MAINTENANCE / BUILDING SYSTEMS

HVAC SYSTEM OPERATIONS

ALL TENANTS MUST HAVE A HVAC MAINTENANCE AGREEMENT. Contact any reputable Heating & Air-
conditioning Company to set up a periodic Maintenance Agreement. A copy of the maintenance agreement should be
faxed or mailed to the management office. Maintenance should be performed at a minimum of two times a year.

The HVAC (Heating, Ventilation, and Air-Conditioning) equipment installed in our commercial properties is used industry-
wide in various applications. The mechanical equipment is adapted to accommodate the specific needs of the user. The
thermostat, however, is used universally regardless of the systems design. The key is to understand the use of the thermostat
and how it relates to the system in your building.

The face of the thermostat cover can have a range of anywhere from 50 degrees to 90 degrees. For commercial space, the
systems are designed to cool to approximately 70 degrees.

A common misconception is that turning the thermostat down below 70 degrees will result in the faster cooling of the space.
This is a fallacy. The same air temperature is delivered whether the thermostat is set at 70 or 50 degrees. The systems used
for office space may malfunction if set below the 70 degrees mark. Turning your thermostat down lower will not resolve
your cooling problem. The unit may freeze up, which will cause a further delay in repair and possibly damage the
equipment.

Another misconception is the attempt to conserve energy by adjusting the thermostat at night and on weekends.
Based on the outside temperature, it can take anywhere from three to eight hours of continuous system running time to
recover the desired temperature when the thermostat has been adjusted for this purpose. There is absolutely nothing that can
be done to hasten this recovery. Furthermore, your discomfort during this recovery period, the energy cost expended to
recover to the desired temperature and excessive wear and tear on the equipment is the price paid.

For maximum HVAC efficiency, if you have automatic changeover thermostats, please:
- Set your thermostat on Auto
- Set the temperature for approximately 70 degrees for heating and 74 degrees for cooling and leave it there.

FIRE PROTECTION SYSTEMS

Fire protection systems commonly consist of the following:

- Sprinkler Systems
- Fire Extinguishers

Our alarms are not monitored; consequently we rely on each tenant to report any kind of fire or smoke related
emergency directly to the fire or police department. Cherokee County requires all fire extinguishers to be inspected
at least once per year and kept in good operating order. It is the responsibility of each tenant to insure that fire
extinguishers are kept up to date and in conformance with County regulations. Please be sure you understand
your fire protection system and know what, if any, part of it you are responsible to maintain.)

PARKING

Automobile parking is provided on a first-come, first-serve basis for both tenants and visitors. Tenants should make an
effort to park away from the building to allow for more available spaces for customers and visitors.

SECURITY TIPS

Tenants, customers, employees, visitors, and contractors are wholly responsible for the security of their own space, trucks,
automobiles and items. By following a few simple guidelines, the incidents for thefts or intruders can be greatly reduced or
eliminated.

1. Never leave a suite door unlocked while the reception area is unattended, even if it is momentarily. This may
be the single, most important rule to prevent thefts and intruders from entering your suite. Criminals know it is
not uncommon for reception areas to be left unattended, especially when a firm is opening up for the business
day, during lunch hour and at the close of the business day.

2. Rear doors, should be kept locked at all times. If doors are equipped with dead bolt locks, ensure the dead bolt
is fully engaged when locked.

3. Hang coats and wraps away from the entrance to the office to reduce the possibility of these items being easily
stolen while you are busy. Keep valuables out of sight at all times. A minimum amount of cash should be kept
in the office. Any items of value, such as stamps, checks and cash, should be locked in an office. Lock desks
when not seated at them.

4. Keep purses and gift packages out of sight and locked inside a cabinet or desk if possible.

5. Property Management Personnel are always ready to properly identify themselves. An unrecognizable person,
posing as working for the building, should be reported to the Property Management Office immediately.

6. Receptionist should be instructed to keep all visitors in the reception area and to ask the person being visited to
come and greet the visitor. This will reduce the possibility of unauthorized people entering a customer space.

Landlord provides Trash Collection, Water and Sewer and Common Area lighting for the building and
Tenant reimburses their pro-rata share of these expenses in their monthly CAM payment.

LANDSCAPE MAINTENANCE

Landscaping is provided by Lawn Smith Landscaping, a Woodstock based landscape maintenance company. Their activities
include cutting the grass, tending to the plantings and power blowing the parking lot. Lawn Smiths employees should have
clothing identifying him/her as part of the Lawn Smith Landscaping crew.

Each Tenant should pick up in front of their space and make sure that garbage, cigarette butts, etc. do not accumulate
where employees or customers are taking smoke breaks. Smoking is not allowed in or in front of your space.
PLEASE CLEAN CIGARETTE BUTTS AND TRASH FROM COMMON AREAS IN FRONT OF YOUR SPACE
AND OUTSIDE DOORS IN THE BACK OF THE BUILDING!

The irrigation system runs automatically in the early morning hours and is on a well.

