Application of Building Plan
The distribution park consist of 2 toilet which is located on the ground floor and first floor
of the office building. The application of building plan for drainage is calculated based on
gross floor area according to the ground floor area and first floor area. As for the
hoarding board, the estimated length is based on the perimeter of the site which is 410
meter.
Element Amount Total Amount
Sanitary Appliances
WC RM5.00 x 2 RM10.00

Sink RM5.00 x 2 RM10.00

Drainage
Ground floor RM2.59 x 1400m RM3,626.00

First floor RM2.59 x 400m x 10% RM3,988.60

Hoarding Board RM3.00 x 410m x 6 months RM7,380.00

Street lights
The payment for the distribution cost of installation of street lights that have been made
and prepared by the Klang Local Authority should be referred. For industrial areas, the
street light should be of LED type with the power of 150 watt (HPSV). The distance from
one lamppost to another should be within 30 to 40 meter. The perimeter of the proposed
site is 410 m and since the areas have existing lamppost nearby, the suitable distance
between lampposts within proposed site would be 35m. This makes the number of
lamppost that should be positioned on site is estimated as 12 in number.
Element Amount Total Amount
Street lights RM3,000.00 x 12 RM36,000.00

4. Landscape Department
Landscape
For landscape plan approval, the distribution park to be constructed at Kampung
Nelayan Teluk Gong on lot PT 11883 is categorized under Category A which involves an
application approval of less than 10 acres of land.

Element Amount Total Amount

Landscape plan approval RM200.00 RM200

5. Department of Services Management

Security
The Security fees will cover for cleanliness on site, safety and also the equipment on
site from trespassers.

Element Amount Total Amount

Cleanliness on site RM100.00
Safety on site RM100.00
RM300.00
Site Equipment RM100.00

6. Licensing Department
Temporary advertisement permit
Since the distribution park is constructed to be sold, it will required the building to be
advertised before construction works occur until it is completed. Since the demand for a
distribution park and warehouse are high in Klang areas, the time range for the building
to be sold is within 18 months.

Soil Investigation ( SI )

In construction industry, Soil Investigation is the most crucial thing that should be
conducted in construction projects before any further works being carried out. The
purpose is to collect information regarding the physical properties of soil and rock
underneath the ground on site in order to determine the suitable design of foundation for
the proposed structure and also for earthworks process. Besides, soil investigation
method is also appropriate to make good any distress on structures and earthwork
caused by subsurface conditions.

Subsurface exploration is required to collect information regarding the conditions

of soil below the ground. In this process, there are a few test that should be conducted
to obtain samples and obtaining the physical properties of soil and rocks which are, test
pits, boring and in-situ tests.

Test pits is conducted to obtain soil sample collection and also to observe soil
condition by excavating the soil up to 4.5m deep manually either by using hand shovel
or machine. Usually, this technique is applied for low rise developments where deep
foundations are not involved.

As for deep soil boring method, the most commonly used technique is Rotary
Wash Boring where the drilling rig can bore up to 100m into the soil depth depending on
the site conditions. There are many alternatives available to collect Disturbed and
Undisturbed soil samples such as Split Spoon (SPT Sampler), Piston Sampler, Thin wall
tube, Mazier, etc. Once the rock layer is reached, Coring method is used to core
through the layer and collect rock samples.

During soil testing, in-situ test which were commonly carried out includes
Standard Penetration Test (SPT), Dynamic Cone Penetration (DCP) and Cone
Penetration Test (CPT).

As for the site on lot PT 11883 in Kampung Nelayan Teluk Gong where the
proposed development is a Distribution Park, the soil investigation will include all the
three methods which are trial pits, boring and in-situ test. To obtain a satisfying result,
the proposed number of soil investigation for the 2.335 acres of land are 6 trial pits, 2
bore holes and 2 in-situ test.
