The housing market in the Netherlands demands outside-the-box ideas
and actions. In places where the supply of new residences fails to meet the
demand, Heijmans looks for new opportunities, in these times especially, to
create comfortable homes for people.
Growth of single-person housing
Although the total number of Dutch people is decreasing, the number of
homes is still strongly on the rise. Thats because there are more and more

single-person households. There are more elderly, more divorces and young
people stay single longer. According to Statistics Netherlands, the number of
single-person households will increase in the next 12 years from 2.8 to 3.3
million.

About 20% of these are under 35 years old.
Between now and 2050, the number of young one-person households
will increase by some 200,000.

and a private front door with an outdoor terrace.

Temporarily placed on paused landscapes, inside the city.
These areas are positively charged until permanent construction begins.
Portability to a new location, where they can be rented again.

 ARCHITECTURE
As a designer, I believe prefabricated architecture can beautifully
balance quality, experience and economic feasibility. The prevention of a
homogenous Construction Site Trailer complex was one of the biggest
challenges in this type of movable housing. How can we give the occupant a
sense of individuality? Not just by switching the box volumes, this calls for a
varied housing landscape that subtly makes space for variation.

The architecture of this compact house is characterised by natural materials,

space, openness and identity. It is a clearly recognisable property that you
can make your own. It is a space a young single person can be proud of.

By linking a basic ground-floor module to an asymmetric roof module,

the opportunity to create a varied architectural roofscape is evident. The
idea of the private house is in this way identified, even if it is part of a larger
row of terraced houses. The distinctive design form attracts people, with its
archetype somewhere between the mundane and the well-known beach
houses or holiday houses. Since the property itself still to be developed is
placed on build lots, the architecture is designed in such a way that it does
not give the feeling of a wild or natural environment, or the feeling that it
does not belong here.

 LEGISLATION
The placing of a Heijmans ONE house is a temporary exemption from
the destined plan of the land (if the ground does not have a residential
designation). This temporary exemption applies for five years, and from
November 1st 2015 this is extended to 10 years. This temporary exemption
application follows a regular procedure (8 weeks) allowing a quick transition
to placement.

DEPLOYMENT

Heijmans ONE connects temporary rentals and temporary usage of

undeveloped land in the city. The movability also offers a solution for other
challenges we face.

Would it be possible to use the Heijmans ONE as temporary housing for 8.5 m
home owners during renovation, or as houses for expats, or housing for
recreational purposes? Heijmans, municipalities and corporations have a
large number of particularly suitable areas available.