RENTAL REMITTANCE

According to your Lease Agreement, rent shall be due and payable on the 1st day of each month in Advance. The
Landlord will send an invoice. We ask your cooperation to insure rent is paid when due to avoid receiving additional
reminder notes or late fees. All checks should be made payable to Aiken Weatherstone, LLC and mailed to:

TENANT INSURANCE

Tenants are required at all times during the term of this Lease to carry, at their expense, one or more policies of
general liability and property damage insurance, issued by one or more insurance companies acceptable to Landlord, with
the following minimum coverage as stated in the lease:

A. Workers Compensation: minimum statutory amount.


B. Comprehensive General Liability Insurance, including blanket, contractual liability, broad form property
damage, personal injury, completed operations, products liability, and fire damage: not less than $1,000,000
Combined Single Limit for both bodily injury and property damage.
C. Fire and Extended Coverage, Vandalism and Malicious Mischief, and Sprinkler Leakage insurance for the full
replacement of Tenants property.
D. Business interruption insurance.

The insurance policy or policies shall protect Tenant and Landlord as their interest may appear, naming Landlord
and Landlords managing agent and mortgagee as additional insureds, and shall provide that they may not be
canceled on less than thirty (30) days prior written notice to Landlord. Tenant shall furnish Landlord with
Certificates of Insurance evidencing all required coverage. Should Tenant fail to carry such insurance and furnish to
Landlord with such Certificates of Insurance after a request to do so,
Landlord shall have the right to obtain such insurance and collect the cost thereof from Tenant as additional rent and
/ or put Tenant in default.

Also, please remember that the Landlord, Aiken Weatherstone, LLC, a Limited Liability Company in the
State of Georgia, and Managing Agent, W. Page Aiken, LLC and its Affiliated Entities, and Their Successors
and Assigns, must be shown as additional insured parties on your policy.

Please forward a current Certificate of Insurance, in the above limits, indicating the required additional
insured parties to the Landlord.

BUILDING RULES AND REGULATIONS

1. Tenant shall operate its business in the entire premises throughout the Lease Term and shall do so in a high class
and reputable manner, maintaining at all times a full staff of employees and a complete stock of merchandise.
Tenant shall install and maintain at all times a display of merchandise in the display windows (if any) of the
Premises and shall keep the same well lighted during all hours that the Shopping Center is open to the general
public.

2. Shopping Center Hours: The Tenants minimum hours of operation are as set forth in the Lease. However,
unless otherwise prohibited by state law or local ordinances, the Shopping Center hours are: Monday through
Friday: 10:00 a.m. - 5:00 p.m.

3. In no event shall Tenant conduct or advertise any auction, fire, going out of business or bankruptcy sale in or
about the Premises. Tenant shall not use the public or Common Areas of the Shopping Center for business purposes
or special events unless prior written approval has been rated by Landlord. No soliciting or distribution of flyers or
any promotional material in the Common Areas is permitted except authorized sidewalk sales.

4. Tenant shall not place or permit any displays, decorations, shopping carts or wheeled vehicles on the sidewalk in
front of the Premises or upon any of the Common Areas no permit anything to be displayed or stacked on the
sidewalks outside the Premises unless Tenant obtains Landlords prior written approval.

5. Tenant shall conduct its business in the Premises in a lawful manner and in good faith during all days and hours
set forth in the Lease and shall not do any act tending to injure the reputation of the Shopping Center.

6. All deliveries or shipments to and from the Premises shall be made by way of the rear of the Premises and/or at
any other location designated by Landlord only after 7:00 a.m. and before 8:00 p.m.

7. The parking spaces within 100 feet of the front of any building must be left for customers use only.

8. All of the following are prohibited within the Shopping Center: Noxious odors, public/private nuisances,
flashing/rotating/moving lights, shrill or excessive noise and vibrations.

9. No signage unless otherwise stated in the Lease shall be affixed directly to the storefront glass or outside the
store. Any signage which can be seen from outside of the store must be professionally made (not hand-lettered),
framed, clipped to the ceiling grid system and approved in writing by Landlord. No rotating, flashing or moving
signs are permitted.

10. No smoking in or in front of the building.

11. Repairs: Tenant, at its expense, shall make any and all repairs to the Premises arising form any break-in,
forcible entry or other trespass into or upon the Premises.

12. Any damage caused to the roof of the Premises by repair/service personnel contracted by Tenant will be the
responsibility of Tenant; Tenant must caution all repair/service personnel to avoid stepping on blisters, leaving
foreign objects on roof, etc.

13. No person shall at any time occupy any part of the Building as sleeping or lodging quarters.

14. Tenant shall not place, install or operate on the Premises or in any part of Building, any engine, stove or machinery, or
conduct mechanical operation or cook thereon or therein, or place or use in or about Premises any explosives, gasoline,
kerosene, oil acids, caustics; or any flammable, explosive, or hazardous material without written consent of Landlord.

15. Landlord will not be responsible for lost or stolen personal property, equipment, money or jewelry from
Tenants area or public rooms regardless of whether such loss occurs when area is locked against entry or not.

16. Tenant shall not at any time display a For Rent sign upon the Premises for rent.
