LEASE AGREEMENT

This lease Agreement made and entered in the city of Cauayan, Isabela, Philippines, on this
15th day of January 2017 by and between A.S.A.P. TUTORIAL AND REVIEW CENTER, duly
represented in this act by _____________________, herein after referred to as the Lessee, and
OFELIA M. VILLACAMPA, herein after referred to as the Lessor- Owner of the four door concrete
commercial building known as D.E.V BUSINESS CENTER, located along Don Jose Canciller Avenue,
City of Cauayan, Isabela.

WITNESSETH

Whereas, the Lessee is interested in leasing Door 3 of the four-door commercial building at the above
mentioned address with a monthly rental of P7,000.00 , starting January 15, 2017, and every 15th day of each
calendar month thereafter subject to the following terms and conditions;

1. The terms of lease shall be for the period of one (1) year commencing on JANUARY 15, 2017, and
ending of JANUARY 15, 2018, unless sooner terminated by reason of any violation of the terms and
conditions herein set forth. Prior to the termination of this Lease Agreement, the Lessor shall provide
the Lessee with a written notice of termination and the Lessee shall vacate and turnover the premises
to the Lessor within 30 days from receipt of termination notice. If the Lessor decides to renew or have
been forwarded by the Lessee one (1) month prior to the expiration of the Lease Agreement, a
corresponding contract shall be signed by both parties.

2. The Lessee shall pay the Lessor FOURTEEN THOUSAND PESOS (Php 14,000.00) upon signing
this lease agreement; SEVEN THOUSAND PESOS (7,000.00) of which represents the 1 month
deposit and the other SEVEN THOUSAND PESOS (7,000.00) the one (1) month which shall not in
any way applied as payment in lieu of the regular monthly rental at any time during the duration of
the Lease Agreement. Thereafter, the monthly payment shall always be paid ahead or at the start of
each exclusive monthly period.

3. A yearly increase of 10% of the rent shall be imposed after three years. In the event that the lease
cannot pay on time, a three days grace period will be extended, after which a daily fine of Php 100.00
will be imposed until payment is settled.

4. The Lessor shall deduct from the deposit money the amount sufficient to defray all unpaid bills for
electricity, water and other utility charges and cause of damages done intentionally, accidentally or
due to Lessees negligence or thats of his helpers, visitors or other persons under his responsibility or
acting under his directions/orders. Any remaining balance shall be refunded to the Lessee 30 days
after the termination or turnover of the premises to the Lessor or until after the bills have been settled.

5. That after three years, the Lessor shall require the Lessee a 10% rental increase upon renewal of
yearly lease contract.

6. If the Lessee decides to surrender/give up the leased premises any time before the completion of the
Lease Agreement, the two (2) months deposit shall be forfeited in favor of the Lessor. Lessee should
also notify the Lessor at least 30 days in advance if he/she intends to give up the premises.

7. The Lessee premises shall be used exclusively by the Lessee for office purposes and shall not diverted
to any other use without prior written consent of the Lessor. The Lessor shall have the right to
terminate this lease in the event that the leased premises are used for other purposes without the
previous written consent of the lessee.
8. The Lessee hereby expressly recognizes the absolute rights of the Owner-Lessor to sell the leased
premises and in the event of sale, this contract or Leased Agreement shall be cancelled and the right
in the said Lessee to occupy the premises is considered and automatically terminated.

9. The Lessee shall be responsible for the payment of all utility charges such as electricity, water,
telephone and other related services in his favor.

10. The Lessee may introduce alterations, addition or improvement on the leased premises only with the
previous written consent of the lessor, and agrees that such improvements shall become part of the
leased premises at the expiration of the contract payment or compensation of the Lessee.

11. The Lessee shall make all minimal repairs in the leased premises at his/her expense (e.g. water leaks,
electric fuses and outlets, drainage /downspout lagging, door locks/knobs, faucets and the like) and in
the event that he/she fails to do so, the same shall be done by the Lessor but the actual cost thereof
shall be shouldered or charged to the Lessee.

12. Lessor and /or representatives shall be allowed to enter the premises during the reasonable hours of
the day to inspect, monitor compliance with requirements and undertake corresponding measures for
the preservation and protection of the property and security of the premises.

13. That upon termination of this Lease Agreement and without intent to renew the lease contract, the
Lessee agrees to vacate or surrender peacefully the leased premises.

14. If the said premises are not surrendered at the end of the term, the Lessee shall be responsible to the
Lessor for the damages which the Lessor shall suffer by reason thereof.

15. Failure of the Lessor to enforce strict compliance of any terms , conditions and covenant hereof shall
not be deemed are relinquishment or waiver of any of the rights remedies that the Lessor may have,
nor shall it be construed as a waiver of any subsequent breach or default of the terms , conditions and
covenants hereof.

Wherefore, in consideration of the forgoing premises, the parties hereunto affix their signature this 15th day
of January 2017 in the City of Cauayan, Isabela.
