SPECIAL POWER OF ATTORNEY

KNOW ALL MEN BY THESE PRESENTS:

We, JOSEFINA D. FEDEREZ, widow; EDWIN D. FEDEREZ married to Delilah Lapore

Federez; DAISY F. PARRENO married to Roli C. Parreno; and SARAH JANE F. FERNANDEZ
married to Junie P. Fernandez; all of legal ages, Filipino Citizens, and residents of St. Anns
Subdivision, Brgy. Mandalagan, Bacolod City, Neg. Occ. Philippines, do hereby name,
constitute, and appoint JOCYNIE D. FEDEREZ, of legal age, single, with residence at St.
Anns Subdivision, Brgy. Mandalagan, Bacolod City, to be our true and lawful ATTORNEY-
IN-FACT for us and in our name, place and stead, to do all of the following acts, to wit:

1. To sign and execute the Deed of Absolute Sale and all other pertinent documents
pertaining to our intended sale of two adjacent lots located at 12th Road, Hermelinda
Homes, Brgy. Mansilingan, Bacolod City described as Lot 16 Block 23, PSD-178400
(Lot Area: 216 sq. m.) covered by TCT No. T-156680 and Lot 18 Block 23, PSD-178400
(Lot Area: 216 sq.m.) covered by TCT No. T-132769 equivalent to an aggregate land
area of four hundred thirty two (432) square meters of the Registry of Deeds of
Bacolod City under such terms and conditions as my said Attorney-in-Fact may deem
proper and convenient;

2. To process, sign and execute all pertinent documents to effect the transfer of title of
the above-stated properties to the name of the BUYER;

3. To process, sign and execute all pertinent documents that the BUYER requires in
relation to their application of LOT LOAN with Home Development Mutual Fund
(HDMF)/Pag-IBIG on the above-stated properties;

4. To receive the payment either in cash or cheque issued by HDMF representing the
BUYERs full payment of the agreed purchase price pertaining to the above-stated
properties and correspondingly encash the said cheque at HDMFs designated bank.

HEREBY GIVING AND GRANTING unto our said Attorney-in-Fact full power and
authority to do and perform any and every act requisite and necessary to be done in and
about the premises as fully to all intents and purposes as we might or could do, we
personally present and acting in person, HEREBY RATIFYING AND CONFIRMING all that
our said Attorney-in-Fact may also do or cause to be done under and by virtue of these
presents.
