LEASE AGREEMENT

This Agreement of Lease entered into at Chennai this is the

day of 21-04-2016 between:

Mr.Sudhakar S/O Sri G.Gajapathy aged 59 years and residing at

Door No 27, Hindi Prachar Sabha Street , T Nagar , Chennai ,Tamilnadu

-600017, hereinafter called the LESSOR which term shall unless the

context otherwise require includes His Heiar successors and assigns of

the FIRST PART.

AND
Mrs.V.A.Madhavi W/O Mr.V.V.N.Ajaykumar aged about 43 years and

residing at Door New No 129 Old No 60/1, G N Chetty Road Road ,T

Nagar , Chennai , Tamilnadu - 600017, hereinafter called the LESSEE

which term shall unless the context otherwise require include its

successors and assigns of the SECOND PART.

Whereas the LESSEE has approached the LESSOR and wanted to lease

the premises measuring an area of 1500 Square Feet situated at Ground

floor Door New No. 27/1 B, Old No.10B Hindi Prachar Sabha Street , T

Nagar , Chennai 600017, from the LESSOR wide the Lease Agreement

dated 21st April, 2016 for commercial purpose.

WHEREAS the LESSOR has represented to the LESSEE that

1. The LESSOR is the sole and absolute owner of the Schedule

Premises and no other entity/person has any right, title, interest or

share therein.
2. The Schedules Premises is free from any encumbrances,

attachments, court or acquisition proceedings or charges of any

kind.
3. The LESSOR has not entered into any agreement or arrangement

for sale or letting out the Scheduled Premises with anyone else.
4. There is no other impediment for letting out the Leased Premises to

the LESSEE.

WHEREAS the LESSEE being fully satisfied with all aspects of the Lease

and relying on the aforesaid and other representations of the LESSOR as

herein contained has called upon the LESSOR to execute this Lease

Agreement.

WHEREAS the LESSOR accepted to above said offer and in pursuance of

which the following agreement is entered into subject to the following

terms and conditions.


NOW THIS AGREEMENT WITNESSETH AND STATE AS FOLLOWS:

In consideration of the foregoing terms and conditions and the rent

herein reserved, the LESSOR herein hereby agrees to grant the Lease of

1500 Square Feet area in the premises situated at Ground Floor Door

New No. 27/1 B, Old No.10B Hindi Prachar Sabha Street , T Nagar ,

Chennai 600017, more fully described in the schedule here under

referred to as Scheduled Premises on the following terms and conditions:

1. POSSESSION OF THE PREMISES

The LESSOR confirms that the LESSEE can be in possession of the

Premises during the period of the Lease.

2. PERIOD OF LEASE

The period of Lease Agreement shall be for 3 years effective from 21 st

April, 2016 . The LESSOR agrees that the Lease can be further renewed

at the option of the LESSEE for such further periods for which the Terms

and conditions to be mutually agreed by the parties.

3. RENT

The LESSEE shall pay a month Rs.60,000-/- (Rupees sixty thousand

only) towards rent for the Scheduled Premises and there will be increase

of 10% or the prevailing market rate after every 11 months to the

LESSOR from the date of initial Lease period.

The monthly rent shall be paid on or before 5 th of every month towards

preceding month through Cheque /DD/Cash payable at par at Chennai.

Any plea of oral discharge is not acceptable.

The LESSEE, wherever applicable, is entitled to deduct TDS from and out

of the monthly rents and furnish TDS certificate to the LESSOR on or


before 31st March of every years to enable the LESSOR to file income tax

returns.

4. TENANCY MONTH:

The tenancy month shall be commencing from the first day of one

English Calendar Month to the last day of the same English calendar

month.

5. BAR ON SUB LETTING:

The LESSEE is not entitled to sub-let the Scheduled Premises or any

portion thereof, part with the possession of the Scheduled Premises in

any manner, without the written consent of the LESSOR.

6. REPAIRS AND MAINTENANCE


6.1 The LESSEE undertakes to keep the structures of the Scheduled

Premises in good and tenantable conditions subject to natural

wear and tear and irresistible force and shall also effect necessary

color wash or painting as and when found necessary in order to

restore the premises to its original condition as of the date of

commencement of Lease.

