CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease, executed by and between JEANNIE


C. CERILLES, Filipino, of legal age, widow and resident
of and with postal address at B. Aquino Street, Santa Lucia
District, Pagadian City, hereinafter called as the LESSOR,
and SPOUSES GERARDO SARMIENTO and ANTONIETA SARMIENTO, both
Filipino of legal age, married and with business address at
Cerilles Terminal, B. Aquino Street, Santa Lucia District,
Pagadian City hereinafter called the LESSEE.
WITNESSETH:

1. That the LESSOR is an owner of a commercial


building/space located at B. Aquino Street, Santa Lucia
District, Pagadian City, particularly Door No. 1 and 2;

2. That the LESSEE desires to lease from the LESSOR and the
LESSOR agrees unto the Lessee the lease the above-
commercial space,

NOW THEREFORE, for and in consideration of the foregoing


premises, and of the covenants and stipulations ser forth
hereunder, the LESSOR hereby leases and the LESSEE hereby
accepts to lease the herein-above property:

A. TERM- This lease agreement shall be effective for a period


of ONE (1) YEAR, starting from JANUARY 28, 2014 to JANUARY
28, 2015, and during the term of this lease, the LESSOR
warrants the peaceful possession and enjoyment of the leased
property by the LESSEE;

B. RENTAL- The Lessee shall pay the LESSOR the amount of TWELVE
THOUSAND PESOS (Php12, 00.00) per month payable in advance
within first five (5) days of each applicable month without
the necessity of a demand. FURTHER, upon the execution of
this contract, the LESSEE shall make a deposit in the amount
of TWENTY FOUR THOUSAND PESOS (Php24,000.00), representing,
ONE (1) MONTH ADVANCE and TWO (1) MONTH DEPOSIT;

C. USE OF THE PREMISES- The leased premises shall be used


exclusively in accordance with the purpose of the LESSEE;

D. POWER AND WATER CONSUMPTION- All electric and water


consumption/bills shall be at the expense of the LESSEE;

E. REPAIRS- should the lessee introduce major and minor repairs


within the leased premises in accordance with the purpose of
the LESSEE, the LESSOR shall first be notified and the
expenses incurred therein shall be shouldered by the LESSEE;

F. TERMINATION- That should the LESSEE intend to terminate this


contract, they shall notify the LESSOR at least THIRTY (30)
DAYS, before the intended date and also should the LESSOR
intend to terminate this contract, she should notify the
LESSEES at least THIRTY (30) days before the intended date;
G. OTHER TERMS AND CONDITION-

A. Should the LESSEE introduce any renovation of the lease


premises, the LESSOR shall be notified first and the
expenses incurred in the renovation is not refundable to the
LESSOR. FURTHER, upon the expiration of this Contract of
Lease, anything introduce by the LESSEE, which is/are
permanently attached to the building or lease premises shall
be owned by the LESSOR;

B. The LESSOR shall return the two (2) months deposit


amounting to TWELVE THOUSAND PESOS (Php12,000.00) after the
end of the lease contract, however, should any damages
within the lease premises during the period of the lease
contract or should any unpaid bills, the two (2) months
deposit shall represent as payments for any damages incurred
or any unpaid bills of light and water or consumable until
the same is warrant;

H. This Contract of Lease shall be renewable after expiration


thereof upon agreements of the parties;

I. This Contract of Lease is entered into by the parties freely


and voluntarily;

IN WITNESS WHEREOF, We have hereunto set our signatures this

LESSOR agrees unto the Lessee the lease the above-
commercial space,

NOW THEREFORE, for and in consideration of the foregoing


premises, and of the covenants and stipulations ser forth
hereunder, the LESSOR hereby leases and the LESSEE hereby
accepts to lease the herein-above property:

J. TERM- This lease agreement shall be effective for a period


of ONE (1) YEAR, starting from JANUARY 28, 2014 to JANUARY
28, 2015, and during the term of this lease, the LESSOR
warrants the peaceful possession and enjoyment of the leased
property by the LESSEE;

K. RENTAL- The Lessee shall pay the LESSOR the amount of TWELVE
THOUSAND PESOS (Php12, 00.00) per month payable in advance
within first five (5) days of each applicable month without
the necessity of a demand. FURTHER, upon the execution of
this contract, the LESSEE shall make a deposit in the amount
of TWENTY FOUR THOUSAND PESOS (Php24,000.00), representing,
ONE (1) MONTH ADVANCE and TWO (1) MONTH DEPOSIT;

L. USE OF THE PREMISES- The leased premises shall be used


exclusively in accordance with the purpose of the LESSEE;

M. POWER AND WATER CONSUMPTION- All electric and water


consumption/bills shall be at the expense of the LESSEE;

N. REPAIRS- should the lessee introduce major and minor repairs


within the leased premises in accordance with the purpose of
the LESSEE, the LESSOR shall first be notified and the
expenses incurred therein shall be shouldered by the LESSEE;

O. TERMINATION- That should the LESSEE intend to terminate this


contract, they shall notify the LESSOR at least THIRTY (30)
DAYS, before the intended date and also should the LESSOR
intend to terminate this contract, she should notify the
LESSEES at least THIRTY (30) days before the intended date;

P. OTHER TERMS AND CONDITION-


A. Should the LESSEE introduce any renovation of the lease
premises, the LESSOR shall be notified first and the
expenses incurred in the renovation is not refundable to the
LESSOR. FURTHER, upon the expiration of this Contract of
Lease, anything introduce by the LESSEE, which is/are

