1.0 Introduction

The aim of the concept design is to provide the idea of connection of the future
buildings will be built in the KOM area with the main services already serving the
existing buildings.
Scope of the work is also to understand if the existing infrastructures are capable to
serve also the occupancy enhancement due to the future buildings or if new service
sources are needed in the area for the new demand (for example new electrical
substation, new water tanks, etc.).
Estimation in the capacity and loads to cover the needs for the correct functioning of
the future buildings together with the analysis of the existing demands is part of the
scope of work.
In this phase of the design the above evaluation will be approximated and based on
data collected both from the client and from previous work of masterplan
development.

2.0 POTABLE AND FIRE WATER SYSTEMS

The objective of the potable/fire water supply system is to provide a comprehensive


system designed in accordance with PAEW/Civil Defence/ROP guidelines and
internationally accepted standards to provide potable water for domestic and
firefighting purposes.

It is expected that each buildings will have proper own fire water storage, fire water
pipe network consisting of fire hydrants, sprinklers, etc. within and outside the buildings
and firefighting pumping facility to fight fire within buildings. Therefore no separate fire
water connections are provided to the plots. Water requirement of each plot is supplied
at a rate sufficient to fill the fire water storage tank plus to supply to potable water
demand within each building. The fire water network however supplies fire water
requirement of the roadside fire hydrants, with a sufficient capacity and pressure, as
per Civil Defence/ROP fire safety requirements, either to fight fire or to fill fire trucks
during an emergency.

The source of potable/fire water for the new plots is to be studied and decided based
on the availability and capacities of existing. The objective of this chapter is to describe
major assumptions, design guidelines, technical boundaries considered in the design

of potable and fire water supply systems and to present the


conceptual design outcomes of each system for the future
buildings.

3.1.1. Potable Water Demand


By considering the above stated design criteria, the total requirement of potable water
quantity for the future buildings has been calculated and the summary of the demand
calculation is given in the Table 1.3 below.

3.1.2. Potable Water Storage Requirement


As per the PAEW Design Guidelines, two day peak demand storage shall be
maintained, as a minimum, for any service area.
Accordingly, the required storage for the potable water shall be calculated as;
Total water demand for one day storage = 512 m3
Total water demand for one day storage = 1024 m3

3.1.3. Design Options


When conceptual designs for the potable water system are formulated, few possible
options could be considered for the evaluation. The comparison analysis of those
options is given in the Table 1.4 below.

3.1.4. Recommendations on Potable Water System


By considering all the pros and cons of possible options as listed above, it could be
recommended to implement the option 2 despite minor draw backs of higher capital
and energy cost over other options.

Therefore, total fire water storage capacity = 3000 gpm

= 681 m3 /day

3.2.1. Design Criteria


As per revised guidelines of Fire Safety Requirements issued by Directorate General
of Civil Defence, Royal Oman Police,
Minimum capacity of a fire hydrant shall be 1000 l/min (16.67 l/s).
The potable/fire water system is to be designed to have capacity to deliver full flow
of four fire hydrants simultaneously (2,000 l/min).
The system is designed for a single fire incident at a time within the project area.
However, for this single incident, any two fire hydrants within the system are to be
designed to use to fight fire at any location within the area. These fire hydrants are
used in addition to the capabilities of the internal plot firefighting installations,
which are the responsibility of the plot owners.
Roadside above ground pillar type public fire hydrants are to be installed at every
60 m maximum intervals close to the road shoulder. They shall be located on one
side of every access road within the development area, near the plot entrances as
practical as possible and have clear access to fill the fire trucks during an
emergency.
The fire hydrants are above ground installations protected by galvanised iron
barriers around each. The fire hydrant will have 2 nos. of 65 mm female and 100
mm male outlets as per BS 5041 and BS 336, as specified by the Directorate
General of Civil Defence, Royal Oman Police.

3.2.2. Recommendations on Firefighting System

By considering all the pros and cons of possible options as listed above, it could be
recommended to implement the option 1 despite few draw backs as listed.

