Site Analysis and Evaluation


A. Location (Regional & Vicinity)
The site of the proposed University of the Philippines
Medical

School

is

situated

162421.44

1203554.83 E, Governor Center Rd Baguio 2600,


NCR. It lies on the North of UPB Herbarium, south of
Sunshine Park.

B. Description
1. Size and Survey Locations
The

sites

Northeastern,

Northwestern, Southeastern, and Southwestern corners


without sharing to other private properties.

2. Existing Conditions
a. Soils-classification and uses

The soil is classified as Granular Soil with high sand


and/or gravel content.

b. Topography-contours and grade elevations

The site has a grade elevation of 8 inches at its


Northwestern monument with 0.05m elevation every
20m

the

of elevation from the Southwestern to Southeastern
monument.

c. Hydrography-flood pain, watershed, streams, lakes


and swamps

Minimal amount of rainwater is recorded. An effective


drainage system from the western part will avoid this
amount.

d. Structures-existing types, historic value or


landmarks

No existing commercial structures, industrial structure


has been built on the site. The site has been a landmark
and a historic value for it is a of the University of the
Philippines.

e. Easements-widths and descriptions

The site has the width of 123.3 meters with a setback of


6 meters at each side.

f. Vegetation-type and size of materials


Land where vegetation cover is 50% or less is often
collectively to as referred vegetation land.

g. Utilities-sanitary, storm, water, gas and electric

Land where vegetation cover is 50% or less is often


collectively to as reffered vegetation land.

h. Wind and Sun-precipitation and humidity

It is expected to experience moderate wind breeze from


the east from October to May. Precipitation and humidity
are minimal.

i. Natural Features and present land use


That the land where the arena was located is has

contribute to the overall quality of life should also be
inventoried.

C. Zoning
1. Type and Restrictions
The site is declared an institutional zone under Baguio
City. Any development is subject to review solely under
the Baguio City Government.

D.Environment conditions
1. Noise, Vibration, and Interference
a. Aircraft

Minimal amount of the interference due to aircraft


tracks is experience in the site.

b. Railroad

No railroad is situated 4 kilometers from each side and


movement and inside of the site.

c. Auto

Automobile noises are expected to be at its tolerable


amount.

d. Commercial

Commercial noises and vibrations are at its minimum


amount. Commercial and residential zone are at the
outside part of the site.

e. Electrical

Electrical interference would not be experience.

f. Radar

Any radar or any similar interference would be at its


tolerable amount.

g. Industrial

Industrial

noises

and

vibration

would

not

be

experienced. Industrial zone are at the outside northern


most part of the site.

2. Smoke and Smog

Theres no source of smoke but there is source of smog


that will affect the site. Minimal automotive cannot
produce huge amount of smoke that can affect the site.

E. Access Road Characteristics


1. Type-paved, unpaved, etc.
National and City roads are asphalt paved. While the
accessibility roads inside the site are either concrete
paved or bricked/stone paved.

2. Width-paving and right-of-way

The width of the road will be at its maximum. The road


right of way will be followed subjected to the building
code.

3. Volume-daily average and peaks


The average volume of the automobiles will 1000 per
day

4. Planned Improvement-widening, extensions,


expressways
Widening of roads is planned.

5. Traffic Patterns-regional, city and local


The entire traffic system will be at its maximum point at
the north road. It is because the north road an
accommodate both the entry and exit points from the
site.

II.

Site Requirements
A. Vehicular
1. Parking Requirements

B. Pedestrian
1. Circulation
Pedestrian lane will be seen every 50m. In addition,
every interaction and corners would have the pedestrian
lane. Brick paved road are entirely accounted for the
pedestrian.

2. Recreation
Special corners and commemorative places will be
paved all over the site. It contains bench and other
recreational facilities for the public.

C. Utilities
1. Normal Requirement

Electrical system will be connected from the local power


distributor but the project will also built it in interruptible

generating power system.


Water system will be connected from the local utility
water facility. But underground projects can be taken as

possibility.

2. Special Requirement

Communication system is also a must. Telephone


connection will be the priority. It must be followed by
internet connection. Local telephone and internet

D.Miscellaneous
1. Police and Fire Protection-distance, location,

The Police assistance will be coming from the Baguio


City

police

district,

Baguio

Police

station.

Bureau of Fire Protection, National Capital Region, and
Baguio City will be expected to respond in case of fire.
There are also recorded volunteers surrounding the site.

2. Exhibit Areas
Exhibit is not only held indoor. Outdoor exhibit can be
held at the northern part due its projected space. The
western part can also be used due to its viability to the
public.

3. Community Use
The public can probably use the northern part of the site
due to its space and the western part due to its viability
to the public.
