NOTICE OF LATE RENT AND DEMAND FOR PAYMENT

To: Tenant in possession of Ryan Cruz


Re: Late rental payment on lot No. 9 West Aguila,
Green Cross Subdivision, Quezon City

We write to you in behalf of our client, Joseph Rama, owner of the house and lot at #9 West Aguila, Green
Cross Subdivision, Quezon City which he leased from you. You are hereby notified that your rent is six
(6) months past due. As it is stated in the Lease Agreement for the referenced property, your rent in the
amount of three hundred thousand pesos (Php300,000.00) is due in full and late payment charge as set out
in your lease in the amount of six thousand pesos (Php6,000.00) is due for a TOTAL AMOUNT DUE of
THREE HUNDRED SIX THOUSAND PESOS ONLY (P306,000.00)

You will be given five additional days to pay all rent due. This letter is your notification that if rent is not
received by July 6, 2016, eviction proceedings will be initiated against you. This is a serious matter and
your urgent attention is required. If eviction is sought, you may be responsible for additional charges,
such as court and attorneys fees and your credit rating could be affected.

IN THE EVENT YOU ELECT NOT TO PAY THE RENTAL AND LATE CHARGE AS SET OUT IN
THIS NOTICE, CONSIDER THIS A NOTICE OF EVICTION.

ANNEX A

PROMISSORY NOTE

AMOUNT: ONE MILLION PESOS


(P1,000,000.00)

FOR VALUE RECEIVED, I promise to pay without need of further demand to


the order of Conrad Pascual residing at #111 Libertad St., Sampaloc, Manila,
the principal amount of ONE MILLION PESOS (P1,000,000.00), Philippine
Currency, within one (1) year from the date of this note. In addition to the
foregoing, I promise to pay an interest rate of Twelve percent (12%) per
annum, commencing from the month of January 2016 until this note is fully
paid.

Should it become necessary to collect this note with the services of a lawyer,
I shall pay an amount equivalent to Ten percent (10%) of the amount claimed
in the complaint as attorneys fees, exclusive of costs of litigation and other
expenses.

Dear Mr. Pascual,

We write to you in behalf of our client, Conrad Pascual, a resident of #111


Libertad St., Sampaloc, Manila. It appears that sometime on January 3, 2016,
you executed a promissory note in favor of our client Conrad Pascual , your
brother, promising to pay the principal amount of One Million Pesos
(Php1,000,000.00) on or before January 3, 2017 which is one year from the
date of execution of the said promissory note plus 12% interest per annum.

However, up to the present, you have not acted on our clients demand to
pay him the aforementioned amount. Hence, we are giving you a period of
five (5) days from receipt hereof to pay him the amount of One Million Pesos
(Php1,000,000.00), representing the principal amount and the amount of
One Hundred Thirty Thousand Pesos (Php130,000.00) representing the total
interest due. Please deliver the amount in our office anytime between
9:00a.m. 5:00p.m. Our office is located at #6751 Office Tower Ayala Avenue
17th floor Makati, Philippines.

If you still fail and/ or refuse to settle the same, we will be constrained to
resort to legal action to protect the interests of our above-named client, in
which case requires you to additional costs and expenses.

Hoping that you will give this matter your favorable attention and immediate
action.