Accordingly, the firefighting system shall consists of a 567 m3 capacity storage tank,
combination of electric, jockey and diesel engine driven pumps and a fire pipe network.

3.3. Proposed Tapping Points

In order to decide the proposed tapping pints for the intake of water for the new buildings,
it is a must to study the existing and proposed water supply systems in the vicinity. As the
required data are not available by the time of preparing this concept report, the decision on
the proposed tapping point is to be postponed until such data is made available.

3.0 IRRIGATION WATER SYSTEM


3.1. Introduction

The objective of the Irrigation water supply system is to provide a pipe


network system designed in accordance with relevant local
guidelines and internationally accepted standards to provide Treated Effluent water for
the purpose of irrigating the ground covers, plants and trees proposed under the
Landscaping designs.

Irrigation water requirement of the new landscape will be supplied via a dedicated pipe
network at a rate sufficient to cater for the TE water demand within each plot only in
case of not availability from the existing irrigation system to cover the new area.

The objective of this chapter is to describe major assumptions, design guidelines,


technical boundaries considered in the design of irrigation water supply system and to
present the conceptual design outcomes of the system for the proposed buildings
development.

3.2. Design Concept

Landscaped areas are considered as treated and maintained areas of the plots with
predominant vegetation such as ground cover with grass, plants, shrubs or trees
designed to create a specific pleasant atmosphere around buildings.

3.3. Proposed Irrigation Water System

3.3.1. Design Criteria


Design criteria proposed to be used for the design works under this project is
described hereunder.

Water Losses

A 10% of demand is added to the total direct demand in order for compensating the
possible water losses in the pipe network.

Pressure limits

The maximum working pressure in the irrigation distribution network is restricted to


between 3 and 5 bar. This is achieved by locating providing separate ground storage
tank coupled with a pumping station in which the properly designed pumps are to be
installed.

The minimum supply pressure in the irrigation distribution networks is 15 m. This


pressure may not be sufficient if planned to have rotors requiring higher pressure, but
in this case, it is expected to provide internal storage for the new landscape area and
pumping arrangement to boost the pressure. However, inline pressure boosting from
the irrigation distribution network shall not be allowed due to its adverse effects that
may occur in the main distribution system.

For pump stations, maximum velocities in suction and discharge pipes of 2m/sec and
3 m/sec respectively will be used. In distribution systems the velocity will generally be
in the range of 0.5 to 0.8 m/sec.

Pipe Materials

HDPE pipes are used for TSE irrigation network due to the fact that HDPE is more
corrosion resistant, cost effective, easy to handle and lay and locally available
material. Butt fusion welding is used in jointing the HDPE pipes.

Reinforced concrete valve chambers are used for the irrigation water chambers. Cast
Iron sealed type manhole covers are used in all valve chambers. Additional vents are
used in the air valve chambers.

Cast/Ductile Iron valves and couplings are used in the irrigation


water system.

Reinforced concrete partially buried storage reservoirs are planned for the irrigation
water system. The exposed inlet, outlet, washout and overflow piping will be in ductile
iron piping. Screened ventilators, protected access openings and ladders will be
provided for the storage reservoirs in accordance with standard practice.

3.3.2. Irrigation Water Demand


By considering the above stated design criteria, the total requirement of irrigation
water quantity for the new landscape has been calculated and the summary of the
demand calculation is given in the Table 1.2 below.

Accordingly, the total TE requirement for the proposed landscaping works is 1,263
m3/day.

3.3.3. Irrigation Water Storage Requirement


It is the best practice to provide two day demand storage for storing TE for the
landscaping purpose.

Accordingly, the required storage for the irrigation water shall be calculated as;

Required minimum storage
= 2,526 m3

Accordingly, a minimum of 2,500 m3 storage requirement is required to be provided


for storing the TE water inside the ILA.

