A UPS is essentially a series of batteries that

maintains power to critical pieces of equipment
that cannot withstand a power interruption.
A UPS protects equipment from such elements
as power interruptions, voltage variations,
frequency variations, and transient disturbances.

As technology evolves, more parts of equipment

require uninterruptible power, making a reliable
UPS increasingly crucial in any facility. Upon
losing utility power to a facility, it often takes
10 seconds or more for the genset to start and
supply the electricity as an emergency source,
but most electronic equipment cannot tolerate
more than a few cycles of power disruption
without shutting down. Repeated maintenance
is indispensable for prolonging the UPS life-
span and ensuring long-lasting reliability.

maintenance to ensure optimal performance and reliability. During a maintenance
visit Neeco technicians inspect, test, calibrate, update, and clean components.
A written report is provided detailing the results of the inspection, and specific recommendations
are made for remedial actions, proactive replacements, and upgrades.

Preventive
Maintenance
Preventive maintenance consists of
a scheduled list of activities whose
main goal is to minimize equipment
operating problems and prevent failures
by making minor or necessary repairs
before major operating difficulties
occur. One of the most important
activities is periodic maintenance to
ensure the integrity and lifetime of
the batteries as well as your own
electronic equipment. Without proper
PM, a UPS will eventually deteriorate
and expose the facility to an electrical
malfunction or equipment failure.
A scheduled preventive maintenance
program for the UPS will ensure
equipment reliability and benefit the
organizations bottom line.
Corrective
Maintenance
Corrective Maintenance is done in
order to identify, isolate, and rectify
a particular fault of a UPS. This is
performed in order to restore the
failed UPS equipment to operational
condition.
Carrying out recurrent corrective
maintenance will have a negative
impact on operational costs. Performing
regular preventive maintenance will
prolong the UPS lifetime and minimize
the impact on operational costs. Less
corrective maintenance also leads
to less downtime, increased uptime,
increased production, and improved
service to clients.

Equipment condition is continuously
assessed by the on-line detection of
significant working device parameters and
their automatic comparison with average
values and performance. Maintenance is
carried out when certain indicators signal
that the equipment is deteriorating and
the probability of failure has increased.
This strategy, in the long term, allows a
drastic reduction in the costs associated
with maintenance, thereby minimizing
the occurrence of serious faults and
optimizing available economic resources.

Checklist
Our trained technicians regularly test your UPS systems safety functions, control functions, batteries, and
connections to ensure proper operation. This also includes load testing and determining the backup time available
on your batteries, spare parts, or time and material services which are available for customers who do not have a
full maintenance contract. Last but not least, detailed reports are provided after every PM visit.

Regular equipment testing should be part of a facilitys UPS maintenance schedule. The testing framework and
its activities are customizable and significantly depend on Client requirements, but most typically include the
following procedures:

Visual inspection of
equipment for loose
connections, burned
insulation, or any other
signs of wear.
Functional checkout
and test of the UPS
diagnostic systems.
Check of environment,
temperature, dust,
moisture, room vents,
etc.
Inspection of all power
cabling for abrasions
and burn spots, signs of
overheating, swelling,
leaking, etc.
Examination of printed
circuit board alignments.
Replacement of the air filters.
Visual check for liquid
contamination from batteries and
capacitors.
Cleaning and vacuuming of UPS
equipment enclosures.
Check of HVAC equipment
and performance related to
temperature and humidity.
Check and calibration of each
system, to include switchgear and
circuit breakers, meters, and alarm
levels for frequency, voltage,
current, transfer, trip, alarm, etc.
Cleaning and tightening all power
connections at the input and
output terminals, at all circuit
breakers, and at the terminal
posts and fuses on the rectifier
and inverter legs.
Conduction of thermal scans on electrical
connections to ensure all are tight and
not generating heat, which is the first and
sometimes only indication of a problem.
A non-evasive diagnostic tool helps technicians
identify hot spots invisible to the human eye.
Provisioning of a complete operational test
of the system, including a monitored battery-
rundown test to determine if any battery strings
or cells are near the end of their useful lives.
Off-line load test the UPS system to ensure that
the system is completely functional.
Biennially:
Control battery replacement: if the control
batteries have been used without an inverter
or bypass AC power, they may need replacement
sooner.
Testing the UPS transfer switches, circuit
breakers, and bypasses.

Whenever UPS testing occurs, our technicians place the system into bypass mode or transfer the load to
the redundant system, if designed this way. They are especially cautious when maintaining the equipment
to prevent an outage. Our technicians are also familiar with most standard UPS equipment, manufacturers
testing requirements, specifications, and of course, safety precautions.
