REPUBLIC OF TRINIDAD AND TOBAGO

An Agreement made this day January 10th, Two Thousand and Seventeen, in the year of
our Lord, between Ms. Safiya James on the one part, hereinafter called the Landlord and
Nyrull Collette on the other part, herein after called the tenant.
The Tenant agrees to:-
1. Rent the Semi furnished ( Gas Range, Refrigerator, Washer, Dryer, Dining set
and Living room set) premises known as the Apartment # 7 at ROSIYA COURT,
at # 2 Philadelphia Trace, Whim, Tobago, from the Landlord on the following
conditions:
(a) Commencement of Agreement: Effective February 01, 2017.

(b) Duration of Tenancy: Twelve months

(c) A Rental Fee: $4,500.00 per month payable on the first of each month to
FCB account #2388514944900 ifo. Ms. Safiya James and to transmit a copy
of said deposit slip to Landlord on the second of each month.

(d) A Security Deposit: One months rent and one months security deposit
($9,000.00) becomes due on signing of first agreement. This deposit is
refundable at the end of this Agreement should the premises be handed over
in good repair.

(e) No deductions are to be applied to the rental sum unless specific written
permission is given by the landlord to make deductions for reimbursement
for repairs and or renovations/ alterations carried out by the Tenant with
prior permission from the Landlord.

2. Keep all fixtures and fittings thereto belonging to the Landlord in good
tenantable condition of repair. It is further agreed that any loss in value of
fixtures, fittings or walls due to damage, breakage, cigarette burns, writing on
walls or similar causes shall be for the account of the Tenant, who agrees to
reimburse the Landlord for the repair or replacement of any items so damaged,
broken, burned, written upon, or otherwise devalued. Fair wear and tear, loss
and /or damage by explosion, elements, aircraft or any happenings beyond the
control of the Tenant will be accepted.

3. Pay the telephone, cable and electricity bills directly to the appropriate utilities.

4. The tenant agrees to the following Restrictions:

4.1 Not to damage the said Apartment or make any alterations or renovations to the
internal or external structure of same without the express consent of the
Landlord.

4.2 Not to assign or sublet the Apartment or any part thereof.

4.3 To use the Apartment for the purpose of a private residence only.

4.4 To permit the Landlord or his agent, at reasonable times during the said term,
with or without workmen and other persons to enter the said premises and
examine the state of repair and condition thereof, and to repair and make good
all defects which shall be discovered on any such examination and for which the
Tenant shall be liable. Prior notice shall be given to the Tenant for such
inspection and repairs.

4.5 Not to do or permit to be done upon the premises anything which may be a
nuisance to the Landlord or to the owners or occupiers of other apartments of
the premises or in the neighbourhood of the said premises.

4.6 Not to smoke or keep pets of any kind on the premises

4.7 Not to carry out any narcotic transactions of any kind on the premises.

5. To give forty-five (45) days notice to the Landlord should the Tenant wish to
renew the Tenancy. Renewal of the Tenancy is not automatic but subject to the
approval of the Landlord.

6. To permit the Landlord or the Landlords agent to enter and view the property
with prospective tenants at reasonable times during the last twenty-eight (28)
days of the Tenancy.

The Landlord undertakes to:

1. Keep the premises in good repair and order, ensuring that the plumbing and
drainage is in good condition and the electrical installations are up to the
standard prescribed by the local electricity authority.

2. To pay all rates and taxes including water and Land and Building Taxes.

3. Allow the Tenant to peacefully hold and enjoy the said premises during the said
term without any interruption by the Landlord or his agents.
