DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOULUTE SALE, made, executed and entered this 10th
day of March, 2017, in Taguig City, Metro Manila, by and between:

JESSELLE BIGALBAL, of legal age, Filipino,

single, with residence address at MySpace Dormitory,
21 Saddle Street, South Cembo, Makati City,
hereinafter referred to as the SELLER;

and

KYLIE KAUR DADO and MARY LOUISSE

INGUILLO as cousins, of legal ages, both Filipino,
and single, with residence address at 1234 Acacia Steet
Cembo, Makati City, hereinafter referred to as the
BUYERS,

WITNESSETH: THAT

WHEREAS, the SELLER is the registered owner of a parcel of land with

improvements located at 11 ABCD Building, Parkway Drive, Bonifacio
Global City, Taguig and covered by Transfer Certificate of Title No. 123578
with a total area of 10,500 square meters more or less and more particularly
described as follows:

A PARCEL OF LAND (Lot 17 Blk 54 of consolidation subdivision plan
(LRC) Pcs-13654, being a portion of the consolidation of Lots 2354-A and
2354-B (LRC) PSD-50533, Lot3 PSD-120365, Lot 1 Psd-167895, LRC Rec.
Nos. N-67894, 43567, 12945, N-34276, N-21342, and 56743 situated in the
Bo. of Santa Catalina, Municipality of Makati, Province of Manila, Is. Of
Luzon. Bounded on NE., point 4 to 8 by Road Lot 24, on to the point of
beginning; containing an area of 10, 500 square meters more or less

WHEREAS, the BUYERS have offered to buy and the SELLER has
agreed to sell the above mentioned property for the amount of Eighty Five
Million One Hundred Pesos (Php 85,000,100) Philippine Currency;

NOW, THEREFORE, for and in consideration of the sum of Eighty Five

Million One Hundred Pesos (Php 85,000,100) Philippine Currency, hand
paid by the buyers to the seller, the SELLER DO HEREBY SELL,
TRANSFER and CONVEY by way of Absolute Sale unto said BUYERS,
her heirs and assigns, the certain parcel of land together with all the
improvements found thereon, free from all liens and encumbrances of
whatever nature including real estate taxes as of the date of this sale.

IN WITNESS WHEREOF, the parties have hereunto signed this DEED OF

ABSOLUTE SALE on the date and place first above written.
