1) PLEASE READ ALL Information, Policies, Procedures and this entire Agreement carefully sign
and return to the mailing address listed above 15 days prior to reservation.
Failure to comply with its terms may result IN CANCELLATION OF YOUR
RESERVATION, OR FORFEITURE OF SECURITY DEPOSIT AND RESERVATION FEES.
2) PAY SECURITY DEPOSIT, RENTAL FEE AND ANY PET FEES 15 DAYS PRIOR TO RENTAL DATES.

GENERAL INFORMATION:
Amenities: Full kitchen with stainless steel appliances side-by-side refrigerator, oven/stove,
microwave, coffee maker, dishwasher. Washer/Dryer in laundry. Charcoal grill on main deck.
3-sided gas fireplace. Ping pong and foosball tables in garage. Flat screen TV and cable, DVD
player, stereo w/ CD player, movies, books, puzzles, magazines. Our home is fully furnished
and includes linens, towels, basic cookware, dishes, glassware and silverware. You will find a
starter supply of Toilet paper, hand soap, dishwashing and laundry detergents.
Payment Method: We accept personal checks and cash (we will provide a receipt to you).
Return Check Fee: There will be a $25.00 charge, per payment item, for payments returned
to us by your financial institution, for whatever reason. Rental will be terminated
unless alternative funds are provided by 5 days prior to reservations.

Security Deposit and Rental Payments Collected:
SECURITY DEPOSIT is equal to $300.00 and is refundable within 15 days of checkout, IF the
house is left in a clean manner as found, all check-out procedures are followed, and there is no
damage, missing property or extra cleaning, excessive laundry or garbage.
LOST KEYS: A $25.00 fee for lost key replacement will be retained from Security
Deposit.
POLICIES: We rent to adults 21 years of age (and older) exclusively. Violators will be
asked to leave without refund. We reserve the right to refuse service to anyone as this is our
private home. Rates are subject to change without notice, although they will not be changed
once your have confirmed your reservations.
MAXIMUM OCCUPANCY: 8 any guest who allows more than the maximum number of
people to stay in the home will be asked to leave without refund.
Smoking: Smoking Is NOT PERMITTED in the house or on the wooden decks. If you smoke
outside, fully-extinguish your cigarettes with water and dispose of the cooled butts in a trash
receptacle not on the ground or in the bushes. Anyone violating the non-smoking policy as
evidenced by the smell of the air in the home upon check-out, will forfeit their security
deposit.
Parking: Please park 2 or 3 deep in driveway if possible. You may park along front of house
ensuring vehicles are not sitting too far out on the road. Do not block any walkways or the lot
next door.
Quiet Hours: Please respect the people who live in or near our home. Please do not trespass
on their property, throw loud parties or play loud music from 10:00 pm through 7:00 am. Our
neighbors have our contact information. If they need to call us more than once, due to your,
(or your guests'), Violation of their right to quiet, you may be asked to leave without refund.

5. Turn the heat down to 55 degrees, turn off all of the lights, close and lock
all doors and windows.
6. Ensure the fireplace is switched OFF.
