ABSOLUTE DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:


This sale is made by and between:

PATRICIO A. ANTONIO, of legal age, Filipino, married to Sarah Jane E. Antonio and
with residence and postal address at Southcrest Village, San Agustin 2, Dasmarinas City, Cavite,
herein referred to as the VENDOR;
-in favor ofEDUARDO A. AGUEDAN, of legal age, Filipino, married to Nenita B. Aguedan and a
resident of Mataguisi, Podtol, Apayao, herein referred to as the VENDEE;
WITNESSETH:
WHEREAS, the VENDOR has acquired a parcel of land situated at Barangay
Mataguisi, Podtol, Apayao and more specifically described as follows to wit:

A parcel of land ( Lot No. 5025, Cadastral Case No. N-5, Cadastral
Record No. N-207) together with all improvements thereon, situated in the
Barrio of Mataguisi, Municipality of Podtol, Province of Apayao, Philippines.
Bounded on the North by road; on the South by Lagoon; on the East by
Lagoon; and on the West by Flor Esta pin 02 X X X X X X X containing an
area of FORTY TWO THOUSAND THREE HUNDRED AND TWENTY
EIGHT (42,328) SQUARE METERS, more or less.
WHEREAS, the VENDEE has offered to purchase ONE HECTARE more or less, part
from the above-described parcel of land from the VENDOR under the terms and conditions set
forth herein:
NOW THEREFORE, the parties hereto agree as follows:
1. The purchase consideration shall be for the sum of PESOS: ONE HUNDRED FIFTY
THOUSAND PESOS( Php150,000.00), Philippine Currency, payable on or before the
signing of this agreement;
2. All the real taxes, registration fees, documentary stamps and all other assessments and
expenses in connection with this sale and the transfer of ownership of the property and
the certificate of title including BIR requirements, if any, shall be for the account of the
VENDEE as part of the consideration of this sale;
3. The VENDEE shall be responsible at his own expenses for the ejectment of squatters
and/or occupants, if any, on the property/ies subject of sale;

4. Any and all claims, liens, assessments, liabilities, and/or damages whatsoever arising
from suit or litigation involving the property accruing from the date of signing of this
contract of sale shall solely be assumed by the VENDEE to the total exclusion and
benefit of the VENDOR;
5. That the aforesaid parcel of land is not registered under ACT 496 nor under the Spanish
Mortgage Law and that herein VENDEE agree to the registration of this document under
the provisions of Act 3344 as amended.
