obligation.

PhP 100,000.00 inclusive of interest and surcharges. Despite repeated demands, you failed and
continuously fail to pay the aforesaid amount.
Accordingly, FINAL DEMAND is hereby made upon you to settle the amount
PhP 100,000.00 within FIFTEEN (15) days from receipt of this letter. Otherwise, we will be
constrained to file the necessary legal action against you to protect the interest of our client.
We trust that you will give this matter your prompt and preferential attention to avoid the

We write on behalf of our client, Ms. MAINE MENDOZA, owner of the house and lot located in
Blk 3, Lot 2, Camias St., Forbes Park Subdivision, Makati.
It has been THIRTY (30) DAYS since you received our letter dated 15 November 2016 and still,
you have failed to pay and still refuses to pay your rental arrears for SIX (6) MONTHS, which
have now amounted to ONE HUNDRED TWENTY THOUSAND PESOS (P120, 000.00).
Please be reminded that our client has sent you several letters of demand for you to pay your
back rentals and to vacate the premises but the same letters have been left unanswered. Consider
this then, as our clients FINAL DEMAND for you to pay your account within FIVE (5) DAYS
from receipt and to VACATE THE premises within FIFTEEN (15) DAYS from receipt of this
notice. Otherwise, our client shall be constrained to commence suit to protect her interests.

in the total amount of P70,000.00, being referred to me by Ms. Kathryn Bernardo, the owner of
the apartment you are occupying, for legal action warranted under the circumstances.
Repeated demands were made upon you by my client to update your rental arrearages in
violation of the lease agreement and to vacate the premises you are occupying, but you failed and
refused and still fails and refuses to vacate the same to the damage and prejudice of my client.
Accordingly, demand is hereby made upon you to pay the amount of P70,000.00 directly to my
client within FIFTEEN (15) days from receipt of this letter. Otherwise, I will be constrained
to file the necessary legal action against you to protect my client's interest without further notice.

owned by the Government of Manila was considered as danger area and not suitable for human
habitation.
We trust that you will give this matter your prompt and preferential attention before the
scheduled demolition on June 2017.