6.2 The LESSOR confirms that the LESSEE is entitled to make such

modifications as may be necessary for running the premises with

the wooden partitions and with aluminum fittings without causing

any damage to the premises. The LESSEE may arrange for the
false ceiling and furnish with required furniture and fixture to suit

their requirements at their own cost. The LESSEE is entitled to

remove the same at the time of vacating and handing over the said

premises to the LESSOR without any damage to the premises. The

LESSOR shall not compensate for the alterations/modifications

made in the event of determination of the lease.

6.3 The LESSEE shall not use the premises for carrying out any

unlawful illegal, dangerous or immoral purpose.


6.4 The LESSEE shall deliver vacant possession of the premises in the

same condition and manner when let out.


6.5 The major repair/defects in the sanitary, electric installation

arising out of the negligence shall be rectified by the LESSEE.


6.6 The LESSOR and the LESSEE shall have the right to terminate

this agreement in giving three months notice in writing of such

desire and thereafter the LESSOR shall refund the balance rental

deposit on such termination of this agreement at the time of

handing over the vacant possession.

7. CHARGES FOR ELECTRICITY/WATER:

The LESSEE shall pay the electricity to the concerned Board as per

Separate Meter Provided for the Scheduled Premises.

8. PROPERTY TAXES:

The LESSOR shall pay from time to time the property taxes in respect of

the Scheduled Premises on or before their due dates.

9. TERMINATION OF LEASE:

LESSOR shall be entitled to terminate the Lease if the LESSEE fails to

pay rent for 3 months consecutively or use the premises for carrying on

any illegal activities.

10. INSPECTION
The LESSOR and his authorized agents are entitled to inspect the

Scheduled Premises with prior information during business hours.

11. USAGE OF THE PREMISES:

The LESSEE is entitled to use the Scheduled Premises for the purpose of

conducting Play School .

(A) Car Parking

The LESSEE Shell be entitled to one Car Parking in Covered Car Park

area within the Compound wall of the premises where the Property is

Located . In Addition to The Above , The LESSEE can also Car /Two

Wheelers Parked inside The premises ( Open area) Without causing

disturbance to the existing tenants in the Premises .

12. THE LESSOR CONVENANTS:

The LESSOR hereby covenants that the LESSEE paying the rent herein,

hereby reserved regularly and observing the terms and conditions of the

Lease Agreement shall be entitled to the peaceful possession and

enjoyment of the scheduled portion during subsistence of these

presents.

13. THE LESSEE CONVENANTS:

The LESSEE undertakes to pay the rents regularly as agreed upon.

The LESSEE undertakes to observe the terms and conditions of the

Lease Agreement scrupulously.


The LESSEE shall not commit any breach of any of the terms and

conditions stipulated under this Lease Agreement.

The LESSEE at the time of delivery of the Scheduled Premises to the

LESSOR shall attend to all the repairs and color wash as they are

provided by the LESSOR in good condition. If they is any damage to

anyone of the items, the LESSOR is entitled to deduct the cost of the

same to the extent of damages caused from and out of the security

deposit.

14. SECURITY DEPOSIT

The LESSOR confirms that the LESSEE has already paid an amount of

Rs. 3,60,000-/-(Rupees There Lacks and Sixty Thousand only) Paid as

Cheque ,1.Bank.,Cheque no Date

, 2 Bank Cheque no ..,

Date .. towards the Security Deposit.

The above security deposit amount of Rs.3,60,000-/- (Rupees There

Lacks Sixty Thousand only) shall not carry any interest and the same is

refundable to the LESSEE on termination of Lease and delivering vacant

possession of the Scheduled Premises to the LESSOR, after deducting

arrears of rent, electricity, water charges and other damages if any.

15. CUSTODY OF LEASE

The original of this Lease Agreement shall be with the LESSOR and the

copy the same shall be with the LESSEE.

SCHEDULE

An area of 1500 sq.ft. in the Ground Floor of the building located at

Door New No. 27/1 B, Old No.10B Hindi Prachar Sabha Street , T

Nagar , Chennai 600017, with the following Boundaries.

East : The Passage Leading to The Main Property and the Eastern

Gate of The Compound

West : The Passage Between The Rear side of the Main Property D No

27/2 (Old No 10 A) Hindi Prachar Sabha Street , Tnagar ,

Chennai 600017

North : The Near Passage of The Main Property D No 27/2

( Old No 10 A), Hindi Prachar Sabha Street , T Nagar

Cehnnai , 600017 .

South : The Rear Passage of The Main Property D No 27/1

(Old No 10 B) Hindi Prachar Sabha Street , T Nagar

Chennai , 600017
