STATEMENT

Murfreesboro Apartment complex being proactive in pursuing safety of apartment residents!

Downs, The Southern, Villager Partners of Murfreesboro LLC (47 of 127 units in Villager
Condominiums), City Edge Flats and The Verve.

Murfreesboro, TN - May 24, 2017 - First and foremost, our hearts and prayers are with the
family of Kendrick Love. Right now it appears the young man was killed in a robbery gone
wrong. But all we know is that which has been reported in the news so far. Thankfully, it does
seem they have all persons responsible for this act in police custody.

I want to emphasize that our most important priority is the safety and well-being of our
residents and their families. We are awaiting any further information from local authorities, as
it is our intention to give our residents the most accurate information possible as soon as we
can. We will continue to keep them updated via email or flyers.

In the meantime, we are working proactively to ensure we are taking actions to deter instances
like this from happening in the future. Weve not experienced an incident of this magnitude on
any of our properties, during our ownership and management. In our efforts to protect our
residents, we must simultaneously apply State law and Federal regulations and guidelines.

On Tuesday, May 16, Mayor Shane McFarland met with a group of twelve student-housing
apartment managers. He is on the right track in starting the conversation and reminding all
apartment managers to do everything possible to protect their residents. Some of the ideas
mentioned in that meeting were very good. However, some of the ideas could not be put into
action due to requirements of State and Federal law. We all must do all we can, while applying
these laws and regulations. The city officials expressed a desire of implementing a program for
apartment communities to attain certification by complying with certain guidelines. We offer
ourselves, our owners and managers, in efforts to establish these guidelines.

We at Gateway (Camp Properties, LLC) are making efforts to keep our residents safe. A seven-
foot privacy fence was recently built around the majority of the Gateway property. We are
working to implement a resident-only key-card system for the back exit of the property.
There is an established lighting plan, a courtesy officer does live on site and other safety
features are being put in place.

We would like point out to everyone that the young man who so sadly lost his life last Tuesday
evening, was not a resident of Gateway Apartments nor was the man named in the paper as
one of the persons responsible for the shooting. And at this time we still do not know why they
were on the property at all. We are grateful however, that the police have apprehended the
suspects in the shooting.

We intend to continue giving you, our residents the information concerning this matter when
it is made available. We can all work together towards a safer community!

Eric Drake, who lives at Gateway apartments with his family, says that in the four years he has
lived there he has found the property homey and the management trustworthy. I am the father
of two children and I dont settle for anything less than what I feel comfortable with my children
having or being in. And since Ive been there I feel great about us being safe and so forth. And
the management staff is really caring and friendly. Ive actually instructed my children that if
they ever have any kind of problems at our apartment that they are to report to the office of the
apartment complex because thats how much I trust the management there. And Ive never seen
anything that was a resident-related problem at our complex, Drake concludes.

Clay Beach of Miller Loughery Beach and longtime resident of Murfreesboro remarks, I think
this [shooting] could have happened anywhere. The area [where Gateway is] has never been a
crime-heavy area to my knowledge, and Ive been here all my life. But we all know towns grow,
populations grow, and with that kind of growth Id dare say that might have something to do
with the crime that were seeing. Camp Properties and Gateway have put a lot of time and a lot
of money and a lot of thought into making their apartment housing really nice. And I dont think
you or I or anybody could control whos going to come on your property for all activities. There
are a lot of apartment communities around MTSU but I think with the upgrading of those
[apartments like Gateway] and all theyre working to do - it is certainly a betterment for the
community. It raises the bar, is what Im trying to say.
