ABSOLUTE DEED OF SALE A PORTION OF A PARCEL OF LAND

KNOW ALL MEN BY THESE PRESENTS:

CARMELITA N. TRUJILLO, as represented by AURORA N. CASTEL via
Special Power of Attorney, of legal age, Filipino and resident of No. 16 Upper Ferguson
Rd., Baguio City, herein after referred to as VENDOR;
-andMARIA ELIZA TUMPAO, of legal age, married, Filipino and resident of Acop,
Tublay, Benguet, herein referred as VENDEE;
That the VENDOR is the owner and possessor of that certain parcel of
land, represented by AURORA N. CASTEL thru a Special Power of Attorney hereto
attached for your easy reference, covered and embraced by ARP 01-06008-91514
situated at Interior Lot 110 M. from CICM Road, Camp 7 Brgy., Loakan, Baguio City
containing an area of Two Hundred Twenty (221) square meters, more or less,
said parcel of land is more particularly described below, copies of the Tax Declaration
and Sketch Plan are hereto attached and made parts of this document.

For and in consideration of the amount of FOUR HUNDRED TWENTY FIVE

THOUSAND (P425,000.00) PESOS, Philippine currency, receipt of which is
acknowledged to the full and complete satisfaction of the VENDOR, the VENDOR
hereby SELLS, TRANSFERS, CONVEYS, TRANSFERS and ASSIGNS unto the
VENDEE, her heirs and assigns a portion of the above-described parcel of land,
containing a whole area of Two Hundred Twenty (221) square meters free from
all liens and encumbrances of whatever nature;
The VENDOR further declares that the boundaries of the above-described parcel
of registered land are visible by means of monuments. Further, the provisions of Article
1623 of the New Civil Code and other pertinent laws have been complied with.
IN WITNESS WHEREOF, we have hereunto set our hands this 18 th day of
February 2013 at Baguio City, Philippines.
