; and on the SW., along line 4-5 by Lot 236, Pls-675;
and on the SW., along line 5-1 by Lot 233, Pls-675. Containing an area
of FOUR HECTARES AND SIX ARES (4.06 Has.).---

56-09W., 97.95 m. to pt. 1; point of beginning; Containing an area of
EIGHT THOUSAND SEVEN HUNDRED AND SIXTY (8,760) square
meters. ----

That the VENDOR agrees to sell the above-described parcel of land in favor
of the herein VENDEE, and that latter likewise agrees to buy the same;
NOW THEREFORE, for and in consideration of the sum of THREE
HUNDRED THOUSAND (Php 300,000.00) PESOS, Philippine Currency, receipt
of which in full is hereby acknowledged and confessed by the herein VENDOR to
his entire satisfaction, the VENDOR hereby sells, transfers and conveys unto the
VENDEE, its heirs, successors and assigns the aforementioned property free from
all liens and encumbrances.

Philippines, personally appeared Mr. Samson J. De Los Reyes with Residence
Certificate No. 17966254 issued in Don Salvador Benedicto, Negros Occidental,
dated January 29, 2007, and Mrs. Estela E. Sommer with Residence Certificate No.
13005294, issued in Bacolod City dated July 20, 2007, known to me to be the same
persons who executed the foregoing instrumental and they acknowledge that the
same is their free act and voluntary deed.
This instrument consisting of two (2) pages, including this page where the
acknowledgement is written is duly signed by the party together with her
instrumental witnesses, and it refers to an absolute deed of sale affecting Lot No.
236, Pls-675 of Don Salvador Benedicto Cadastre.

RECEIVED FROM MRS. ESTELA E. SOMMER the amount of SEVEN HUNDRED

THOUSAND PESOS (P 700,000.00) as full and complete payment for Lot Nos. 235-Pls-675 and
Lot No. 236-Pls-675 situated in the Barangay Bunga, Don Salvador Benedicto, Negros
Occidental and respectively covered by OCT No. P-1327 and TCT No. T-6138, both of the land
records of the Province of Negros Occidental.
