The commencement of a project is crucial because the decisions made by the client at that point in

Although CAD or BIM information is produced full size, it is typically issued, or exchanged, as drawings in hard
(prints) or soft (electronic) formats, with the level of detail added to the CAD model dictated by the scale of the
output (i.e. 1:100, 1:50, 1:5, 1:1, etc.). BIM changes this approach as such outputs are no longer required
(although it is likely that 2D slices through a model will continue to be used as contractual documents for some
time). The level of detail therefore progresses from an issue of scale to one of purpose.
For example, if the model is being used for design discussions with a client, one level of detail is required in the
model, whereas a model being handed over to a specialist subcontractor (to develop the curtain walling, for
example) requires a different level of detail. As this transitional subject is in an embryonic state, the Information
Exchanges in the Design Responsibility Matrix are conceived in a manner that considers the output scale.
Guidance on the appropriate digital level of detail is being developed and will be published in the future.

This worksheet gives a simple example from the RIBA publication Assembling a Collaborative Project Team.
The preparation of the Contractual Tree can be undertaken when the Project Roles Table is being completed; the two are intrinsically linked. They have,
however, been kept as two distinct activities due to the different outputs that are created. There can also be benefits in considering the project roles in isolation
from contractual issues.
The Contractual Tree is prepared using the parties identified in the Project Roles Table. One Contractual Tree should be sufficient for the majority of projects,
although where a design and build contract is utilised, a second Contractual Tree may be required to clarify any contractual changes (for example, novation),
even though the parties involved may remain the same (as in the example below).

The aspects of design should be titled and coded using the new Uniclass2 classification tables for objects such as elements, systems and products, as appropriate. These tables and other resources can be found on the CPI website [1]. Articles can be found on thenbs.com [2], and other resources
can be found at the BIM Gateway Project [3].
Uniclass2 is intended to replace Uniclass 1997, and has been designed to support the needs of BIM, the project timeline, all sectors and all disciplines. To date Uniclass2 comprises the first 9 tables, with a focus on buildings and landscapes. Uniclass2 is aligned to ISO 12006-2 [4], and is
supported through the Governments BIM initiative (see BIM Task Group Labs [5]). (All websites are listed in the 'Useful links' worksheet in this document)
