Project Assignment #2

Boutique Hotel

The intention of this project is to help the student to understand


large scale design and to understand the basic principles of
Boutique Hotel design and exterior building design.

The Morgans Hotel Group has commissioned you to design a new


Boutique Hotel. The building must fit on a site they have purchased
in Hoboken, NJ. It is on Washington Street with the front of the
building facing Washington Street. There are side streets on the
sides and back to be used for service access. Morgans would like for
you to develop the name for the hotel as well as providing your
Interior Design services.

Your previous design for the typical Hotel room will be incorporated
into this design.

Program Spatial Requirements First Floor


Kitchen 0500 sq ft
Storage for kitchen 0200 sq ft
Dishwashing space for kitchen 0150 sq ft
ADA bathrooms 0400 sq ft Mens and Womens ADA
Elevator 0100 sq ft
Bar area 1200 sq ft
Store 0500 sq ft
Lobby with seating for 6-8 1700 sq ft
Coats 0100 sq ft
Storage 0200 sq ft
Restaurant 2000 sq ft seating for 75
General circulation 0750 sq ft
Staircase to second floor 0400 sq ft - In lobby or adjacent
Fire Stairs from 2nd & 3rd fl. 0500 sq ft 2 at 250 sq. ft. each
Outdoor dining/bar space 0500 sq ft minimum

1. 3 Large clear color pictures of Inspirational Paintings from your


assigned artist This will be used later THESE MUST BE PRINTED
OUT EACH BEING 8.5x11. Due for March 6

A. We will pick one of these pictures and it will be the basis


for your floorplan. The picture will be blown-up, placed under trace
paper and the basic lines will be used to create your floorplan.
B. You hotel must fit on the plot that is given to you. It will
be 100x 200with a 20 front setback, 10 sides and rear set back.
Your building must fit within theses setbacks.
C. The front of the property will have an 8 wide sidewalk and
parallel street parking. See site plan.
D. First, Second or River Street will be used for service
access
F. Windows cannot be more then 6 wide and 7 high. All doors
must be 3 wide
G. First floor ceiling is 12 Second floor is 8
The Following Are Due March 13 for a Pin-Up
2. Produce a Space Adjacency Matrix see lecture
3. Produce 3 Bubble Diagrams of spaces and adjacencies on 11x17
graph paper dark so we can see it See handout
4. Produce 3 Block Diagrams of designs of each of the above bubble
diagrams on 11x17 graph paper dark so we can see it See handout
5. Always brings in a scale ruler, trace paper and graph paper we
will be doing schematic design in class

You will also research the Interior Design of


Restaurants/Bars/Hotels/Kitchen/Storage/Movement to understand
floorplan, seating, etc. The following websites must be visited.

The finished project and presentation will have the following:


1. A drafted (CAD or HAND) rendered first floor floorplan
showing proper line weights, Furniture, labels and floor
finishes in appropriate scale
2. Hotel outline on site showing outdoor dining/bar space,
street, like in handout
3. All areas of the Hotel must be ADA accessible and follow
appropriate ADA guidelines such as egress, fire
compartmentalization, doors swings, fire stairs, ramps,
elevators, bathrooms
4. Non rendered 2nd floor plan showing access from elevator
and fire stairs, main hallway 6 wide and minimum 8 guest rooms
using the Kinon hotel room
5. Three rendered elevations at appropriate scale with
appropriate labels and detail - chosen by instructor
6. Three rendered perspectives of areas - chosen by the
instructor
7. Selected 20 Materials for the space such as floor, wall,
ceiling, paint, furniture, textiles, hardware...
8. 15 Pictures of furniture for the lobby, restaurant and bar
9. RCP of area chosen by Instructor.
