Cedar Brook Homeowners Association


Opening:
The annual meeting of the Cedar Brook Homeowners Association duly called and
held on January, 29th 2017 at 13410 W Maple Rd (Panera Bread) commencing at
4:00 p.m.
Present were:

With the approval of the directors present, HOA President Luci Foster acted as
Chairman of the meeting and Kelsey Lancaster recorded the minutes.
1. Approval of 2017 Budget
The 2017 budget was unanimously approved and was distributed to
attendees by Treasurer Barbara Buckles during the meeting.
2. Board Members
Board members were discussed and are as follows:
President Luci Foster 1 year term
Lisa Pike 1 year term renewed
Corey Hora 2nd year of 2 year term
Laura Hora 2nd year of 2 year term
3 year term remains unfilled.

3. Office Members
Office Members were discussed and are as follows:
President: Luci Foster
Vice President: Melissa Pelley
Secretary: Kelsey Lancaster
Treasurer: Barbara Buckles
4. Dues
Dues will remain unchanged from the previous year at $43.00.
Leans will be placed on homes with four or more years of outstanding
balances.
Dues letter will be approved and distributed following the 1st quarter
regular board meeting.
5. Social Activities
The dates and times of all social events will be set in stone and sent
out after the 1st quarter meeting.
There will not be a Block Party this year due to lack of interest last
year. We will revisit the idea of a 2018 block party at the next annual
meeting.
The events for this year will be:
Spring Cleanup: TBA
Garage Sale: Thursday, May 18th-Saturday, May 20th
(Advertising will be on Craigslist as well as the Facebook
garage sale page this year.)
Fourth of July Parade: July 4th
Ice Cream Social: TBA
Fall Cleanup (If needed): TBA
Neighborhood lawncare/maintenance
The SID will take over mowing duties at the front entrance.
Luci will look into ways to flatten the growing mound of dirt/mulch in the
front entry planter.

We will focus on ways to spruce up the front entrance and look into getting
trees planted there once again.
Kristina Gralheer offered help with removing the existing tree stumps.
Neighborhood Watch
Deputy Winger talked about getting to know your neighbors and keeping an
eye out for anything suspicious. If you see anything out of the ordinary
CALL 911. If it is not an emergency you will be transferred to the proper
department.
Luci is looking for someone to head the neighborhood watch. All the prep
work is close to finished. The only thing left to do is pair block captains with
the volunteers from their block and set up an email/phone tree. If anyone is
interested please email the HOA at cedarbrookhoa@gmail.com.
Neighborhood Issues
Just before the ice storm, one of our neighbors had their outside spigot
turned on by someone. Later on someone went to that same house and
turned on all the burners to their grill. This appears to be a juvenile prank, so
again, please be on the lookout for anything suspicious.
The graffiti at the park was discussed. We were very happy with the quick
response and cleanup that was done. Former neighbor Heather Pierce works
for the Public Works Department and was on hand to discuss the situation.
Their Graffiti Abatement team looked at the images and agreed this was
most likely the work of teenagers between the ages of 13 and 15 years old. It
is unclear if the taggers were from the neighborhood. We discussed the
possibility of putting up solar lights at the park to try and prevent future tags.
There are also materials we could use to coat the equipment there to make
cleanup easier. These materials vary greatly in price and effectiveness, so
research will be done to see if this is a plausible option for our
neighborhood. The SID will need to be contacted about these possibilities, as
park upkeep falls under them.
We discussed the problem of Trailers/Campers in driveways. This is against
our neighborhood covenants and is an eyesore for the neighborhood. Letters

have been sent to the owners. Luci will send a letter to resident of the house
as well, so that all parties are informed of the rules.
ATVs and Dirtbikes are not allowed on the land surrounding the
neighborhood. This land is owned by the HOA and the SID, not the farmer.
Deputy Winger said if you see these vehicles on the roads or on the land
surrounding the neighborhood to contact the police. This is illegal activity,
and will be handled by them. The SID is in the process of putting up signs
on the surrounding land to inform the neighborhood of this issue.
The issue of parking on the street was brought up. If you must park on the
street, please make sure your car is facing the correct way. It is illegal to
park on the street facing the wrong way.
www.crimemapping.com is a helpful website that allows you to stay informed
of the crimes happening in your area.
Graffiti.cityofomaha.org has great resources to help with graffiti abatement.
It has resources to help parents talk to their children about this issue, as well
as information about obtaining graffiti abatement kits from your local library.
Omaha Mobile App is a great app for your phone to help with reporting
anything you need to to the city. You can use this app to report vandalism,
traffic lights out, potholes, etc. They cannot fix a problem unless they know it
exists.
