The flagship hotel is a modern escape from the world.


Clean lines coupled with a cool color palette will allow for a
tranquil atmosphere for focused thought. The corporate
spaces will have a minimal design with modern furniture.
The design is to help limit distractions and to be productive.

The flagship hotel is a vibrant hotel full of life. A


bright color palette featuring the primary colors
will bring a sense of creativity to the space.
Color art will be hung through out the space to
create an invigorating environment to increase
work production. Furniture will have playful
architecture but have ergonomic features.

Closed Ofces

Closed oces have individual oce spaces for each employee. This has advantages of
privacy, and less distraction. This is benecial for employees who make a lot of phone calls
or handle private information (Zittell). Another time when a closed oce can be benecial
is a creative job. In private spaces, it can be easier to concentrate on creative process.
There is also a level of motivation to work harder since hierarchy within the oce is clear.
The culture of the closed oce environment is based on self motivation. There is low
communication and low supervision. Each employee will have to be motivated to work
without direct supervision of others (Bay to Bay).

The open oce system is plan of barrier free work environment. The goal of this system is
to provide a more collaborative work space and increase communication. On the other
hand, it can be a distracting way to work and be less productive(Greeneld). It is cheaper
for the company to set up the oce this way since there is no paying for materials to build
partitions to close oces. Another benet is that the space is exible to move spaces and
add employees (Quora).

Coworking spaces are open oces that are rented by multiple people for the day or a
longer amount of time. It is a great way to get a space to work but to also collaborate,
network, and build a community of other business people (Kreamer). Coworking spaces
bring together people of diverse business background and cultivates a community to learn
from and inspire others (Garrett). It is a great option to leave the distractions from home
and have a more professional place to work and meet with clients(5 signs).

WORKPLACE SUMMARY
Workplace Summary
The individuals that were interviewed worked for a company that sells health products. The oce is a
closed oce plan. The manager positions are clustered together and the other employees are near each
other. The top issues that were addressed from the interviews were with lighting, ergonomics causing body
pain, adjacency to managerial positions, adjacency to equipment, and distractions from work.

The four pillars of ergonomics need to be addressed in the oce to help the employees health. Lighting is
not ecient for working with out strain. There is only over head lighting and no task lighting. By adding a
task light, it will make it easier for looking at forms and other papers. The seating is not ergonomically
ecient. The seating is causing discomfort in legs and back pain. New chairs that automatically adjust
would benet the employees. The work surface and storage seems to be ecient for the needs of the tasks.
The wiring and data cables are safely tucked and cause no problems. The computer monitors need to be
placed in a better position and put on a monitor arm to ensure better positioning for less eye strain. There is
enough privacy for the tasks that need to be performed. Each employee has an oce space to allow for
phone calls to happen with privacy. The oce is split between the managers and the other employees. The
separation makes for conversing with management more challenging. The shared spaces are centrally
located. This is convenient for the center oces but not for the oces on the ends. The shared spaces
cause distractions because employees have a chance to converse with each other while in the shared
spaces or just by walking by other oces. This may not be a problem that can be xed through space
planning since it is normal to have some amount of personal conversations with fellow coworkers.

Project Statement
The client is a multiple floor hotel that houses other businesses.
The work is being commissioned for the first and second floors.
The project area for the first floor is roughly 4,800 sq. ft and the
second floor is roughly 4,500 sq. ft. A co-working space is to be
designed and added adjacent to the first floor lobby. On the
second floor, the designer will design and add all necessary
office parts for the following corporate services executive offices,
catering services, accounting, informational technology, and
shared spaces such as meeting rooms. The foreseen obstacles
will be working around the structural beams that are every 13-6
east to west, and proper space planning for functional work
spaces. A sculptural staircase is to be configured and designed to
allow for access from first to the second floor.

Statement
The flagship hotel is a modern escape from the
world. Clean lines coupled with a cool color palette
will allow for a tranquil atmosphere for focused
thought. The color palette will include varying
shades of blue, light grays, and white. The
corporate spaces will have a minimal design with
modern furniture. The design is to help limit
distractions and to be productive.

large amount of work that the design process would take for this project. The
first topic that I know I will use a lot in my career is the Gantt Chart. It was
informative to see how much time each process much take in a project and to
see the time allotted for each task. The second topic that was eye opening was
the schematic plans. Schematic planning in residential design is a large task
but nothing compared to this project. With so many different functions of each
office space, square footage needs, and different adjacency needs, it felt monu-
mental to come up with more than one solution to solve the problem. It was a
growing experience to open up my mind to find more than one possible solu-
tion. The third topic that I found that was helpful was planning the sculptural
stair case. I realized really fast that just in the planning stages that stairs are
difficult to draw in perspective. They also take math to figure out the appropri-
ate number of stairs to reach from one level to another with proper riser height.
Overall I am happy with the design that I compiled for this project. I know with
more time that I can be even more accurate in my planning skills.
