LEGAL NOTICE

I am concerned for my client Sri. Ch. Venkateswara Rao, R/o Plot No 181, Bhudevi
Nagar, Trimulghery Post, Secunderabad 500015 Under his instructions I serve the
following notice upon you:

1. That my client is the owner of the aforesaid Plot No 181, Bhudevi Nagar,
Trimulghery Post, Secunderabad 500015. That my client rented his house to
you on 30/03/2015 on a monthly rental basis paying Rs. 2200/- per month.

2. That initially for three months you paid rent on time to my client but after
expiry of three months you paid rent very lately and from October 2016 you
totally stopped paying rent to my client and also did not pay any electricity
bill. My client went on vacation to abroad and instructed you to deposit the
rent in his bank account. Neither you have deposited previous dues nor
deposited the rent into his bank account.

3. When my client asked for both payment of rent and electricity bill, you
assured to pay all the rent in following month and clear the pending
electricity bill. Believing the same my client agreed to what you said and
cleared the electricity dues from his own pocket.

4. That my client repeatedly requested you to clear the dues but you have been
continuously evading to pay.

5. That, when my client told you to clear all the rent dues, electricity bill and
also to vacate the house by giving empty possession to him, you promised to
pay the rent and took bank account details. However, in the month of
December, 2016 you vacated the house without intimating to my client or
and left the house key with the neighbour. The room was untidy messed up
with bottles and other things. Therefore, my client after returning got the
same cleaned up at his costs as detailed below.

6. Therefore, you are hereby informed that within a period of 7 days after
receipt of this notice, you are called upon to pay the sum of Rs. 2,780/- (Two
Thousand Seven Hundred and Eighty only) along with interest thereon.

Current Bill 3 months 3 x 160= 480 /-


Water Bill 3 months 3 x 100= 300/-
Room Cleaning and Bathroom Fitting, etc 2000/-

Total Rs. 2,780/-

7. In the event of not doing so, my client would be forced to initiate legal
action against you for recovery of said amount and you would be responsible
for all costs and damages thereof.

I am concerned for my client Sri. Ch. Venkateswara Rao, R/o H.No. 1-23-452, Plot
No 181, BhudeviNagar, Trimulghery Post, Secunderabad 500015 Under his
instructions I serve the following notice upon you:

1. That my client is the owner of the aforesaid Plot No 181, Bhudevi Nagar,
Trimulghery Post, Secunderabad 500015.

2. That you have taken a single room with an attached Bathroom and kitchen
on a monthly rent of Rs. 2600 (inclusive of water charges Rs.100/- per
month) in the month of January 2016.

3. That, you have been paying the rent regularly by ash to my client till
September, 2016. That my client left India on 10/10/2016 to meet his
daughter and returned in th first week of January, 2017.
4. Since, my client was not available, he has given his Bank Particulars and
requested you to make arrangements for deposit of the same into the Bank
of client bearing A/c no. ., Bank branch.. with IFSC code..

5. That my client on verification came to know that you have not deposited the
amount as promised and also after returning, he requested you to make
arrangements for clearance of dues which you promised to clear by the last
week of January.

6. My client with a fond hope that you will abide by your promise waited
patiently for the amounts to be received. However, in the morning hours of
13/02/2017 my client observed that you have vacated the property without
paying the rents which are due from October 2016 to January 2017 for a
period of 4 months calculated at Rs. 2600 for 4 months (2600 x 4= 10,400)
and for the 12 days of February at Rs. 1200/- approximately apart from
electricity bill of Rs.300/-. Thus totaling to Rs. 11,900/- .

That an amount of Rs. 5000/- which was given as advance at the time of
taking the tenancy and after adjusting the same you are still liable to pay a
sum of 6,900/-.

7. Hence, I am therefore instructed by my client to issue this legal notice to you


which I hereby calling upon you to pay a sum of Rs.6,900/- with interest
thereon @ 6% per annum within 1 week from today. Failing which my client
institutes to initiate appropriate civil proceedings for recovery of said amount
as deemed fit and proper in accordance of law.

Cost of Legal Notice is Rs. 500/-