WITNESSETH:

5. That the LESSOR is an owner of a commercial


building/space located at Jamisola Street, Santa Lucia
District, Pagadian City;

6. That the LESSEE desires to lease from the LESSOR and the
LESSOR agrees unto the Lessee the lease the above-
commercial space,

NOW THEREFORE, for and in consideration of the


foregoing premises, and of the covenants and stipulations
ser forth hereunder, the LESSOR hereby leases and the LESSEE
hereby accepts to lease the herein-above property:

S. TERM- This lease agreement shall be effective for a


period of TWO (2) YEARS, starting from DECEMBER 1, 2013 to
DECEMBER 1, 2015, and during the term of this lease, the
LESSOR warrants the peaceful possession and enjoyment of the
leased property by the LESSEE;

T. RENTAL- The Lessee shall pay the LESSOR the amount


of FIVE THOUSAND PESOS (Php5, 00.00) per month payable in
advance within first five (5) days of each applicable month
without the necessity of a demand. FURTHER, upon the
execution of this contract, the LESSEE shall make a deposit
in the amount of FIFTEEN THOUSAND PESOS (Php15,000.00),
representing, ONE (1) MONTH ADVANCE and TWO (2) MONTHS
DEPOSIT;

U. USE OF THE PREMISES- The leased premises shall be


used exclusively in accordance with the purpose of the
LESSEE;

V. POWER AND WATER CONSUMPTION- All electric and water


consumption/bills shall be at the expense of the LESSEE;

W. REPAIRS- should the lessee introduce major and minor


repairs within the leased premises in accordance with the
purpose of the LESSEE, the LESSOR shall first be notified
and the expenses incurred therein shall be shouldered by the
LESSEE;

X. TERMINATION- That should the LESSEE intend to

least THIRTY (30) DAYS, before the intended date and also
should the LESSOR intend to terminate this contract, she
should notify the LESSEES at least THIRTY (30) days before
the intended date;

Y. OTHER TERMS AND CONDITION-

expenses incurred in the renovation is not refundable to the
LESSOR. FURTHER, upon the expiration of this Contract of

amounting to TEN THOUSAND PESOS (Php10,000.00) after the end
of the lease contract, however, should any damages within
the lease premises during the period of the lease contract
or should any unpaid bills, the two (2) months deposit shall
represent as payments for any damages incurred or any unpaid
bills of light and water;

Z. This Contract of Lease shall be renewable after


expiration thereof upon agreements of both parties;

AA. This Contract of Lease is entered into by the


parties freely and voluntarily;

IN WITNESS WHEREOF, We have hereunto set our signatures


this 10th day of January 2014, at Pagadian City,

BB. TERM- This lease agreement shall be effective for a


period of TWO (2) YEARS, starting from DECEMBER 1, 2012 to
DECEMBER 1, 2014, and during the term of this lease, the
LESSOR warrants the peaceful possession and enjoyment of the
leased property by the LESSEE;

CC. RENTAL- The Lessee shall pay the LESSOR the amount
of FIFTEEN THOUSAND PESOS (Php15, 00.00) per month payable
in advance within first five (5) days of each applicable
month without the necessity of a demand. FURTHER, upon the
execution of this contract, the LESSEE shall make a deposit
in the amount of FORTY FIVE THOUSAND PESOS (Php45,000.00),
representing, ONE (1) MONTH ADVANCE and TWO (2) MONTHS
DEPOSIT;

DD. USE OF THE PREMISES- The leased premises shall be


used exclusively in accordance with the purpose of the
LESSEE;

EE. POWER AND WATER CONSUMPTION- All electric and water


consumption/bills shall be at the expense of the LESSEE;

WITNESSETH:

9. That the LESSOR is an owner of a commercial space,


located at Arcada de Cerilles, Cerilles Building, B. Aquino
Street, Santa Lucia Distict, Pagadian City;

10. That the LESSEE desires to lease from the LESSOR and the
LESSOR agrees unto the Lessee the lease the above-
commercial space,

NOW THEREFORE, for and in consideration of the


foregoing premises, and of the covenants and stipulations
ser forth hereunder, the LESSOR hereby leases and the LESSEE
hereby accepts to lease the herein-above property:

KK. TERM- This lease agreement shall be effective for a

in the amount of FORTY FIVE THOUSAND PESOS (Php45,000.00),

MM. USE OF THE PREMISES- The leased premises shall be


used exclusively in accordance with the purpose of the
LESSEE;

NN. POWER AND WATER CONSUMPTION- All electric and water

DEPOSIT;
VV. USE OF THE PREMISES- The leased premises shall be
used exclusively in accordance with the purpose of the
LESSEE;

WW. POWER AND WATER CONSUMPTION- All electric and water


consumption/bills shall be at the expense of the LESSEE;

XX. REPAIRS- should the lessee introduce major and minor


repairs within the leased premises in accordance with the
purpose of the LESSEE, the LESSOR shall first be notified

ZZ. OTHER TERMS AND CONDITION-

deposit amounting to THIRTY SIX THOUSAND PESOS
(Php36,000.00) after the end of the lease contract, however,
should any damages within the lease premises during the
period of the lease contract or should any unpaid bills, the
two (2) months deposit shall represent as payments for any
damages incurred or any unpaid bills of light and water or
consumable until the same is warrant;

AAA. This Contract of Lease shall be renewable after


expiration thereof upon agreements of the parties;

BBB. This Contract of Lease is entered into by the


parties freely and voluntarily;
