(DTS) "Red shaded clauses indicate areas of the design that do not comply with the BCA and will be required to be rectified to satisfy the DTS provisions (or addressed via the preparation of an Aiternative Solution report which effectively satisfies the BCA via performance based means.) Summary of identified issues of non-compliance to be addressed ‘The building is capable of complying with the Building Code of Australia Deemed-to-Satisfy provisions subject to the following issues being resolved. Afire wall is proposed to fire separate the building into fire compartments less than SO0m? in area. Detail ofthe fire wall method of construction is required. The fire wall must have an FRL of atleast 90/90/90. 3.3 - Separation of openings in adjoining fire compartments - The west facing wall ofthe course superintendent office must have an FRI. of at least 60/60/60, ‘Window W3 serving the course superintendent office must be protected in accordance with C3.¢ or located more than 4m from the access door (W2). €3.8 Doorways in fire walls - The doorway between the office and the workshop is required to be a self closing fire door with an FRL of -/90/30. 3.15 ~ Openings for services - Any openings in the fire wall for the passage of services must be protected in accordance with BCA Specification C3.15. 2.21 - Exit doors must swing in the direction of egress. The exit door must be readily openable without a key from the side that faces a person seeking egress by a single handed downward action on a single device which is located between 900mm and 1.1m from the floor, 3.4 - Concessions from the requirement to provide wheelchair access. The building s for use by golf course maintenance staff. This is nota public building, It would not be possible for the maintenance staff to perform their work if confined to a wheelchair. Therefore, this building satisfies the concession under D3tin that providing wheelchair access is “inappropriate because of the particular purpose for which the area is used". Disabilities other than wheelchair access should be considered in the design. Eg, Physical disabi relating to hands, hearing or ambulant disabilities such as missing limbs. F24-- Facilities for people with a disability - Atleast 1 x male WC should be constructed as an ambulant toilet under AS1428.1-2009, Wheelchair access throughout the building is not required as the building use satisfies the concession under BCA D3-4 F45 - Ventilation of rooms - Mechanical ventilation will be required to the horticultural assist office as itis not provided with natural ventilation. Mechanical ventilation must comply with AS1668.2 BCA Section J - Energy Efficiency.