3.3.4. Proposed Irrigation Water System


The proposed Irrigation system shall be started from the STP and a separate ground
tank of 2500m3 capacity together with the pump house shall be located inside the
proposed STP site in the Main Service Area.

The irrigation system shall be directly fed by the pumps to be installed inside the
pump house.

4.0 ELECTRICAL SYSTEMS

The following systems will be included in the design:

Climatic conditions
All equipment and installations will be able to operate correctly within the temperature
and humidity range experienced on the site.

Technical conditions
All equipment and materials installed will be suitable in every respect for operation on
the following:
Main distribution system (between substations): 11kV
Final distribution system: 415/240V
Volts 6%
50 Hertz 4%

1.1. Electrical services


As anticipated, when the actual electrical consumption for the existing built up area will
be available the design stage will can evaluate if to feed the new buildings from the
existing substations or if new substations have to be added in the MV ring.
The expected total connected load for new buildings could be around 10MW. This
value is a draft evaluation and it is derived from a calculation based on total sqm of
built up area: 82,074.44 sqm x 150W/sqm=12MW for buildings and 24,415.00 sqm x
20W/sqm = 500kW for multilevel car parking. Anyway if we consider an occupancy
factor of 0.8 the previous amount becomes 10MW. Detailed and final electrical load
calculations will be performed during next design stages.
If the above amount could be not available the new secondary substations will contain
11kV ring main units (RMU) and power transformers, to convert the 11kV MV system
to the operating low voltage (LV) system 415/240V three phase + neutral (TNS).
The transformers shall be naturally cooled outdoor and oil immerse core type. They
shall be sized adequately and uniformly to meet the maximum power demand of each
building and area.
The substations shall be designed to guarantee a spare space for further expansions.

1.1.1. Landscape lighting system

The street lighting system shall be realized using street light poles and lighting fixtures,
which shall be sized adequately to meet the requirements of the rules in terms of
location and minimum illumination levels.
The lighting fixtures shall be fed from the street light feeder pillars, which shall be
mainly located along and within the service corridor.
The street lighting system will be switched automatically and will be operated through a
photocell and timer.

1.1.2. Security systems

All primary Security systems will be connected to the main control room located in the
logistic main security point at the logistic area entrance.
This will allow the KOM to have full control of the area and its security systems.
The Buildings will be able to connect their own secondary security systems to the
main control room in order to report directly any alarm.

1.1.3. Control system

The following primary security systems will be interconnected to each other (network)
and connected to the main control room:
CCTV system (logistic areas, roads and offices)
Access control system (main gate building)
Security systems (Landlord buildings)
Fire alarm system (Landlord buildings)
(Optional) Secondary security systems for Tenants plots and Tenants buildings
(Tenant CCTV, Tenant security system, Tenant Fire alarm system)

1.1.4. CCTV system

The CCTV system will control all roads, main gate and landlord areas.
The cameras will be mainly located on the street lighting poles.
The CCTV system will be an analogue type IP based with colour cameras, video
management servers and equipment provided for security purpose. The cameras will
be placed as per the standards and as per Royal Oman Police (ROP) requirements
and connected to the racks located in each area.
The racks shall be interconnected to each other (network) and they will pertain to the
control room where the monitors and the control equipment shall be located.
The system will be able to record 30 days minimum and 90 days maximum, without
human assistance with back up facility.
All the cameras will be external type, weather proof and vandal proof.

1.1.5. Telephone and data

Structured cabling system will be proposed for the distribution of data/voice services
with IP system.
Omantel and Ooredoo standards will be followed and piping routes will have allowance
to give the tenant possibility to choose which provider they wish to connect with.
Downstream cable structures system will comprise main back bone cables to bring the
services from the main distribution frame located in the main data room up to each
intermediate distribution frames arranged and aligned in a vertical manner.
Network cabling rooms will be provided where the cable exceeds 90m span and all the
network cable/IT room will be mutually connected by single/multimode fibre optic
linkage to the main server.
Each intermediate distribution frame will house the telecommunication patch panels.
